Brokers Open house in Yardley, Pa., Bucks County - 01/22/10 11:22 PM
Whenever I put a house on the market, one of the first things we schedule, is an open house for realtors, called a brokers open house.  I created a short video, showing what goes on, at a typical brokers open house.
Realtors attend brokers open houses, so that they are familiar with what is on the market.  Often they are trying to determine whether a particular house will suit the needs of their client.

Pretty much everyone has a cell phone these days. However, I received a note today, from a client of mine, with information about 5 things a cell phone can do, that some of you may find really helpful. Most of these, I was not aware of. Here goes:  
1. Emergency
According to the information I received, the Emergency Number worldwide, for cell phones is 112. If you find yourself out of coverage and there is an emergency, dial 112 and the cell phone will search any existing network to establish the emergency number for you. So you have an underground oil tank in Yardley, Lower Makefield Township, Newtown, Upper Makefield Township, Bucks County, Pa. - 01/18/10 11:30 PM
I represented a seller on a house that closed in Lower Makefield Township, recently, that was heated with oil, and had a tank burried in the ground.    I advised the seller, over a year ago, to have the tank removed, prior to listing the house.    
 If you are not familiar with the possible complications of having an oil tank in the ground, you probably wonder why I would suggest that.  The answer is that if oil gets into the ground, it creates a potentially very difficult and expensive, enviornmental issue.   I preferred that the seller deal with the tank, … (1 comments)

Tax Credit for home purchase, revisited, Yardley, Newtown, Upper Makefield, Lower Makefield, Bucks County, Pa. - 01/18/10 11:24 PM
I thought it would be helpful, today, to take a more detailed look at the 2010 extension of the 8,000 first time home buyer tax credit, along with the new, $6500 credit that is available to existing home owners, who purchase a house.
I have pointed our in previous posts, that the statistics showed that the first time home buyer tax credit, that expired on November 30th, last year, clearly had an effect on the number of transactions that occured in November.

Bucks County, Pa 2009 Real Estate market recap - 01/18/10 11:16 PM
Now that 2009 has ended, we can beging to examine what happened to the real estate market, in the various communities that I serve, in Bucks County, Pa.  For my first post, examining market trends, entering 2010, I thought it could be helpful, to take a look at a chart that shows per year price appreciation (or depreciation) in markets that I serve, as well as throughout the county.

Real estate statistics in Yardley, Newtown, Upper Makefield Township, Lower Makefield Township & Bucks County - 01/11/10 01:47 PM
I have not done this in a number of posts, but I wanted to take a very detailed look at market statistics, through the end of November, in some of the markets that I serve.  In virtually all of the markets in which I work in Bucks County, the pace of 2009 year to date units has continued to improve.  For example, in all of Bucks County, the number of single family homes this November, was 79% higher than November of 2008. 
Some specific examples of that are pretty impressive.  Sales in Lower Makefield Township, were 257% this November than a year … (0 comments)
