~ Gila Woodpecker on Ocotillo ~ Saguaro National Park West - Tucson, Arizona Three things get my attention: Arizona, Hiking & Birding. Put all three together at the same time, and life can't get much better! If you're looking for a home in Arizona, prices have not been this low for ten years. I just sent an Agent a Pre-Qual letter for a borrower who's offering full listing price ($80,000) for a bank owned property that sold for more than $165,000 just two and one half years ago. The banks don't want to keep the houses, and you just might (15 comments)
For REALTORS Only: Did Your FHA Lender Get It Right? - 04/20/11 11:35 AM
MI Premium Increase for FHA Case Numbers assigned after April 17, 2011 More than one Buyer/Borrower got burned on April 17th, the last day one could get an FHA Case Number assigned to the loan application in order to lock an FHA loan at the old MIP rate of .90% instead of the current 1.15% MIP. The last day to get that all-important FHA Case Number was Monday, April 17th. (This was not the last day to lock the FHA loan.) So the question was, "What did I need as a lender from your buyer in order to get the FHA (7 comments)
~ Scissortail ~ Marilyn Monroe Moment The Scissortail is Oklahoma's State Bird. I caught this one's "Marilyn Monroe Moment" and tailwind recovery on the perimeter of a pasture on GlenMar Ranch in Caddo, Oklahoma. _____________________ I'm Mike in Tucson, your preferred Tucson Arizona Mortgage Lender. We were celebrating Sue Simpson's 89th birthday at the Caddo Cafe when the tornado siren went off. Sue is the matriarch of GlenMar Ranch in Caddo. The Caddo Cafe has a television in one corner, and we all looked up as the newsman announced that a tornado had touched down west of us in Tishomingo, and was moving to the east.
Tornado Alley Living as they do in "Tornado Alley," Oklahomans take these violent storms seriously. You didn't hear anyone in Oklahoma on the news saying "I couldn't believe that this could happen. It was like a (35 comments)
PIMCO Betting Against US Treasuries. Interest Rates Are Going Up. - 04/12/11 09:22 AM
When PIMCO bets against US Treasuries, you can bet that interest rates are headed up. The headline this morning on Bloomberg reads: "Pimco Total Return Cuts Government-Related to Negative, Boosts Cash Assets." PIMCO is the most successful bond trading company in the US. I check Bill Gross's opinion on the bond market daily (when I'm not in Oklahoma working cows.") Fixed rate assets like Certificates of Deposit will benefit, but mortgage rates will not. Mortgages are set to rise, as they have been doing for the past three weeks. Even so, astute REALTORS and Mortgage Originators will do well if we (5 comments)

~ Sonoran Sound, Tucson Barbershop eXperience ~ "Mississippi Squirrel Revival" Well, I wasn't supposed to take a camera into the High School auditorium, but no on told me that before half-time. (Scuse me, "Intermission.") By the time they announced that cameras were not permitted, I had thirty or forty photos to share with you. I didn't record anything, but this video of Ray Stevens "Mississippi Squirrel Revival" will give you an idea of the fabulous time that was had by all! The Sonoran (11 comments)
My REALTOR Says You Can Approve My FHA Purchase With A 600 FICO Score, Just Like Wells Fargo - 04/05/11 03:16 PM
600 FICO! 3.5% Down! "A Proactive Approach Because You Deserve It!" ...and other marketing drivel... Inside Wells Fargo... According to an insider at Wells Fargo Bank, this program (nationwide) has resulted in the following since its recent inception: 10,000 loan applications (Good!) 5,000 loan rejections (Bad!) 18 loan approvals (Ugly!) The rest of the loans are still out there in limbo. (That's a technical term for "We haven't gotten to your loan yet. We're busy working on other loans.) REALTOR Marketing Implications: This is not a profitable segment of your market. Don't spend a lot of emotional capital or marketing dollars (64 comments)
Cutting Spending? Here's a Visual To Put It In Perspective - 04/05/11 08:11 AM
The administration and the congress are debating a much needed spending cut. This video from YouTube puts it in perspective in a way that's meaningful. You only have to look at the past three years to see how our livelihoods as agents and lenders are better when we have a fiscally prudent economy. Watch this, and think about re-blogging it. You don't have to be smarter than a fifth-grader to understand this visual!
