Don't you just love it when a client comes in and pays you and your organization a grand compliment.  It feels great to get a property sold quickly for an owner, and at "the best price , and in the shortest time, and with the least amount of inconvenience.".....as they say. 
We all love that.
But that is not the kind of compliment I am referring to. I am referring to the kind of compliment where the client compliments your , the other agents',  or your  firm's  integrity and honesty.  This is the highest compliment we as Realtors can receive and especially so in this fast paced world, where sometimes the numbers … (30 comments)

ethics: Blind Websites... Aren't They Wrong? - 02/25/08 11:24 PM
 Blind Web Site....I am not really sure if that is the correct name and I am not talking about sites for those that cannot see, but isn't it a NAR requirement that all Realtor web sites clearly identify themselves as such.  I believe they have to indicate that the site is for an agent, broker, or Realtor and there are a number of ways to do so.  There has always been this controversy about separation of church and state. I believe that no government should dictate to whom a man should direct his prayers. But it is foolish to believe that our founding fathers meant for this country to go unguided by worship. All you have to do is look at Washington D.C. itself. The buildings, the founding documents, the founders themselves. I realize what Jefferson said about dictating religion.. but that was not in any official governmental position or document.... just opinion.

I am new to Active Rain. Just been here a few months. I understand the reasons for membership are varied. We enter posts , get comments, give comments. We get and accumulate points. Hopefully we build relationships and networks in the entire process, and ultimately get and give referrals to each other.
But there truly is another side to this. I honestly do learn a lot on Active Rain. I even look for information on AR.  It is like an encyclopedia of information about real estate, finance, politics and even.. morality. I truly am glad I joined.

It is pretty hard to sell to a salesman. At least I have always felt that it is. Sometimes I just have to bite my tongue to keep from blurting out  "GO AWAY!!" to those individuals that just don't get it.   IE ..The deal is not gonna work, it will never work, it wasn't ever intended to work.   Now there is always this little voice on my shoulder saying "Oh come on ..give it one more chance...try this new approach, just see what they say."  So I tend to give in,  despite my best intuitions telling me don't go there.  I … (9 comments)

One of our political office candidates recently took this stance.   And  he was right about one thing... all of the Presidential candidates talk about Change. 
Now I am all for change. But it has got to be based on logic and good common sense...not just because someone says I need to.  Show me.

I am a reasonably laid back individual . Just ask anyone who knows me. My Texas Draw is slow and I know that. But it has always been my preference to put the brain into gear before the mouth, so here we go. I am thinking very slowly and typing even slower.
Lately I have noticed some interesting practices in our profession that cause me to ask questions.

ethics: Making the Giving..... a Part of Thanksgiving - 11/22/07 11:06 PM
I love our family's  Thanksgiving celebration. Each year our holiday celebrations become more and more a celebration of giving and thankfulness.  This year each of the 19 present stated what they were grateful for. It was so neat to listen to everyone's particular selection. Then we visited with one another and finally feasted until we were all ready to literally pop.... then took a short recess, and came back for 6 different desserts after that.

ethics: Relationships that stand the test of time - 11/13/07 03:09 PM
Today I was working on a problem file that involved some very unusual title issues. This is  a foreclosure property and the title search highlighted these concerns.  In an effort to try and determine what the cure would be  to correct these issues I contacted the individual in the title company in charge of title commitments. She carefully explained the history and the ensuing problems and made suggestions.  This is a wonderfully professional individual who has always gone beyond the call of duty to help agents resolve issues. I  just read a blog about unethical lenders.     It got me to thinking...     there are unscrupulous vendors in all the trades.  Those of you that sold in the 80's know this all to well to ring true.  Guess what..they are back.  If you recall there were quite a few including lenders, builders, and a few agents that found themselves facing the long arm of the law. Most of them either got probation or went to one of the "country club" facilities  and a few of those are back in business in some form or fashion again.  I actually saw  2 of them this week. This is such a great business.  I am so amazed at how each of us can control our destiny. As a broker- owner I am so proud of those agents in our office that show up everyday and seem to just make it happen. They very seldom criticize or find blame , they are always prospecting no matter how many contracts they have working, and they always seem grateful.  If one thing isn't working they try another.  They are always educating themselves and willing to listen to experience.  And they are patient listeners.  That is their best virtue. Best Training...not common
Our office has been around for about 30 years in Bryan-College Station Texas.  We receive a lot of "agent referrals."  For that I am so grateful.  By that I don't mean buyers or sellers....I mean agents, live people, new licensees, that are told to come see us for beginning their careers.  Not that many offices actually have an ongoing training plan and program anymore. Most of the franchises do, and a few  of the larger independents. A whole lot of firms depend on the few offices that do train, to supply a pool of newly trained agents for them.  They want them to train the newer agents, and then invite … (2 comments)

Isn't it amazing how you can "feel" when someone is not telling you the truth. I believe our creator put this sixth sense "the lie detector gene" in all of us and that this sense is actually more accurate than the man-made lie detectors.    For some reason after the 90's there seemed to be this evolution in regards to honesty. That bothers me. My Dad used to have a test whenever he hired someone.  He would ask : "on a one to ten scale how honest are you?"  If the reply was anything but ten, he didn't hire them. ethics: Cancer just keeps popping up - 10/25/07 11:11 AM
It seems like not a day goes by that I don't get a call that a friend or relative has come down with cancer or that it has returned in some form or another. It is ruthless. When we get a call that a victim needs to sell their property either for the money or to just get rid of clutter in their lives, I wonder if as a professional I should offer to cut my fees to help them.    Any ideas on what others do? … (3 comments)
