Minden Gardnerville NV Real Estate Market Snapshot - 02/20/08 11:04 PM
Here is a quick udate for Minden and Gardnerville NV real estate market statistics as of February 1, 2008. The numbers I am reporting on here are actually for the entire Carson Valley which also includes Genoa and a small area referred to as Topaz Ranch Estates. (The Topaz Ranch Estates impact is neglible due to the fact that I am not tracking manufactured homes which make up 90% of this market; also, the town of Genoa is a very small market (almost like a few neighborhoods) so this market will not have great impact on the housing market conditions being … (1 comments)

Reno Nevada Notice of Trustee Sale List - Best Deals? - 02/14/08 10:04 AM
For those of you wanting to get your hands on Reno Notice of Trustee Sales (aka Bank Auctions), I just posted up a fresh list of Reno homes that all have had recent filings (Jan 14 - Jan29, 2008) with Washoe County.
Are these great deals?  In the current market, the starting auction price is set at the outstanding loan principal balances plus selling cost.  Since most of these homes are underwater (negative equity), the auction price is almost always higher than the market price.
One would think that the banks would figure out that their cost of selling is higher after foreclosure … (1 comments)

Carson City and Carson Valley Housing Market Update - February, 2008 - 02/13/08 09:28 PM
With all of the attention recently (national media, Reno Gazette Journal) on the mortgage crisis and the housing market, I thought I'd give a quick update on how the Carson City housing market and the Carson Valley housing market are holding out.
Buyer Market vs. Seller Market?Both markets are currently "Buyer Markets" (probably not a big surprise!).  Compared to February 2007, the local markets have actually moved further into "Buyer Market" territory. I just updated the Greater Reno-Tahoe Real Estate Report with new data for January 2008 sold homes, pricing, and February 2008 inventory levels.  With the steady stream of about 10 new Reno/Sparks foreclosure (or short sale) listings every day in the region, it does not come as any surprise that the Reno area market fundamentals continue to shift towards the home buyer's advantage.

Tracking foreclosure activity?
The first public notification of any Reno home going into foreclosure is when the homeowner's lender files a Notice of Default with Washoe County.  About 90% of the pre-foreclosure activity in the Reno-Tahoe region is in Reno and Sparks (Washoe County).  I track and post all Reno notice of default filings and notice of sale (when the bank public auction is scheduled) filings.
Take a look at the most recent Reno homes with a Notice of Default filed.  Does this seem like a lot compared to your market?  Leave a comment...

The Reno Gazette Journal featured the Reno foreclosure market on the front page this morning.  I thought they did a nice job with information for people who are heading to foreclosure as well as potential Reno foreclosure home buyers.

Reno-Tahoe Market Update - February 2008 - 02/10/08 03:47 PM
The latest issue of The Greater Reno-Tahoe Real Estate Report is published (February, 2008).  The numbers and trends definitely will favor a patient home buyer.  For home sellers and anybody who makes a living from the volume of real estate transactions (agents, brokers, title companies, lenders, inspectors, ...), the numbers are not encouraging.
Most markets in the Reno area are hitting new lows (median home price and transaction volume) and the year over year Months of Inventory is climbing in every market.

New List of Reno Nevada Homes that sold in January, 2008 - 02/09/08 10:21 AM
Checking out the price of Reno homes recently sold?
I just posted up a list of Reno Nevada homes sold in January, 2008 on my site.  The list includes a summary analysis of how much sellers are conceding on their list price.  Surprising to me that the sold price remains fairly close to the list price given the strong buyer market in Reno.  This is certainly NOT what home buyers expect who are not grounded with numbers like these - and this is not surprising with the media coverage we all hear.
