I have grown to hate this phrase.  It has truly taken hold of the real estate market in my area.  And I fear that people are actually starting to believe it.  What they really mean to say is that the seller will not do the repairs necessary for a home to go FHA.  Please be clear people!

I always spend some portion of Valentine's Day speaking with or spending time with my Dad.  That's because Valentine's Day is also his birthday.  You would think he'd understand that I need to spend a little time with my new Valentine, my fiancé, Eric.  But no, my Dad thinks Valentine's Day is HIS day.  He called me up a week or so in advance and asked me to come over for dinner - after all he only has so many days left on the earth -- you know -- no pressure.  I negotiated him down to a lunch.

"I'll just rent it out."  I do hear that one on occasion.  Usually from a seller who doesn't want to take less for their home.  Personally, I don't think it is a great negotiation tool.  When negotiating for a buyer, I don't give much weight to it.   After all, I didn't see a "for rent" sign out front.  I did see a "for sale" sign though.  When seller's agents go down that road in negotiations, I let them know that they will have a difficult time convincing me that a person who is trying to sell … (24 comments)
