The makeover2 takeover contest is officially over and now the three teams left, sweat it out until Inman News Conference. The last assignment was for both the apprentice and mentors. The assignment was to convince the judges, what it was about us that establishes value to your clients. What differentiates us from the masses of other agents in our market, what qualifies us to earn the trust, respect and support of our clients?

All Realtors are not the same. We all know that, we all do things differently. For instance, I have found it is better to under promise and over produce. If I say, I will return all calls in an hour, then I try to return them right away.
When I meet with my sellers for the first time face to face, they have already been sent my marketing materials and a package of information electronically for their review. I failed to take my own advice and lost a listing.
 In January this past year, I wrote a post on Preparing for your listing appointments. Primarily I wrote on the Pre-Listing Questionnaire.
The Pre-listing Questionnaire is basically to gage how motivated they are to sell and if they can afford to sell. This weeks challenge to the MakeOver2Over Contest is critical to having a successful business. The rules were to come up with two systems, one for your Buyer Clients and one for your Seller Clients.

I had to get a new digital camera today. My Kodak V570 won't open the lense and tomorrow I am leaving to meet some of the Active Rain girls for a trip to Ashville, N.C. Nope we have ALL never met. So this is going to be fun, yet we feel we know each other.
Now you can't go on an Active Rain get together without a camera. So I skyped Sarah Cooper as I couldn't remember which camera Jeff Turner had recommended besides the V570. She told me she uses the Canon Power Shot SX10015 and loved it.

For Those of us participating in the MakeOver2TakeOver Contest, our assignments are due today. The week was a challenge for Caulk Wood TEAM, Bonding for Success.
I have been out of town at a funeral since Wed. Kim Woods five year old daughter had a birthday on Friday and Kim went to a blogging conference in the middle of the week.
When Rich announced the title, I read that and thought... OK, been there, done that.

Let's start at the very beginning ... A very good place to start ...
This is the song by Mary Poppins that has been going through my mind since the beginning of the contest, Makeover2Takeover.
Having a good, working database is your key to success in sales and in this case Real Estate.
Not to mention the vast amount of time that is saved when all of your information is organized into one database.

I’m looking forward to the Make Over to Take Over contest and to mentoring Kim Wood.
Kim and I met briefly on Active Rain, through her postings. We really got to know each other through Twitter. One night Twitter was down for an upgrade so some of us, (Chris, Sarah C, Sarah S, Dez) went over to Skype and started to chat.
The conversations on Skype are fast and furious. One of my clients is on a sabbatical in Africa. We are closing on her home on June 4th. All of our conversations and negotiating have been done via Skype.
