This week our firm and another firm are becoming  one. 
This is big news considering we have both been independent for a total of 68 years!
Not only does this increase the size and viability of two independent companies, but it is a joining together of two friendly rivals under one name who share similar philosophies about business and community.

Aggies Beat TU! Sweet Words In College Station - 02/27/10 07:23 PM
The Texas Aggie men's basketball team soundly beat the Texas Longhorns in College Station this after-noon at Reed Arena. The final was 74-58!  The former #1 horns just couldn't get it togethers as Donald Sloan lerd the Ags with 19 points. The Aggies never trailed in this one. The Aggies just don't give up ! The annual Home And Garden Show is this weekend so if you have a chance to make it ...do it! You will be glad you did. We have been hearing about this big possibility coming to Bryan-College Station and Aggieland now for months ...but now it seems to have become a reality and will mean lots of new jobs for our area. This is why they call us the Research Valley. The bottom line is the research done here will work along with a new manufacturer to crank out vaccines at a much higher volume than before. This is BIG! The world is changing faster than some of us want it to.   it is changing really fast ! And along with this change we are faced with a constantly canging set of mortgage lending rules and mortgage terms.  Because some of the rules can change dramatically overnight like those recent big FHA changes.....suddenly prices are having to be also be adjusted.  Don't you just love it when an agent says we made a "price adjustment"  Price Adjustment?! A Wordless Wednesday Red Barn Kind Of Snow Day - 02/24/10 08:23 PM

Our family used to have a place in southern Colorado to  escape to. We long since sold it and the memory was brought back for just a few hours early this morning here in central Texas. It was truly like waking up and having a dejavu of those great times in the high country. The elevation however of the spot in this photo is somewhere around 400 feet above sea level....not exactly the high country!   lol  Anyway the feeling was there. The snow was gone by mid afternoon.   So Sad!

Snow Storm In Robertson County Texas - 02/24/10 01:25 AM

So where's that global warming? This is the 3rd snow for us this season. Normally we see snowfall every 3 or 4 years. It is beautiful while it lasts!
 
I threw out two cups of sunflower seed and these birds went on a frenzy . They ran the red birds off. It is every bird for himself when it gets this cold.

Speechless Sunday Garden Harvest. Cold Slaw Anyone? - 02/21/10 10:46 PM
This is my first time to grow cabbage in our garden and my first time to ever have a winter garden here in Robertson County. This afternoon I cut these cabbages. It is fun to watch them grow with their giant leaves folding in on themselves and forming a living ball.  They really took a long time to mature. Kind of reminds me of our profession...... It takes a lot of time a patience to reap a harvest. It doesn't just happen. You plan. You plant. You maintain. And hopefully the fruits of your labor will finally produce!

I often post about those things that I feel newer agents could benefit from and not have to wait  find out so much "the hard way".  That old school of hard knocks isn't necessarily the best and quickest way to get going in sales. It is a known and well published fact that more and more agents are working at home instead of the office. That is fine for a lot of Realtors . I probably couldn't do it because I would definitely be too distracted by my hobbies. I have enough attention issues as it is. LOL

This home just feels right!
That is what a prospective buyer recently stated, before asking to go back through the home a second time.
Will they buy the home? Well let's hope they do. It would make my day month.  But what happened here is something I have always felt but haven't been professionally taught .  The question that comes to my mind is does the home make the prospective buyers feel all warm and fuzzy?  I say if it doesn't well quite simply , it just may not be the right home for them.

Our Wizard Of Oz Tree - 02/19/10 11:19 PM
When we purchased our ranch in Robertson County several years ago, we found this old Cypress tree to be almost like a magnet . It was so mysterious and inviting, that we felt compelled to purchase the property.  In the summer it provided cool shade on our little hill while we were building our home. And in the winter without its greenery it reminds us a little of the apple throwing trees in the "Wizard of Oz."  Our pet cemetery is under the tree also. 
 The long graceful limbs look like arms.

Tired of The Same Old Shots of Homes? - 02/18/10 11:55 PM
We are all guilty of taking boring photos ...the living room , the kitchen, the laundry, the backyard. Sometimes it is a great change of pace and perhaps a little provocative to throw in some shots of neat little details in a home . Sometimes the architectural details in a home are subtle unless you can bring them out in your photos. They make the standard website shots way more attractive and interesting too.
Try playing a little more with your camera the next time you go out and shoot a home. It could help the home sell.  It can also be fun!

Taking Photos On The Run - 02/18/10 11:37 PM
Frequently I find that it is not very convenient to just run and take photos of new listings. So before dropping to run take a shoot I ask the owners which way the sun shines on their home at different times of the day . So if the sun shines in the back of the home in the morning then I wait until afternoon to go to that property and vice versa if the sun is opposite.. Also if I am in a hurry I will walk through a home and close the drapes to intentionally keep sunlight out. And finally … (5 comments)

The Texas Aggies came within a few plays of defeating K U , # 1 in the nation,  on Monday night at Reed Arena in College  Station.  The Aggies dominated Kansas for most of the game and then were defeated in the last few minutes by the number one team . Coming into today's game with a 3 game winning streak the Aggies (6-3 conference play) are playing Texas Tech (4-5 ) in Lubbock ....the worst place for the Aggies to play in my humble opinion. I would rather them play Texas in Austin. There's just something bad luck about Lubbock not to mention the bad behavior ususally shown by the Raiders. Anyway I am crossing my fingers in favor of the Aggies. Be sure and tune in. I know it is on ESPN. Gig Em Aggies!

Old Signs In Downtown Bryan Texas - 02/06/10 11:22 PM
I love going to the downtown area in Bryan. Not only does it bring back many fond memories but the revitalization there has made it a great place to go for a night out, lunch, or just a peaceful walk . There are still a few of the old hand painted signs on the sides and rears of many of the antique buildings in downtown Bryan.

I feel the word thank you is quickly falling out of the English language. Remember when you went to the store as a child and bought one piece of bubble gum for just a penny? The store keeper actually thanked you for the business!  Imagine that ....and for you only spending a penny! He was a grateful businessman and you were a satisfied customer and a  mutually satisfactory relationship evolved.

Negotiator Or Terminator...What Face Do You Wear? - 02/05/10 11:21 PM
I have often wonderd why it seems that some agents feel they must be an Intimidator in business.  They are always on the offensive. Looking for a chance to catch you with your guard down or to find fault in the way others conduct business. They usually have a much lower conversion rate than other professionals. In other words.....they gotta do a lot more contracts just to get to a closing .
