What does the financial mess mean to you as a homeowner?

So, what does this current financial mess mean for you as a Naples resident? According to the latest MLS statistics, there are currently 10,280 homes for sale in Naples only. (13,340 in Naples/Estero/Bonita) Last week, there were still 151 homes that went under contract and 86 homes closed. Those aren't exactly record breaking numbers, but things still are selling! The number that is kind of astounding is the number of price changes - there were 752 price changes in a 7 day period. Prices are getting even lower so if you really want to sell and your home is not priced appropriately, now is the time to price it that way

So, approximately 1% of homes are selling. How can you put yourself in that 1%? The 2 most important factors are price and condition. One of the most dangerous things you can do in a declining market is overprice your home. People sometimes look at me like I'm crazy when I tell them that in order to get the most money for their house, they need to price it as low as possible. Let me explain. Earlier this year I had an intelligent seller who realized that the market was declining in his area about 3- 5% per month. So he knew that if he kept his house on the market for 7 months, which was the average days on the market in his area, his property value could decline as much 20% or more! He told me he did not want to sit on the market and wanted to be sold so we priced it 5% below the last comparable sale and offered an extra 1% commission to the selling realtor.

Some people would think he's actually taking money out of his pocket by doing that, right? Well, we priced it so well that we ended up with 4 offers in 3 days. The buyers wanted the home and recognized the value so they made the offers very good offers and the seller ended up getting ABOVE full price and closing within 30 days of putting it on the market. So, by pricing it lower, he ended up netting more! Now, I'm not going to lead you into thinking that multiple offers are flying around everywhere, but it is still happening on good properties.

Property values generally appreciate when there is less than 6 months worth of inventory on the market. So you can see that with 10,280 homes on the market and approximately 1% selling every month with new properties coming on daily, you can see that it will be several months before we will begin to see appreciation again. Why have your home sit on the market overpriced, losing 1-5% every month. If you had a savings account and your bank took 5% ever month, how long would you keep your money in that account. I'd personally take mine out ASAP!!

So, bottom line, my advice is that if you really do want to sell, price your home right and hire an aggressive real estate agent that is actually selling!

Bringing Sexy Back

Ok, maybe I won't be bringing it back the way Justin Timberlake did, but I'm determined to bring the sexy back to Naples, Florida! And I'm speaking of real estate of course!!

Naples is getting a bad "rap" right now with all the articles about how it has one of the highest foreclosure rates in the country, how the unemployment rate is jumping, and how people seem to be moving out due to the economy.

Well, let me tell you the other side of the story! First, I'll start off by saying, that yes, there are some foreclosures, which makes it a great time to buy! But Naples is still one of the most sought after places in the country.

Professional athletes,celebrities, CEO's and the people that can live anywhere in the world choose to live in Naples! We have one of the most beautiful beaches in the country, fabulous restaurants, art galleries and now - some of the best real estate prices in the country!

Ok, so maybe sellers aren't flipping properties and making $100,000 in one day anymore, but there is still money to made in the market.

So far in 2009, 462 homes have sold in Naples that are worth over $1,000,000 - 29 of those sold for over $5,000,000. So next time you hear that the sky is falling in Naples, come down and go for a drive in Port Royal or The Estuary and you'll see that sexy didn't ever go anywhere!!

The NFL Draft -This Weekend!

The third most important day in the NFL behind the Super Bowl and Opening Day, the NFL Draft is the college-selection process of the NFL and the culmination of a young man’s career. It allows young athletes the opportunity to compete on the same level as their lifetime heroes and role models.

Everyday fans with little to none athletic experience and limited game knowledge have a chance to evaluate as well as make predictions and projections of an athlete’s talent, skill and impact on their favorite team. The excitement of a mock draft is similar to that of Fantasy Sports in which a fan can play coach or general manager. Just type in NFL draft or Mock Draft on a search engine such as Yahoo! Or Google and you will see hundreds of thousands results.

The NFL Draft also constitutes a moment of truth for cagey veterans that fear replacement on the Draft. Experienced Pro Players are on the edge because their job is in jeopardy.

The anticipation caused by the NFL Draft is tremendous. Pro Football fans are investing more time on the game and are becoming even more passionate: some will appreciate seeing familiar faces get drafted (a son, nephew, neighbor, friend) get drafted, while others will be infuriated by fact that their predictions were wrong or their all-time favorite was replaced.

Sports Sponsors are no strangers to the NFL Draft phenomenon and so it is a huge to drop big money bombarding the media. Ivin Ray “Pete” Rozelle, NFL commissioner from January 1960 to November 1989, is credited with the success of the NFL broadcastings today, as well as the legacy of former Jets quarterback Joseph William Namath aka “Broadway Joe”. The NFL Draft first broad casted on ESPN in 1980 and today, it is said that the NFL Draft has more ratings than the World Series. Imagine that!

NFL's first ever player draft was held in 1936. There are 32 teams and 1 pick respectively for each team in all 7 rounds in the NFL. The team with the worst record the previous year is assigned the first pick on the Draft. Unfortunately, our Miami Dolphins have the 1st pick on each round this year; however, our Tampa Bay Bucs have the 20^th pick on each round.

