The Bidding War: When Winning Feels Like Losing - 09/19/11 08:28 AM
The Bidding War: When Winning Feels Like LosingThis post was inspired by J. Philip Faranda’s recent featured post, entitled “Keep Your Word or Lose the Deal,” in which he describes a deal where a cash buyer barged in with a better offer (my words not his) on a not-yet-sealed deal only to waffle down the line. As a real estate professional, I see that type of scenario a lot when things get competitive, and his blog made me reflect on bidding wars generally. Personally, I think something has to be unique about a property to be worth enduring the experience of a (41 comments)
How to Screw Up Your Short Sale - 09/14/11 06:41 AM
How to Screw Up Your Short SaleMy alternative title for this post was “You’re Taking What?” But, I thought that might have been too vague. Short sales have been going on so long in my local market that I thought I was immune to all the “unique” things that short sale sellers do that can throw a wrench in the works. Short sales are at their core a very emotional experience for sellers. The dreams they had when they purchased the home are gone, their credit is damaged, and for the most part they will walk away without any cash from (69 comments)
Not Quite Right or Not Quite Ready? - 09/12/11 12:02 AM
Not Quite Right or Not Quite Ready? This post is inspired, in part, by Bryan Robertson’s recent featured post entitled “Are you working with an ‘opportunity buyer?’” It made me do a little thinking. Buying a home is indeed a process. For some it is a longer process than for others -- and the key is motivation. I often hear potential buyers complain that they just don’t think that their last Realtor worked hard enough for them -- and they can’t understand why they stopped calling them about new listings. However, when I conduct my own assessment of them as buyers, I (64 comments)
Secret Shoppers & Secret Sellers in Today’s Real Estate Market - 09/10/11 09:30 PM
Secret Shoppers & Secret Sellers in Today’s Real Estate MarketThe theme for this week was definitely secrecy. There seems to be a lot of secrecy going on right now in the housing market. I can’t turn around without crashing into it. I’m sure all real estate agents have at one time or another bumped into a home that is listed on the MLS and there is no sign or lockbox. When you ask the agent why -- they tell you that the seller doesn’t want anyone to know the home is for sale. Interesting. I guess they haven’t learned about the power of (44 comments)
Fannie Mae Owns My Mortgage - Will That Make My Short Sale Easier? - 09/05/11 08:23 PM
Fannie Mae Owns My Mortgage - Will That Make My Short Sale Easier? In general, I would say yes. I’ve had great success on Fannie Mae files and I would say the negotiation process is very smooth. The rules are established on Fannie Mae short sales, and I find that that helps even when there is a second mortgage -- either they will accept what Fannie Mae will pay or they won’t. The back and forth game is minimized. However, whether the approval process of a Fannie Mae short sale will be smooth is still dependent on the servicer. I have (26 comments)
