      <title>The Carnival's In Town!  The Carnival's In Town!</title>
      <description>&lt;p&gt;I cannot tell you when was the last time I went to a real live&amp;nbsp;carnival ....but I can say it was easily 25 years ago.&amp;nbsp; Growing up even years before that it was always an exciting prospect to hear that the Carnival was in town, especially back then when Bryan College Station Texas was so much smaller. I can remember however, losing a lot of one dollar bills at a particular shooting gallery where you shoot a small rifle at a row of metal ducks on a conveyor belt and I remember catching the operator of that booth cheating.&amp;nbsp;&amp;nbsp;He ran me out of that booth for even questioning his integrity as a professional carnival&amp;nbsp;operator extraordinaire.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;A dollar was a lot back then. Not surprised? .....well I was pretty gullible then. So I dropped a few ones to the scamer. I wonder how many times I have done that to an on line Scam-er trying to get me to take a new web site and have unbelievable SEO.....&lt;/p&gt;

      <description>&lt;p&gt;Texas in &lt;span style=&quot;text-decoration: line-through;&quot;&gt;Fall Summer Spring Winter&amp;nbsp;&amp;nbsp;.......&lt;/span&gt;whatever you want to call the season , can be confusing to those that are new to the area. &amp;nbsp;Here in College Station Texas &amp;nbsp;it may be 38 degrees at sunup, and 88 by noon!&amp;nbsp;&lt;/p&gt;
&lt;p style=&quot;text-align: left;&quot;&gt;&amp;nbsp;Over the last few weeks we have seen trees changing colors like they&amp;nbsp;are supposed to&amp;nbsp;in fall, and the next day the &amp;nbsp;flowers are blooming like crazy and bees buzzing around them. If you go to a football game late in the afternoon , even if it is warm,&amp;nbsp; at least carry &amp;nbsp;a light jacket with you. I once went to a Texas Aggie football&amp;nbsp;game and it was clear and 70 degrees when we got there, and two hours later it was drizzling and 42.&amp;nbsp;&amp;nbsp;One thing&amp;nbsp;you can count&amp;nbsp;on&amp;nbsp;in central Texas is that you will most likely be wrong when it comes to the weather. If you bet&amp;nbsp; on the weather here, it is probably a 50 -50&amp;nbsp; chance you will be right or wrong!&amp;nbsp; :O)&lt;/p&gt;

      <title>Aggies Beat The Bears!</title>
      <description>&lt;p&gt;We were not able to make the game today in College Station but wished I had been able to! Texas A&amp;amp;M mauled the Baylor Bears 38-3 !&amp;nbsp; And as a result there is more good news. Christine Michael was able to set a new school record with a 97 yard run&amp;nbsp;which is the longest play from scrimmage in the history of Texas A and M. Also the Aggies are now eligible for a bowl game. Let's Hope!&lt;/p&gt;
&lt;p&gt;The Aggies will now face #3 Texas at Kyle Field in College Station on Thanksgiving Day. Wish the Aggies plenty of luck!&amp;nbsp; Do you think that they can beat Texas University?&amp;nbsp; I do!&lt;/p&gt;</description>

      <title>What is you Favorite Thanksgiving Dish?</title>
      <description>&lt;p&gt;&lt;strong&gt;Sure you have one. You know you do! We all do.....&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;My personal favorite is &lt;strong&gt;the dressing&lt;/strong&gt;&amp;nbsp; (stuffing) and gravy that goes with turkey. And if you are from the south you know how your grandmother made it... and it wasn't with bread , it was with cornbread!&amp;nbsp; And you also now that it has got&amp;nbsp;to be slightly moist , not dry, and there is a second part to delicious cornbread dressing&amp;nbsp;and it is real homemade &lt;strong&gt;giblet gravy&lt;/strong&gt; that has to be generously drizzled all over the cornbread dressing. Now , both my grandmothers and my mother always added a few extra tidbits to the gravy and the one that really is the difference maker is ....chopped boiled egg...the difference between gravy and great gravy!&lt;/p&gt;

      <description>&lt;p&gt;After a 2 year drought central Texas has finally received about two months worth of good moisture. As a result the hay cutters in our area were really getting overloaded. To make things tougher the rains have been sporadic and when you cut hay you need a couple of good dry days before you can rake and bail it. If it rains too much on the fresh cut hay Coastal Bermuda Hay&amp;nbsp;....it can be ruined.&amp;nbsp; Nothing is sweeter than the smell of fresh hay. It is almost intoxicating. The cows love it too!&lt;/p&gt;