Pro Football is undoubtedly America’s number one sport and the NFL Draft shapes the destiny of all Pro Athletes in the NFL and their career. Some of the drafted are “boom” players, impacting their team instantly, while others are considered “bust” players, a waste of time and money for the team for low performance. Tom Brady got picked in the 6^th round to become the star he is today; with low expectations while Ryan Leaf, drafted in 1998 as pick number 2 for the San Diego Chargers was debated to be better than Peyton Manning that year and became one of the biggest disappointments on the Draft. Peyton Manning is widely regarded as one of the best active quarterbacks in the NFL and has become the NFL's most marketable player.

The Draft takes place over two days, with rounds one and two on Day 1 and three to seven on Day 2. It will be airing Saturday, April 26, 2008 on both ESPN and the NFL Network from 3 p.m. ET through Sunday, April 27. Don’t miss it!

The Florida Marlins

The Florida Marlins, World Series Champions in 1997 and 2003, is one of our glorious baseball teams.

The team's name was given due to the Marlins that dwell in Florida waters. Its logo has a Marlin jumping through the circle and a baseball in the background with the words Florida and Marlins written in its band.

Going to the Game?

The Marlins play at the Dolphin Stadium, located at 2267 Dan Marino Blvd. in Miami, Florida, which is a $115 million football facility built around December, 1985. The first football game was in 1987, when the Miami Dolphins played the Chicago Bears.

The stadium dimensions are as follows:

Left Field Line: 330 feet
Centerfield: 434 feet
Right Field Line: 345 feet
Power Alleys: 385 feet

Tickets are really low priced (From $9 to $103) due to the low-attending records, attributed, perhaps, to the touristic nature of the Sunshine State.

Do not bring any bags or large purses, backpacks, plastic bags, plastic liquid containers with the seal broken, glass bottles, alcoholic beverages, illegal drugs, bottles, jugs, thermoses, cans, coolers or other hard containers, whistles, horns or other noise makers, weapons of any kind, strollers, regulation size baseball bats, poles or brooms, laser pointers, beach balls or umbrellas; as these items are not permitted at the Dolphin Stadium. Cameras and video-cameras are allowed.

The stadium pledges to be a safe environment to visitors, removing any guest wearing indecent clothing, using foul language, showing disrespectful or obstructive behaviour or appearing intoxicated.

Besides the NCAA Championship the past two days and all its buzz, there is a topic that has been getting Pro Athletes' fans attention these days. Many pro athletes and famous sports personalities are turning to healthy organic, plant-based diets and becoming either vegan or vegetarian and saying good-bye to the old myth that athletes need meat and animal protein to build muscle and gain strength.

Many world class athletes, Olympic champions, pro athletes in baseball, pro athletes in basketball, pro athletes in football, pro athletes in hockey, pro athletes in sports in general, are turning vegetarian with the belief that it helps them improve their health and performance.

Nutrition is such a big concern for pro athletes that some are hiring personal and team chefs to oversee what they eat. These individuals are in charge of making sure they intake less meat, processed and fatty foods and more whole grains, breads, pastas, wheat grass, beans, lentils,soy and tofu, all great sources of protein, calcium, iron, zinc, folic acid, vitamin D and B12 and the essential fiber.

The Pittsburgh Pirates first served rice and beans to menus per baseball players from the Dominican Republic’s request and has become standard since. Some other Dominican and Latin dishes have been incorporated to the baller's to make sure they cut back on burgers and fries and other fast foods on the road. For many, it was a surprise how good healthy food tastes.

An organization called OrganicAthlete, created in 2003, has increased the meatless trend and "promoting healthy, plant-based living by sharing information, building community, and inspiring through athletic example" (www.organicathlete.org). Its members proclaim that going vegan is essential to obtain optimal health and achieve peak performance in sports.

I believe this is a good trend, although not as popular as one may think. Roger Clemens was recently asked if he ever contemplated the thought of becoming a vegetarian; "No" he replied. When asked if he has ever thought about being a vegan, he replied "I don't know what that is". Other professional athletes believe that eating meat is a symbol of masculinity and will not consider the change.

Boston Red Sox Spring Training

As the Agent for Athletes and Athlete Relocation Specialist in Florida, I am proud to live in Southwest Florida, home of the Boston Red Sox Spring Training since 1993. Their previous spring training home was Winter Haven, home of the Cleveland Indians spring-training.

The Boston Red Sox train at City of Palms Park in Fort Myers, Lee County, Florida, which is also used by the Gulf Coast Rookie League's Red Sox. The Florida style stadium, designed by HOK Sport, was built in 1992 with the purpose to home the Red Sox Spring Training. The Red Sox have been training at City of Palms Park since the ballpark opened.

City of Palms Park is primarily a baseball stadium, although it has played host to college, high school, adult and youth and a concert is hosted occasionally. The seating capacity is about 7,290 people and the dimensions are 330 feet on Left and Right Field Lines, 410 feet on the Center and 385 feet on the Right and Left Field Alleys.

The Boston Red Sox have trained in the following locations:

Macon, Ga. (1903-1906);

Little Rock (1907-1908);
