agent education: Whats in a domain name? Realtors beware - 10/04/07 11:58 AM
Are you using the Trademark "Realtor" as part of your web marketing? This may be the one post you dont want to miss. Most of us understand the power of a domain name in order to drive traffic but, did you know that is could also drive a potential lawsuit? The days of "parking" domain names with a brand attached to them in hopes of selling it to the real owner later are all but gone. You can not simply park "microsoftsoftware.com" in hopes of selling it back to Microsoft for big profits. Although nothing prohibits you form registering a domain

agent education: California Real Estate - September 2007 Market Snapshot, News and Views - 09/27/07 02:31 PM
California's Real Estate Market Snapshot for September 2007 shows a dramatic drop in the average home sale prices. Dont let this one fool you though as the higher end of the market has seen a substantial drop in activity mainly due to turmoil withing the lending industry which has greatly effected the "Jumbo" loan market. Unsold inventory is on the rise as expected yet only up 5.9% over last year. This report does not include new home inventory or sale data. One surprise is the median days on market compared to the median days on market. With sales down by 22% and iventory up

agent education: Shoot First, Ask Questions Later - 09/24/07 04:39 PM
So, you have made a listing appointment. A listing that you want to take. Assuming that you already have a great listing presentation. You are confident and well prepared. When do you review your presentation with the seller? When attending listing presentations with other agents, I have found the transition from the personal side to the business side of a listing to be the most difficult and awkward for both the agent and the seller. An intial investment of your time, before your presentation, can have huge benefits for everyone involved. Why not shoot first and ask questions later? After a brief introduction and confirmation, I

agent education: Real Estate Math, Meteorology and YOU - 09/23/07 04:48 AM
We all know that the past 5 years, the number of people attempting the practice of real estate has more than doubled. It is estimated that, by years end, nearly 50% of those practicing real estate will leave the business in pursuit of...something else. Although it is sad to see some of them go, this cloud does have a silver lining. If the real estate business as a whole were down 50% and 50% of agents leave the market ...... Just how much business if left for me....and YOU? The fact of the matter is that someone

agent education: Limited Service - The Right Choice When Listing? - 09/06/07 04:55 PM
There are many "flat fee" real estate start ups revolving around "partial service" and "do it yourself" listing platforms....There are also thousands of homes available in almost any market area. Could choosing Redfin, or one of many others desperate for your business be the right choice when considering the sale of your home? How could your choice effect you? Most "limited full service" listing companies, and their "clients", find that other agents avoid their listings. Having no single agent to turn to for required documentation, additional information and a lack of "personal" service creates tension and, in many cases, additional work

agent education: Redfin is Excellent for Home Sellers - 09/06/07 02:48 PM
Redfin and other "Hybrid" real estate service provider's "less is more" business models can help sellers realize higher gains on the sale of their property. Some agencies, when seeing an offer presented by web based information companies like Redfin will cringe. Having an informational, rebate driven, company rather than a Realtor with personal involvement on the other side of a transaction does tend to create additional issues. Issues that must be addressed by a home seller and their real estate agent. Although both the seller and their real estate agent must be prepared for a little additional work, that work comes with

agent education: Education - Two points of view - 08/20/07 08:39 PM
For those of you that have not seen my post: Recipe for Mortgage Fraud, you may want to have a look before continuing. That post seems to have brought fears that others will use the information to defraud the public. The FACT is....the element out there that have the propensity to utilize these techniques.....already have the information or, know where to get it and......trust me (Don't use "Trust Me" with clients) they have more information....COMPLETE INFORMATION, than I provide there. Does anyone out there feel that, by posting some details relating to mortgage fraud, the general public will attempt using it as a result? If you do, YOU might be part

agent education: Any Press is Good Press - 08/19/07 01:49 PM
Most of the time. If you can control the press then any press is good press. A Federal indictment does not fall in the category of controlled press. Controlled press is what you see in our industry every day. Designed and controlled by the press itself. Your "TrustMe" ads printed alongside "bad press".What we need is some "bad press" that we control. Not too hard to do but, you must plan well in advance. Fail to plan and plan to fail. P.T. Barnum was, arguably, the best marketer and promoter this country has ever seen. I am not an advocate of creating a

agent education: Are you marketing to the right people? - 08/19/07 11:05 AM
Lets just say that everyone in America lost their home to foreclosure. All would be dead in the real estate industry wouldn't it? Where would we all live? In tents....down by the river? Lets just say we did. A new economy would be created: Tents would be in short supply creating a surge in tent prices.Material suppliers would scramble to meet demand.A shortage workers would increase wages. The effects would be far reaching. All those tents would create sanitation problems that would require facilities enhancements. Port-a-potty suppliers would be scrambling to meet demand. The Port-a-Potty industry would boom and they would have to invest

agent education: It is all a simple misunderstanding - All is well with real estate! - 08/19/07 10:24 AM
I took this headline by combining the text from 3 different real estate Blogs here on Active Rain. Not an actual quote but, take a word here and a couple of words there, rearrange them and Voila! I have fixed everything! No finger pointing....no whining....Just though I would do my share. You can thank me later. Agents:Be ready, I have done the ground work for reform and it is only a matter if minutes before you have clients lining up at your door. Is your cell phone on...and charged? Those that have bailed out or thinking of it....You had better get back in the

