Carson City offers four golf courses to choose from.  The Silver Oak course is my favorite based on the course, club house amenities, and easy access location.
The development also features many nice homes in a well planned community layout.  When looking for Silver Oak Golf Course in Carson City, however, it is not the simplest of tasks due to the fact that there are many streets and the zip code and MLS area cover a much larger geography.

In the town of Gardnerville, there is a newer development called Stodick Estates South that precludes ANY KIND OF FOR SALE SIGN on a property for sale (that includes street signs and window signs) until the builder (H&S Construction) has completed construction and sale of all new homes.  In this market, this is taking longer than once anticipated.  This restriction is written explicitly into the CCRs and will not be waived (believe me I've tried).
This creates obvious problems for home sellers who are trying to get maximum exposure for their property.  It also creates a problem for home … (1 comments)

Here is a quick udate for Minden and Gardnerville NV real estate market statistics as of February 1, 2008. The numbers I am reporting on here are actually for the entire Carson Valley which also includes Genoa and a small area referred to as Topaz Ranch Estates. (The Topaz Ranch Estates impact is neglible due to the fact that I am not tracking manufactured homes which make up 90% of this market; also, the town of Genoa is a very small market (almost like a few neighborhoods) so this market will not have great impact on the housing market conditions being … (1 comments)

Tracking the Reno real estate market?  Wondering if the Reno market is trending further into "Buyer Market" territory or improving (for home sellers)?

Last December (2006), there were 2,452 Reno Homes for Sale in the local MLS.  Currently (as of this post date), there are 2,445 Reno Homes for Sale in the local MLS.  This represents a very insignificant decline of 7 homes compared to last year - not even worth putting a percentage on at a 0.3% decline.  This would lead you to believe the Reno real estate market is about "the same" as last year.

The Buyer's Market Within???
OK.  Everyone who follows real estate knows that we are currently in a Buyer's market (which is defined by slow moving inventory, great negotiating leverage for home buyers, and stagnant to falling prices).
I'm here to tell you that there is currently a Seller's market (yes - you read that right) that exists right inside the Buyer's market we hear and read about.
In the last three weeks, I have had three different buyers get "beat out" by other buyers on homes - you may find this surprising (but it is true!):
