Does anyone have some experience/background with Market Saturation Rate (MSR) as described by Darryl Davis (in his book, "How to Make $100,000+ Your First Year As A Real Estate Agent")? The somewhat oversimplified explanation is: "[MSR] shows the relationship between the number of houses for sale with the number of potential sales, and how long it should take for a house to sell." The calculation appears simple enough: MSR = "number of houses for sale" divided by "number of houses sold", in a given 30 day period.
