market data: Ann Arbor Area Market Report for August 2010 - 09/13/10 08:28 PM
The Ann Arbor Area Board of Realtors released their monthly market reports today for August 2010.
Residential sales are up 8% from 2009.
Condo sales are up 35% from 2009.
As expected many folks bought in time to get the up to $8000.00 tax credit so the last two months have been somewhat slower but hey up is good.

The Ann Arbor Area Board of Realtors released their monthly data today for activity in the Ann Arbor Area Board for March 2010.
All the data is posted by the local school districts as that is how we search for homes in the Ann Arbor Area market.
Residential posted a gain of 22%.
Condos posted a gain of 75% since March 2009.

March 2010 market data for Real Estate in Ann Arbor, Michigan.
This is data for schools in Ann Arbor, NOT the Townships or other School Districts.
There were 233 Single Family homes listed in Ann Arbor.
65 homes closed and 21 homes came under contract.
The highest price home to close was in Burns Park, listed at 575K and closed at 550K
The second highest was on 2930 Miakoda in Lodi Townhip, Ann Arbor Schools, on 4.96 Ac . Listed at 599,900 and closed at 480,000.

market data: Inventory in Ann Arbor...a 7 Day to 3 Month Comparison - 03/01/10 05:49 PM
I thought it would be fun to look at a chart showing the difference in inventory in Ann Arbor between the last 7 days vs the last 3 months.
Our market in the Ann Arbor Area, really starts to bring the buyers and sellers out when March rolls around. So we have had a decrease in inventory over the last few months but now it is beginning to pick up.
Enjoy the charts and don't forget to move the bottom around to see different price points during the last few months.

The Ann Arbor Area Board of Realtors just released their monthly market reports. Included in the reports for January 2010 is data for Ann Arbor, Saline, Dexter, Chelsea, Manchester, Ypsilanti, Ypsilanti Township and Whitmore Lake.
Prices remain very attractive for buyers. The average sale price is $165,842 and reflects a increase of 8 percent over January 2009. Average list prices are up 6.7 percent, at $175,280.

market data: Marketing Report for Condo's in Ann Arbor and Washtenaw County - 05/20/08 10:26 AM



Average Days on the market condos in Ann Arbor was 105.
Average List price was $239,945, up 13.5% from April 2007.
Average Sales price for condos in Ann Arbor and Washtenaw County was $172,938.00 in April. This is down nearly 17.5% compared to April 2007.
April is the time of year when many U of M. Residents come to Ann Arbor and we have seen a number of condo's come off the market near the U of M. hospitals. There were 42% more closings on condos in April of 2008 than in April of last year.

Is the market stabalizing in Ann Arbor and Washtenaw County ?
Compared to last year, we are seeing less homes on the market, and the closings are definately up. Even though the average price of homes is down, buyers are moving and taking advantage of the homes in the best condition.
Average price home price is April was $258,017, down only 2% from April 2007.
Average sale price in Washtenaw County was $203,798 for April 2007.
Now for the GOOD NEWS......
Closing are up by 78% !! This is also a 16% increase in closings year to date.

market data: Ann Arbor Michigan and Washtenaw County June Market Data - 07/19/07 04:49 PM
Ann Arbor and all of Washtenaw County continues to feel the effects of the Pfizer move to Conn. These homes are so undervalued that buyers are snapping them up quickly. For instance, I have a transaction closing in August that the sellers paid 525,000 for last year and we are closing at 425,000. That is a great opportunity for my buyers and many other home buyers in Washtenaw County.
 The effects of this will take years to overcome and eventually these will be sold and off the market. Then sellers in those neighborhoods will be looking at appraisals coming in low and most … (17 comments)
