1. In local real estate companies around the nation with strong local brands, and
2. In companies which produce manufactured homes.
Cavco isn't one of Buffett's companies, but with factories in Phoenix and Tempe, it produces some of the best manufactured homes in the world.

If there's a sector of the real estate industry that suffers from insecurity, it has to be the Mobile Home. Tin Can, Twister Bait, and many other epithets are flung at this sector. Some REALTORS and Agents alike turn up their noses. Today, Bank of America told a potential client that they couldn't help with a mortgage loan for the client's mother. The loan was "complicated."

Fannie Mae guideline changes in the last 24 months have made it more difficult to refinance manufactured homes. They have not made it impossible. Call me.
In order to qualify for a conventional loan on a manufactured home, here's what you need to keep in mind:
The home has to be a double-wide at minimum. Singlewides and singlewides with site-built additions are no longer eligible for conventional loans. The home must have been manufactured after 1976. My phone rang Friday. The phone doesn't ring very much in this market.
On the other end, a man identified himself by his last name.
"I found you on the internet," he said. "I have three mobile homes, all of them free and clear. I want to refinance one of them to help my daughter out.
Turns out he lives near me. We set an appointment, and Saturday afternoon I visited him.
I wanted to hear how he found this particular lender (me!) on the internet.
What I found will change the way I title and tag my blog posts.