      <title>Gotta Be Looking In the Right Places For Documents!</title>
      <description>&lt;p&gt;While working on trying to interpret a subdivision plat today and explaining some joint access&amp;nbsp;&amp;nbsp;easements to another gentleman, it became painfully obvious to me that something was missing on the drawings. I knew from past experience in this subdivision that there was an access easement on this land.&amp;nbsp;My firm had been involved with the development of the tract some 20 years prior. The city had gone through a lot of changes since then, adding zoning ordinances, etc. And we had used the best attorney we could find to take care of the legal work. &amp;nbsp;Well a lot can change through time, but not the drawings. The blueprints had never left our hands. So we scratched heads and rubbed chins for a few minutes.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Finally I got to thinking there was one more possibility, so I called the title company working on this transaction and asked them to check on the county clerk records on any easements or other conveyances that had occurred about the time we filed the subdivision plat with the city. And lo and behold there it&amp;nbsp;was , and it covered everything as I thought it would.&amp;nbsp;&amp;nbsp; A document that showed it was what we thought it was&lt;/p&gt;
&lt;p&gt;The easment and maintenance of the easement agreement said what I hoped for. This document had been properly executed and filed with the the the county clerk.&lt;/p&gt;
&lt;p&gt;Always check deed files and other written records when trying to figure out a plat.&amp;nbsp;&lt;/p&gt;</description>

      <description>&lt;p&gt;Today&amp;nbsp;I &amp;nbsp;thought about a friend who served our country during a very rough time ...the Viet Nam War.&amp;nbsp; He has always been very humble and quiet about that period in his life.&amp;nbsp;Said very little. &amp;nbsp;But I know he is a hero. One day I asked him if he had ever been wounded in battle and he answered&amp;nbsp; &amp;nbsp;&quot; 3 times..... Shot twice and stabbed once.&quot;&amp;nbsp;&amp;nbsp;&amp;nbsp; &amp;nbsp;And that was all he wanted to say about that.&lt;/p&gt;
&lt;p&gt;I told him thank you for your sacrifice. We apprecaite your service to all of us.&amp;nbsp;&lt;/p&gt;

      <title>Forclosure, REO, ORE, Bank Owned Property</title>
      <description>&lt;p&gt;&amp;nbsp;Whatever you call it...... &lt;strong&gt;Foreclosure, REO, ORE, Bank Owned Property&lt;/strong&gt; it doesn't matter..... it still is most likely a property foreclosed on by a mortgagee, for non-payment of the note. By the time this has occurred things like work-outs, short sales etc are no longer an issue. They don't matter. Too late.&lt;/p&gt;
&lt;p&gt;Recently I heard an interview on a national radio program with an individual that was pursuing trying to rescue his home that had been foreclosed on already. This individual insisted that he had not received proper notice as to the impending and eminently &amp;nbsp;forthcoming foreclosure.&amp;nbsp; He openly &amp;nbsp;admitted he was severely &amp;nbsp;delinquent and that he had tried in vain without response&amp;nbsp;from the lender&amp;nbsp;to work something out with them&amp;nbsp; But, nevertheless&amp;nbsp;he still stood his ground on the fact that his deed of trust required the mortgagee to give the &amp;nbsp;proper require&amp;nbsp;notice of foreclosure. Whether or not they did, is beyond me. I just found it to be an interesting discussion about foreclosure that brings up questions. None of us really know how we will react or respond personally to a foreclosure until it actually faces us.&lt;/p&gt;
&lt;p&gt;Recently a friend of mine lost his home, even though he had about a 45% equity in that home. Could he have made it work? I think he could have . He just put it off for to long and by the time the final letters were sent and the posting was at the courthouseit was just too late for him to do anything at all. I had advised him 6 months prior to put his home on the market or figure out a way to come up with the shortages. He chose to ignore the warnings and paid a dear price. I felt for him a lot as this was his home for many years.&lt;/p&gt;
&lt;p&gt;Another individual came to us recently with a letter showing they were behind on payments. That person indicated that they had been uniformed about the fact that their property tax escrow would be raised considerably on the next year&amp;nbsp;and that she could no&amp;nbsp;longer afford the home because the taxes had gone up so much. I would place money on it that the lender had explained that on new homes they may&amp;nbsp;start out at the vacant lot rate at first, if the tax appraiser hasn't seen there is a home on the lot yet. Then the next year the taxes go way up.....naturally. Still she protested that she had been mislead.&amp;nbsp;&amp;nbsp;Personally I just feel she had bought more home than she could handle. Unless something changes foreclosure could be on the horizon for her. Can She stop it? Maybe if she obtains a quality short sale expert.&lt;/p&gt;

