homes: Reno-Tahoe Area - Foreclosure Listings & Statistics: June, 2008 - 06/07/08 02:39 AM
The foreclosure market in the Reno Nevada area continues to be the most active area of the market.  In May, 2008 25% of all residential properties that were sold were foreclosure homes throughout the Greater Reno-Tahoe Region.  Considering that about 10% of the active listings are bank owned, you can definitely see where the buyers are seeking out their opportunities for the "best deals".

Hello,
One of the things I like to post here for other real estate agents to view are recent enhancements I make to my site.  You may want to consider doing something like this to your site to help visitors...
I recently completed a feature which allows a site visitor to easily search/browse real estate listings by any zip code in the Reno-Tahoe region which I serve.  Each zip code has a different page with all active listings available for browsing by price ranges.

The latest issue of The Greater Reno-Tahoe Real Estate Report is published (February, 2008).  The numbers and trends definitely will favor a patient home buyer.  For home sellers and anybody who makes a living from the volume of real estate transactions (agents, brokers, title companies, lenders, inspectors, ...), the numbers are not encouraging.
Most markets in the Reno area are hitting new lows (median home price and transaction volume) and the year over year Months of Inventory is climbing in every market.

homes: Reno and Sparks NV Notice of Default and Sale Properties - January 2008 - 01/24/08 12:33 PM
Tracking and monitoring the foreclosure market requires quite a lot of keeping up.  In the Northern Nevada region, there is a lot more foreclosure activity in the Reno and Sparks markets relative to others.
Before these Reno and Sparks homes go into foreclosure, they enter what we know as a "pre foreclosure" status.  The first step is for a notice of default to be filed (see Reno Notice of Default Homes).

homes: Northern Nevada Real Estate Market Recap for 2007 - 01/12/08 10:47 AM
Northern Nevada real estate investors:
 I just finished a recap of all 2007 statistics and trends over prior years.  See my blog post titled Northern Nevada Real Estate Trends 2007 to see year over year trends for transaction volume, median price, and % of sold price to list price by each community in Northern Nevada.
As you would probably expect, all numbers are down with the exception of Lake Tahoe real estate which still has a fair amount of activity at the higher price levels ($1.5M + ) which tends to keep the median price climbing.

If you are shopping for a bargain deal in Minden, Nevada, here are a couple of resources to hel you out:
Minden is a small town at the base of the Easter Sierra Nevada Mountain range (about 10-12 miles east of Lake Tahoe as the crow files).  Minden is one of the primary communities in what is known as the "Carson Valley".  Gardnerville and Genoa make up other towns.

homes: Reno Nevada Foreclosure & Short Sale Listings: January, 2007 Update - 01/03/08 12:35 PM

As of Jan 3, 2008, there are approximately 165 Reno foreclosure homes and Reno short sale homes (and about 16 condos in the same condition) in the MLS.  Last month at this time, there were about 170 (homes and condos combined).
Most foreclosure homes make their way into the MLS because the starting bids the banks place on them at auction is generally equal to the amount of the mortgage.  No surprise that nobody is willing to pay such a price and assume a negative equity position at once.

This post covers Lyon County, NV.  The primary communities in Lyon County (which is mostly rural) include Fernley, Dayton, Yerington, Stagecoach, Silver Springs, Smith, and Wellington.   
In November, 2007 there were 79 properties that banks filed a Notice of Default for.  As you likely know, these properties would be in a " pre - foreclosure " state.

If you are hunting for Sparks homes that are likely to end up in foreclosure, I am posting homes in Sparks with a Notice of Default that has been submitted to the homewoner and published at Washoe County.
From December 10-13, 2007, there were over 20 Sparks Notice of Defaults filed and about 5 Notice of Sales.

Here is some information to help you gage what is available and how motivated the new home builders are, in this case it is Lennar who is the builder.  
Here's what Lennar is offering on Reno and Sparks new homes:
Marinda at Northstar Ranch
Homes in this Reno new home community start in the low $300K.  Lennar is offering buyer incentives up to $50,000 on selected models of these homes.  Specifically, they have two that are "ready for move in".  That's over 15% of the purchase price!

 Many home buyers that I work with are interested in new homes due to lower maintenance, more contemporary designs, the security of builder warranties, and (more recently) new home builder incentives and aggressive pricing.
 Many buyers don't know that any real estate agent can represent them in a new home purchase and that there are some real benefits (ensuring an inspection be done, negotiation, advice on best floor plans for resale, etc.).
