Miami_Dade_economic_trends:_economic_growth_vs_unemployment

South Florida Brokers & Associates is a current member of the Beacon Council (Miami Dade's economic developement committee). We often receive updates and news letter from them regarding Miami's economis status. I felt that this last update which we receive on a monthly basis was one worth sharing. The update address Miami's unemployment versus employement growth. Some of the highlights of the report are as follows:

Miami-Dade October 2008 unemployment rate is listed at 5.8%, although this may seem higher that a year ago (1.8% higher that October 2007), as a county we are still significantly below the national average of 6.5% and also lower than Florida's state average of 7.0%. Our neighbor counties are also carrying higher rates: Palm Beach County 7.4% and Broward County 6.3%.

We have had some employment growth in certain economic sectors, see chart below:

"Job losses in the construction industry continue to have a significant influence on the rise in unemployment." states the Beacon Council.

Other influences on the local economy have been attributed to the debt markets, historic bailouts in credit markets, decreased manufacturing and higher energy costs, the Beacon Council goes on to mention.

Goodmorning, South Florida Brokers rainers. After that class last night you would have thought David and I would have dropped like flies when we got home. Instead it seemed as if we drank a gallon of coffee..... we were wound up and on an exhausted adrenaline high! When we got home we started to talk about the name that we kept avoiding for the Miami Rent Seeker blog...we have been bouncing around ideas for few weeks now and i guess the combination of adrenaline, exhausion and some will, we became creative and willing to work some more! CRAZY but guess what! David had a huge brain fart and it was that easy, 123 Miami Rent Seekers Blog that you saw last night is now, Miami renTV! This is the blog that is going to have all those fun videos of all of us! So, thank you for attending and being interested in your future, it pushed us to come to the plate and get something done that we were procrastinating for a while! Aventura and Sunny Isles Rentals! So what about our Fury Friends (pets)???? Pet friendly communities

Communities in Aventura in Miami like people come in all shapes and sizes and communities are just as vast in options as a renter's likes and dislikes may be. However, often I hear of folks finding the perfect home for themselves but unfortunately it may not be the perfect home for their pet. As we know most people who have pets consider the pet as a member of the family and although the pet may not have an actaul voice to express their likes and dislikes, they still have needs. As an animal lover I completely understand this. Naturally some pets have more needs that others. In my experience I have found that dog people are more needy when picking a home than cat people. Cats usually fit within a weight limit in a condo much easier than do dogs (obviously small dogs excluded). However, you still need to make sure that the community even accepts pets and they are a PET FRIENDLY COMMUNITY.

Here are some common pet restrictions in communities through out the market:

Pet weight restrictions (undre 20 lbs, under 30 lbs, etc)

None aggessive breeds only

You must carry your pet in common areas or leash your pet in common areas

Owners may have pets but tenants may not.

How many pets may one resdent actaully keep.

Pet deposits may be requires

The list goes on and on. Pet restrictions are usually part of the condo board rules and regulations. Most condo boards require that you residents register their pets with a picture.

However, I have never run into a board that doesnt make an exception for a special needs dog or a working dog (ex. police or fire station dog).

So keep in mind to ask the condo board what their pet rules are when picking our your next home. Some communities in my market whcih accept pets and have great ameniteis for pets are: Village byt he Bay, Parc Central, Willimas Island, The Venture, Aventi and there are several others.

Miami's newest and most amazing property.... and I have seen a few...

As a broker I have seen many property go up in recent years all over Miami Dade county, but recently I visited a property located off Brickell Avenue in Miami which simply put; floored me comletely. The Ivy was one of the most amazing projext I have seen. This property had it all. The first thing I noticed was that the community was gated....that's right a gated community in the downtown area. As if this was not enough I was greated with a spectacular water wall and ivy covered columns in the valet area and upon entering hte building immediately felt a crisp clean atmosphere with an ganished in the incredible decor. The concierge was pleasant and very informative on not only the building but the surrounding area as well. Once I began to tour the property it did not take very long to realize that the quality continued throughout the amenities and units as well.