      <description>&lt;p&gt;Approximately 400 individuals and a few dignitaries showed up at the Bush Presidential Library&amp;nbsp;in College Station Texas on&amp;nbsp;Monday &amp;nbsp;to celebrate the 20th anniversary of the fall of the Berlin Wall in Germany and to pay tribute to President George H.&amp;nbsp;W. &amp;nbsp;Bush for his great efforts in contributing to that fall.&amp;nbsp; The President and former Secretary Of State Condoleeza Rice were both present at the celebrations.&amp;nbsp; A joint effort between local Rotary Clubs helped to see this great event through and&amp;nbsp;the local College Station high school band played for the crowd.&amp;nbsp;The Berlin Wall was one hundred miles long and was the icon of the Soviet Empire until it came to an end thanks to Bush and a few others, like Gorbochev, and Helmut Kohl the former German Chancellor.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;I enjoy dining at a local Mexican food&amp;nbsp; restaurant and viewing photographs on the walls of the President and Mikhail Gorbachev chowing down on College Station cusine. The photos say so much about the kind of man Bush was .....a great leader, a forgiving man, a scholar, the family man,&amp;nbsp;and always the gentleman.&lt;/p&gt;</description>

      <description>&lt;p&gt;I have been an avid hunter most of my life. It is not that I enjoy shooting animals as much as it is that I love the the outdoors, wildlife, and nature in general. I help take care of a wildlife managent program on our family ranch and never realized until recently how important quality management of&amp;nbsp;the deer population is in Texas.&lt;/p&gt;
&lt;p&gt;Don't harvest enough and problems will come.&lt;/p&gt;
&lt;p&gt;Take to many and more problems will follow.&lt;/p&gt;
&lt;p&gt;Today was opening day of deer season in Texas and yours truly really didn't want to get out of bed to make the 30 minute drive..... so I stayed in bed later , got up drank some coffee, worked on active rain , then grabbed my lawn chair, and walked to the pasture behind our residence to wait on bambi. The walk is only 100 yards so&amp;nbsp;if I wanted to go to bed so I could do so easily.&lt;/p&gt;
&lt;p&gt;I got seated and then my pet cat walked up and started meowing...just what a great hunter needs.&amp;nbsp; Almost took up cat hunting !&lt;/p&gt;
&lt;p&gt;Needless to say I did return home quickly wihout Bambi!&lt;/p&gt;

      <title>No Sir ...That Is No Kitty Cat! It Is a Bandit Under The Home!</title>
      <description>&lt;p&gt;Recently while having an inspection performed on an older home , it became necessary to cut an access panel in the floor in order to examine the crawl space under the floors. Little did we know we&amp;nbsp;would discov er a bandit under the home!&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;Once the contractor got a hole opened up, &amp;nbsp;he turned on a flashlight and I noticed some small kitty prints in the dirt under the home and said something to the gentleman about them.&lt;/p&gt;
&lt;p&gt;The man looked at me with a funny look on his face and said&amp;nbsp; &lt;strong&gt;&quot; No sir&amp;nbsp; &amp;nbsp;those are not kitty tracks....there is something much bigger under this house!&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;I said politely &quot;no you are wrong .&quot;&lt;/p&gt;
&lt;p&gt;He then laughed and told me to look closer so I bent down in the hole. It then was ovious that he was looking at a set of tracks that I couldn't see earlier..... And this little bandit was definitely a little bigger than a kitty!&amp;nbsp;&lt;/p&gt;

      <title>Is It Good Business To Advertise The Word Foreclosure?</title>
      <description>&lt;p&gt;Every since I can remember it has been debated as to whether or not it is beneficial or detrimental..... to say that a property is a foreclosure in advertising that property. &amp;nbsp;Of course it is the client's choice on the matter and personally I have always respected that choice, and followed the client's instructions, &amp;nbsp;as one certainly should.&lt;/p&gt;
&lt;p&gt;But nevertheless the debate goes on. My personal feeling is that is doesn't hurt and it may even help to say something in the ads. The prospective buyer is going to find out eventually one way or the other. Sometimes sellers are worried that a buyer prospect will offer less&amp;nbsp;if it is a foreclosure. My personal feeling is that &amp;nbsp;a buyer is going to offer whatever he or she wants to offer, no matter what is&amp;nbsp; beingmadvertised,&amp;nbsp;particularly on the first go round of the negotiation process.&amp;nbsp;I believe the mere fact that the word &quot;foreclosure&quot; appears in an ad is not going to cause a buyer to run away either.&amp;nbsp; I feel that the opposite is true and that by saying a duck is a duck more folks will call because it is&lt;/p&gt;
&lt;p&gt;.&amp;nbsp;In&amp;nbsp; this day and age a seller of a foreclosure should seriously think hard about&amp;nbsp;putting too many limoitations&amp;nbsp;his representative. It is difficult enough selling a quality home that is ready to occupy immediately, much less a foreclosure that more often than not&amp;nbsp; needs substantial renovations.&lt;/p&gt;
&lt;p&gt;If you sell foreclosures, do you recomend to sellers to advertise&lt;strong&gt; &quot;FORECLOSURE&quot;&lt;/strong&gt; ?&lt;/p&gt;</description>

