Recently, I've been working with a number of prospective condo buyers looking for a condo which is newer construction and a short drive to UNR (University of Nevada Reno).  Park Silverada offers two condo units that may fit the bill.  Biggest drawback - the two bedroom models only have one bathroom - not the best of circumstances for two UNR students to share...

Reno Nevada offers a very secluded, private gated community called Lake Ridge Shores.  The community has only fine homes (offered between $600K and $2M) and offers tennis courts and marina access to Lake Stanley - a small recreational lake totally contained within the community.  Some homes have lake views, others will have golf course and city views.

nevada: Stodick Estates South Homes for Sale - Gardnerville, NV - 05/31/08 10:10 PM
Greetings -
In the town of Gardnerville, there is a newer development called Stodick Estates South that precludes ANY KIND OF FOR SALE SIGN on a property for sale (that includes street signs and window signs) until the builder (H&S Construction) has completed construction and sale of all new homes.  In this market, this is taking longer than once anticipated.  This restriction is written explicitly into the CCRs and will not be waived (believe me I've tried).
This creates obvious problems for home sellers who are trying to get maximum exposure for their property.  It also creates a problem for home … (1 comments)

Tracking distressed properties in Washoe County, NV?  This includes the primary cities of Reno and Sparks (but also Incline Village at Lake Tahoe, Sun Valley, and Washoe Valley which has Carson City addresses - go figure...).
 I just posted up a list of Washoe County Notice of Defaults on my site that were filed between February 27 and March 11, 2008.  Why are the flood gates open?  There were 134 new filings in two weeks.  This is hardly a trickle...
 Hopefully this will be of help to someone.

Here is a quick udate for Minden and Gardnerville NV real estate market statistics as of February 1, 2008. The numbers I am reporting on here are actually for the entire Carson Valley which also includes Genoa and a small area referred to as Topaz Ranch Estates. (The Topaz Ranch Estates impact is neglible due to the fact that I am not tracking manufactured homes which make up 90% of this market; also, the town of Genoa is a very small market (almost like a few neighborhoods) so this market will not have great impact on the housing market conditions being … (1 comments)

nevada: Reno Nevada Notice of Trustee Sale List - Best Deals? - 02/14/08 10:04 AM
For those of you wanting to get your hands on Reno Notice of Trustee Sales (aka Bank Auctions), I just posted up a fresh list of Reno homes that all have had recent filings (Jan 14 - Jan29, 2008) with Washoe County.
Are these great deals?  In the current market, the starting auction price is set at the outstanding loan principal balances plus selling cost.  Since most of these homes are underwater (negative equity), the auction price is almost always higher than the market price.
One would think that the banks would figure out that their cost of selling is higher after foreclosure … (1 comments)