The amenities included:

Spa facilities (his and hers, joining through a very inviting unisex louge area)

Full gym / fitness center

Concierge service

Valet Service

An arcade room (complete with pool tables, air hockey, ping pong table)

Social / club room

Massage rooms

Outdoor Vollyball Court

Lush landscaping (The Ivy them throughout)

Infinity Edge pools

Meditation Garden

Business Center

I could really go on and on about the amenities....

The units themselves let nothing out. Obviously they have the all the goodies... granite counter, euro style cabinatry, stailess stell appliances, frameless glass shower doors, and all top of the line fixtures. But what really amazed me besides all of this was the well thought out floor plans. The units spaces are extremely useful and ideal for one, tow or even three bedroom units. The views leave nothing our at all, they are simply spectacular no matter which side of the buildiung you are on.

If you have any clients looking for a great condo in this area and they are looking to be spoilled with luxury at a reasonable rate you want to check this property out.

Is this a Short Sale or or a looooong sale....

I went to go show one of my listings to another agent and their client. Believe it or not the first words out of the buyer's mouth were; "This is not a short sale is it!!!???". I quickly infomed them that it ws not, obviously he thought it was because we are priced very aggressively. The client and other agent proceeded to tell me the horrible experiences they have had with short sales. Naturally, I was quick to exchange my short sale war stories. It has become very clear that people are getting fed up with the tactics being short sale listings. I have personally been able to close one short sale, the listing broker actaully tried to convince us that there were multiple offers on the table and that we needed to bid up our price. Well, the funny part was that the agent made the error of faxing me the competing offer's response to my office, obviously giving away their position. Turns out we were the highest and best so I simply told them we would not increase a penny; next thing you know we were closing. To be honest I just dont get it. The banks have already agreed to the short sale and they know what is an acceptable loss to take; therefore in my opinion they should take the best offer and run with it. Take the hit and move on, re-loan the money and start making interest on it which is the business they are in. I also beleive they should stream line the process instead of having all this red tape to go through.

Well since we do not live in a perfect world; I have approached our short sale offer a bit differently. I have a client who wants to place roughly 500K into property but obviously in this market he wants steals and wants to disburse his funds among three to four properties. So I figure we have 150K to put down per property and the proerties should run a max of 400K in order to have strong offers and low financing. We have decided on the building we are interested in and it is full of short sales so we have starting from the bottom and making multiple offers 4 or 5 offers at a time. They take forever and fall out of contingency by the time or if they ever accept the offer. Therefore, out of the 5 offers we may get one or two deals. The investor has agreed so basically the tactic is low offers and multiple offers, banks will evetually have deals fall apart enough times until they realize that it is time to cut a deal.

"Cash is King" ..... This old cliche has never been more evident than in the current real estate market. We all know that although we have seen some signs of a stabalizing market, it is still a buyer's market with high inventory outpacing demand. So you would think that buyers are having a field day, well the fact is that fiancing is a huge issue. With the high foreclosure rate and short sales hitting the market banks are taking a major beating. Therefore, buyers are finding that getting the funds to actaully close on the FANTASTIC STEAL of DEAL their very efficient broker has located for them is pretty much next to impossible. Underwriting guidelines, in my opinion have become next to impossible to meet. In my market I am finding that the buyer better have at least a 700 credit score, income verification (forget about those days of the stated income loans), and at least 10% down (forget the 100% financing days). So alot of my more affluent investors are having a ball. They love to hear about those deals, either short sales, REO or regular gold old fashioned good deals that have had a contract or two........ or three fall apart due to financing. This just paves the way for that really low ball ALL CASH FAST CLOSING OFFER. Believe me you would be surprised of the deals that are being gotten if you have these buyers. Sounds easy enough right. The only thing left to do is find the guys that have the cash....... Go back to your old client list, call those customers that you made money for during the boom years. NOW is the time for those clients to make their moves. I have done this already with three of my old clients and am working with two more at his very moment. I helped them make a bundle during the boom and they obviously trust me and know that I will not mislead them. They were more than eager to look at some numbers when I called, and the fact is that rentals are doing great (people that arnt able to buy must still live somewhere) and there are many propeties out there that have great cash flow as a rental property.

These investors will help absord some of the excess inventory and you will make them money, make yourself some commission on the purchase, rental and hopefully eventural sale.