      <title>Only One Vote</title>
      <description>&lt;p&gt;This morning my wife and I were running a little late. Our voting place is 5 miles from our home which is 30 miles from the office. I couldn't locate my voter registration, and told myself since we were late that I would try to come back later and vote. In Texas you can vote with an alternate ID like your driver's license.&amp;nbsp; So that was the plan....even though it would mean another&amp;nbsp;60 mile round trip that I would do it anyway.&lt;/p&gt;
&lt;p&gt;Now mind you on today's ballot in our county,&amp;nbsp;there were&amp;nbsp;no candidates, only amendments to the Texas Constitution, eleven to be exact. Now ....most folks don't get fired up about amendments when it comes to voting, at least as much as they do about candidates, including yours truly, but I made up my&amp;nbsp; mind to do it.&lt;/p&gt;
&lt;p&gt;So at lunch a jumped in the&amp;nbsp;truck and headed to the polls only to&amp;nbsp;realize I did not have my driver's license with me either. Rats!&amp;nbsp; That would add an other 10 miles to the trip. That was it I just wouldn't vote.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Then this little voice started saying....&quot; Chicken&quot;&amp;nbsp;&amp;nbsp; Go vote!&amp;nbsp;&lt;/p&gt;
&lt;p&gt;So I drove home got my license went to the polls and voted. It looked like only 58 people&amp;nbsp;had voted at the station halfway through the day . I hope my extra&amp;nbsp;70 miles was worth &amp;nbsp;it for constitutional amendments.&lt;/p&gt;
&lt;p&gt;Then I thought &quot;What if?&quot;&amp;nbsp;&amp;nbsp;&amp;nbsp;&lt;strong&gt; What if that one vote makes the difference?&lt;/strong&gt; &amp;nbsp;&lt;/p&gt;

Things were never dull as there was a constant parade of bikes and interesting people. After a couple of hours we headed to the Bolivar Ferry for some fresh air.&lt;/p&gt;

Today the 2 underdogs that whipped up on the big boys meet at Kyle field in College Station, at 2:30 pm. Why is this game important? Because both teams are going to be really fired up coming off similar victories over major teams. I expect this to be an exciting game with lots of xtra effort being put forth.&amp;nbsp; We will be there for all the action and &amp;nbsp;I hope the world recognizes that there is talent out there other than Texas and Oklahoma.       <description>&lt;p&gt;A Sheriff's Sale&amp;nbsp;&amp;nbsp;In Texas is how properties with overdue very delinquent taxes , penalties, and interest are collected by the state and then distributed to the taxing entities owed. The buyers who pursue these type sales should be knowledgeable about many facets of the sale.&lt;/p&gt;
&lt;p&gt;Do your homework!&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;A sheriff's deed comes without warranty.&lt;/li&gt;
&lt;li&gt;Some liens may not go away.&lt;/li&gt;
&lt;li&gt;There are rights of redemption , after the sheriff's sale, &amp;nbsp;by the person or entity that owned the property before the sale . The period of time varies as to whether or not the property was a homestead. They can come back within the specified time frame and buy it back for what you put in it plus 25%&lt;/li&gt;
&lt;li&gt;Seek legal advise and perhaps have a title search done on the property.&lt;/li&gt;
&lt;li&gt;Check on the mineral status, floodplain, encroachments etc&lt;/li&gt;
&lt;li&gt;Go find the property and view.&lt;/li&gt;
&lt;li&gt;Are there tenants or owners&amp;nbsp;still there?&lt;/li&gt;
&lt;li&gt;Go see your tax office for details.&lt;/li&gt;
&lt;li&gt;Have money available.&lt;/li&gt;
&lt;li&gt;If handeled properly a Sheriff's sale can be the source of some good values.&lt;/li&gt;

      <title>Our Annual Designated Broker Meeting</title>
      <description>&lt;p&gt;Today &lt;strong&gt;the Bryan-College Station Regional Association&amp;nbsp;MLS Service&lt;/strong&gt;&amp;nbsp;held its annual meeting. As part of the by laws, &amp;nbsp;this annual meeting of Designated Brokers&amp;nbsp;has to be called, and the new slate of officers elected plus the business for the last year and the new&amp;nbsp;budget for the new year, must be approved. This may have been the smoothest meeting I have ever been to in several decades and is really a testament to the good job that the president Joy Caldwell, and her board did over the last year. My thumbs go up to them!&lt;/p&gt;
&lt;p&gt;As a former president I personally know that the position requires a lot of work and patience.&amp;nbsp; And many times, like most volunteer positions, it can be a thankless job. Also it can be difficult to get a quorum of brokers together at 9:00 in the morning, so for the last 2 years it has been held at 11 AM with a lunch at Christopher's a local gourmet restaurant. Food always seems to do the trick when it comes to Brokers!&lt;/p&gt;