agent education: The Recipe For Loan Fraud - The Anarchist Cookbook - 08/18/07 06:43 PM
If George Heyduke were to have written the Anarchist Cookbook today, it may have contained a chapter or two about mortgage fraud. It may have looked something like this: Gather the following: 2-3 homes. They can be yours or someone elses. 1 must be a home that you have the ability to actually sell. You can find an accomplice who wants in on the scheme that owns a home or it could be a home that you have aquired using the techniques explained in chapter 12 (Straw Purchasing for Fun and Profit). A real estate license (easy to get in most states for less than $100) or

agent education: Mortgage Reform - A Long Road Ahead - 08/17/07 11:18 PM
Rate reductions, loosened lending guidelines, An increase in the FHA maximum? Will any of this change the market? I DON'T THINK SO! The re-education of the American home buying public will have to come first. When we continue to see, on the front page of MSN and in every major media, advertisements claiming that someone can "BUY" a $500,000.00 home for less than $1500.00 per month SOMETHING IS SERIOUSLY WRONG. No one, and I repeat....NO ONE can "BUY" a $500,000.00 home for only, less than, or somewhere around $1500.00 per month. Rent one....maybe but not "buy". Advertising this type of loan should not be allowed and confuses

agent education: Irregardless of that.......I apologize - 07/28/07 06:11 PM
If one word could make the difference....would you use it? In my blog (rant) about The Rise and Fall of Common Courtesy I wrote of the shift from "you're welcome" to "no problem" as a common response to a "Thank You" which brought some interesting replies. I do feel that we alienate our "older" clients, associates and friends when substituting a Thank You for No Problem. I feel that it discounts, in some way, the "validity" of their offer of thanks. Something that I feel we should all be aware of and sensitive to. We do not want to alienate anyone in this highly competitive

agent education: Thank You - The rise and fall of common courtesy - 06/26/07 04:35 PM
I don't know about you but, this one really bugs me. A simple Thank You can go a long way in any business or relationship. We all know this. It is a very basic principle taught to most of us and used on a daily basis....or should be. Common courtesy. My problem is with the response to this basic phrase. It seems that there has been a shift from, what I believe to be, the most common and acceptable response of " You're Welcome" to "No Problem". What do you think of when your sincere thanks comes with a response of "no

agent education: Over 55 and downsizing? You may be paying too much property tax! - 06/23/07 03:47 PM
If you are over 55 and selling your existing home, you may be able to transfer your property tax basis from your old home to your new home. This can be a great benefit if you have had your existing home for a long period of time. Lets say you purchased your existing home for $100,000 many years ago and it is now worth $350,000.00. Your current property taxes, assuming you have no major improvements done that required re-assessment of your property value, would be roughly $1,000.00 per year +-. When you purchase a new home at equal or lesser value, you

So.....Now what Dorothy? Feel that there is no light at the end of the tunnel?Real Estate has gone bust? The agent next to you is busier than a one armed paper hanger?Maybe....just maybe, you have fallen victim to the bad news bears. No, not the baseball team.....the team of folks out there that preach, believe and live "gloom and doom". The best advice I give all of our agents is to stay away from those folks. Put down that paper and create your own market. Do people still need a place to live? You betcha!Do people still need to sell? No doubt! Are you ready

agent education: Want a listing today? A little luck is all it takes! - 06/18/07 02:09 PM
Get a Quality Listing Today............ I know that a lot of agents are staying away from listings and attempting to focus on buyers that can seem to be in short supply. Listings do create activity though. We all know it yet want to avoid the negative side of a listing that will tend to be on the market a bit longer. Without those listings though, you are losing out on the opportunity to actually find those buyers. If you have a wide range of product to offer, you are better suited to meet the needs of of a potential client. There are

agent education: Are You Feeling Lucky Today? - 06/18/07 12:06 PM
What is luck? I think it was Heny Ford who Said: "Luck is when preparation meets opportunity" I think just about everyone has had a "Lucky" agent in the office. Someone who always seems to have a deal working. Has jsut had another one close and another waiting in the wings. What is the difference between the agent with luck and you? Basically.....NOTHING. Most of us has the ability to be lucky....Are you prepared to be lucky? Have you been doing anything and everything possible to create your own luck? Do you have the tools necessary to be lucky? Do something to prepare for

agent education: Short Sales - Buyer Representation - It's Our Duty - 06/18/07 11:45 AM
The Distressed Property Market Poses New Challenges for Agents Across America Like it or not, It is inevitable that most agents will be involved in distressed property sales in the future. You could have avoided them in the past yet, will have to have the tools to work with a short sale, foreclosureor other distresses property situation to succeed in todays market. One of the most important developments, at least for California real estate transactions, are laws affecting owner occupied properties that can prohibit investor-buyer representation. See the Active Rain Blog on representing investors. In short, this article provides information about the dire consequences
