Ann Arbor and all of Washtenaw County continues to feel the effects of the Pfizer move to Conn. These homes are so undervalued that buyers are snapping them up quickly. For instance, I have a transaction closing in August that the sellers paid 525,000 for last year and we are closing at 425,000. That is a great opportunity for my buyers and many other home buyers in Washtenaw County.
 The effects of this will take years to overcome and eventually these will be sold and off the market. Then sellers in those neighborhoods will be looking at appraisals coming in low and most … (17 comments)

Pfizer is leaving Ann Arbor, we have known for that for months. Fine !
Now all the Pfizer homes are coming on the market. Pfizer employees were given a 100 loss on sale clause. So if they purchased their home in 2001-2007, they will NOT make money on their house. Pfizer is compensating them for their loss up to 100,000.  Great.
Problem is who is helping out the other sellers, who have to compete with homes WAY under market value? I met and did a pre-list appointment with a Pfizer relocating employee who bought their home in 2006 for 439,900.

pfizer: Outlook 2007, the Economy in Michigan - 03/21/07 09:57 AM
Yesterday the Ann Arbor News sponsored their annual Outlook 2007 luncheon. First to the good news.....not much but Grady Burnett, Director of online operations at Google spoke and he was very positive. He said they chose Ann Arbor because of the environment of Ann Arbor and the University of Michigan. As a graduate of U.M he was hopeful of the economy turning around and their goal to hire 1000 employees within 5 years. They are currently at 50. He said the challenge for us is to " believe things will get better".

Last year Pfizer donated $2 million to the local United Way (employees gave $1 million and Pfizer matched it for a total of $2 million donation/25% of the total). They donated $10,000 for school environmental education programs in Ypsilanti, $1500 to the Adopt-A-Class initiative for the Leslie Science Center, somewhere between $50,000 and $100,000 to the University School of Music Theatre and Dance, they sponsored a horse for the Therapeutic Riding Inc., sponsored SPARK, the Ark, Michigan Theater, Ann Arbor Summer Festival, the Miller's Creek watershed study, K-9 police dog Czar (and his vehicle), Huron River Day, and many other programs … (0 comments)

pfizer: Pfizer's Relocation Package - 02/26/07 06:06 AM
I was called for an interview on Friday by the Ann Arbor News. They were doing a article on Pfizer's relocation package out of Ann Arbor. I was happy to talk to the editor doing the story and my thoughts were it's a good thing I did as she really did not understand the "lose on sale" clause attached to the package. Basically, Pfizer has agreed to pay their employees the loss difference in what they paid for their home and what they can get for their home in today's market up to one hundred thousand dollars.

With Pfizer announcing it was closing it's doors on Monday, the city is in shock !! Pfizer is the second largest employer in Ann Arbor next to the University of Michigan and that is non profit. Over 3100 jobs will be lost and N.E. Ann Arbor will be the hardest hit. The fallout is yet to be determined.
