sunstreet mortgage: Tucson Wildflowers in the Arizona Sonoran Desert - 03/11/12 01:48 AM
~ Poppies and Lupine on the King Canyon Trail ~ Just opposite the Arizona Sonoran Desert Museum is the trailhead for the King Canyon Trail. It's one of Tucson's easiest hikes, as the first mile of the upper trail follows an old mining road. The desert wildflowers can be seen in abundance right now. Who can identify this one? I don't know what it is. I've lived in the desert for the past 14 years, and every year brings a new discovery. I haven't been able to identify this plant. It has a reclining growth pattern, and the flower

sunstreet mortgage: Obama's HARP: "The Mother of all No Doc Loans" Says John Capp of Sunstreet Mortgage - 10/26/11 01:48 AM
"It's the Mother of all No Doc Loans," says John Capp, one of Sunstreet Mortgage LLC's principals. In this interview on this evening's KOLD News, Capp talks about the proposed new HARP (Home Affordable Refinance Program) rules proposed by President Obama. Click the link and take a listen. CAUTION: Just because the government says it's okay doesn't mean that the banks will go along... That said, if the banks go along with this, you just may be one of the million homeowners that this could help. sunstreet mortgage: CONGRATULATIONS ACTIVE RAIN! 200,000 MEMBERS! - 01/17/11 06:04 AM
Active Rain just hit a milestone ~ 200,000 members! I've been keeping an eye on this number as it moved up, and was guessing that we wouldn't hit this number until Valentine's day. When I joined (with 100 total points,) in July of 2007, there were 41,000 real-estate-related professionals in this wonderful community. (EDIT: I may have that number wrong; see Mike Jaquish's comment below) How did I find AR? I found it in an article on Inman News. Reading that article, I thought to myself "I'll bet I can do this. I wonder if it will bring me

sunstreet mortgage: Arizona Canyon Moon: Exploring the Verde Valley - 01/15/11 06:54 AM
~ Verde Valley Canyon Moon ~ Somewhere between Clarkdale and Perkinsville, AZ You can drive from Clarkdale, Arizona to the old mining ghost-town of Perkinsville in an hour and twenty minutes, but why would you? The canyons of Arizona make you want to pull over on the side of the road, get out and explore, preferably with your camera. Spectacular scenery draws visitors from around the globe to the old mining towns of Clarkdale, Jerome and Cottonwood. Look on the map, and you'll find this area is southwest of one Arizona's better known destinations, Sedona. Sedona REALTOR (and AR member)

sunstreet mortgage: Picture Perfect Sunrise With Rainbow: Chandler, AZ - 12/29/10 10:55 PM
~ Vertical Rainbow at Sunrise, Chandler, AZ ~ It's a 2 1/2 hour drive from Tucson to Mesa, and my first REALTOR appointment was at 8:00 a.m. I was up at 4:30 and on the road by 5:30. It was dark when I stopped at Starbucks on Cortaro Road, and dawn was beginning to brighten the edges of the sky when I passed Picacho Peak. Sunrise in December can be especially beautiful in Arizona when the rains come, as they have this month. It's raining tonight as I write this, and the clouds were already in evidence at dawn. This

sunstreet mortgage: BIMBO In Bed With Sara Lee! - 11/09/10 10:33 AM
Moving from New Jersey to Tucson, AZ a dozen years ago was a culture shock. In Tucson, as contrasted with my NJ experience, rivers have no water in them most of the time. people at WalMart dance joyously in the rain at the beginning of the monsoon season instead of running frantically for the shelter of their cars. the summer work day for construction workers begins at 3:00 a.m. (a shock when there's a house being built next door) and bread is labeled BIMBO! If you don't live near the Mexican border, you may not know that Mexico's BIMBO (Grupo Bimbo,

sunstreet mortgage: Interest Rates: What's Around The Bend? - 11/01/10 01:40 PM
What's around the bend for interest rates? Mortgages repriced for the worse this morning, and that's not a surprise in light of tomorrow's midterm elections. What you may not know is that this week has more than a little in the way of news that will affect interest rates. Here's what's happening this week in addition to the Midterm Elections: 1. The Federal Open Market Committee meets on Wednesday, the day after the midterm elections. The Committee is expected to announce a second round of Quantitative Easing. In plain english, that means that the Fed is going to print more

sunstreet mortgage: Civil War Battlefield of the West: Picacho Peak, Arizona - 10/27/10 12:47 AM
~ Stormy Sunset at Picacho Peak ~ I'll bet you didn't know (until you stumbled across this little blog) that Tucson in 1862 was the western capital of the Confederate Arizona Territory. It was. Google it. This peak, about 40 minutes northwest of Tucson (along Interstate 10) marks the site of the westerlymost battle of the Civil War. It's called Picacho Peak, and I've stood on the very top of that granite outcropping you see there, snapping photos for you, and just enjoying the view. Here's some of what you'll see on your way to the top: Can't you

sunstreet mortgage: Summer Saturday Nights: The Arizona-Sonora Desert Museum (It's a Zoo!) - 08/15/10 02:28 AM
What you're looking at is part of the Riparian Corridor at Tucson's Arizona-Sonora Desert Museum. I was here to learn about bats~the world's only flying mammals. (Flying squirrels can't really fly; they're just real good at gliding.) Think of it [the water] as a runway for for airplanes to do "touch-and-go" landings, only in this case, the airplanes are bats skimming the surface of the water to take a drink. I didn't photograph a bat tonight, but that turtle was very obliging as he made his way across the pond. A scientist was capturing the echo-location calls of

sunstreet mortgage: Backyard Concert: The Object of His Affection - 06/26/10 06:24 AM
The point of owning a home is enjoying it. That's especially true for me here in Tucson. Early esterday morning, I was sitting on the ramada drinking coffee, eating breakfast and being quiet so I wouldn't wake my Darlin'. (Our bedroom opens on to the ramada.) Birds where singing, the day was ahead of me, and all was right with my world. Backyard concertA male Cardinal was providing a concert, just singing his heart out. I couldn't see a female Cardinal anywhere. Then I zoomed in and found the object of his affection. Love is where you find it, I

sunstreet mortgage: Three Questions For Entrepreneurs (OK, Four...) - 04/28/10 07:50 AM
When you entered the business of real estate, you may not have thought of yourself as an entrepreneur. Perhaps you thought just the opposite, surrounded as you were by your broker's systems, your membership in the Brian Buffini organization, and (if you were fortunate) the guiding hand of a mentor. If you're still in the business today, you're an entrepreneur. This post is for you. Bookmark it. Mull it over and come back to it. Consider the implications for success in your particular real estate or lending market. I found a gem of an article by the Harvard Business Review's Scott

sunstreet mortgage: Identify This Red Billed Hummingbird - 04/25/10 12:04 AM
After the rain yesterday, today was just perfect for a picnic. My Darlin' and I headed south to Madera Canyon. Just east of the town of Green Valley, AZ, it's part of the Coronado National Forest, and a haven for all sorts of birds, and especially hummingbirds. Right now the red flames (right) on the end of our desert ocotillos provide food for hummers migrating north. There is a beautiful little gift shop halfway up the canyon, and that's where I captured a photo of this little hummingbird. Will someone please identify him? ___________________ Click the Send Out Cards logo.

sunstreet mortgage: Sunday Driver: Blooming Desert (First of Several) - 03/24/10 12:13 AM
I bought a new camera on Saturday. Sunday evening, west of Three Points, Arizona, and halfway to Ajo, I found some beautiful flowers by the roadside. We've had a lot of rain since the first of the year (over five inches, and we only get 12" for an entire year on average.) Thanks for stopping by.
