  With the current inventory, sellers need an edge. 
  Potential buyers will conduct an inspection. A Pre-listing Inspection will allow you & the seller to pro-actively identify what an inspector may find.

                 The following are a few suggestions that                     will make a home inspection go smoother:
1. Make sure the inspector has access – not only to the house but also furnaces, water heaters and air conditioning units. (especially in closets, attics and crawl spaces)

2. Remove items blocking access to HVAC equipment, electric service, panels, water heaters, etc...

3. Check to see the garage is open and that any water heaters, utility panels or shutoffs and resets for Ground Fault Circuit Interrupters (GFCIs) within are accessible.

Today I left my house early to head to an inspection.  YAY!! I wanted to get there early because I knew my buyer was coming from over 300 miles away to attend the inspection and I wanted to be there to open the house for them should they arrive early.  The seller was going to be present also so it should be a pretty easy straight forward day.  We all arrived within minutes of each other and chatted for a short time while we were waiting for the home inspector to show up.   When the allotted time came and went … (13 comments)

It's fairly ubiquitous today to hire a licensed home inspector when purchasing a home.  This is a good thing. For most folks a home purchase represents the largest amount of money to be spent in their lifetime. The home inspection contingency is typically one of the "big three" contingencies in an offer to purchase.  
While specific language and format will vary, the basis of a home purchase agreement has, in essence, three components from the buyer's point of view.

Radon is a colorless, odorless, tasteless gas formed from the decay of radium.   More and more today you will see the test being done for Radon in home inspections.   Radon is a health hazard, causing lung cancer. Testing is the only way to know if you are at risk from Radon.  The Surgeon General recommends testing all homes below the third floor for Radon.
