Budget Enables New York to Proclaim Itself Again the Empire State. - 03/28/11 08:59 PM
Governor Andrew M. Cuomo, Senate Majority Leader Dean Skelos and Assembly Speaker Sheldon Silver announced an agreement on a 2011-2012 budget that eliminates a $10 billion deficit without raising taxes or new borrowing. The decisions needed to reach this agreement were difficult, but were necessary to improve our state’s prospects for renewed growth and economic prosperity for all New Yorkers. The approximately $132.5 billion budget will reduce spending overall by over 2 percent from the current year. This is the first time since the 1996-1997 budget that the state budget was less than the year before. About 2 weeks ago,

Upper West Siders Outraged Over Duane Reade Digital Billboard - 03/27/11 11:05 PM
Say No to DRUGS store chains! Say no to Drug store chain's Neon Billboards! As many of you know, I am not a big fan of Duane Reade or any other big box drug store chain. Their strategy of opening a store on every block is not enough for them, now one of their newest mega 24 hour stores has digital 24 hour billboards with glaring lights into the intersection and apartments. Just in case somebody might not have noticed their presence on every block they are now projecting advertisements

Selling Manhattan "AS IS" Caveat Emptor (let the buyer beware) - 03/25/11 11:47 AM
I usually preface my blog posts and comments with the statement: "Real Estate is Local." Laws vary from state to state. Real estate practices vary from state to state. Real estate practices vary within a state. New York City has many of it's own laws and regulations and Manhattan is a unique place in the real estate Universe. New York is a *Title state many other states are **Escrow states. In Manhattan we sell properties "AS IS." What does "AS IS" Condition Mean? Contract contains "as is" language - "official notice" of the property's condition. The purchaser must rely upon its

Manhattan Townhouse Market Report - 03/10/11 10:51 AM
The Corcoran Group published the Manhattan Townhouse Annual Report. The report is a survey of closed sales market-wide in 2010 (as compared to 2009). It surveys several distinct markets, as well as the luxury high-end, breaking out single-family homes from multi-family ones (for the purpose of the report, multi-family townhouses contained two, three or four units only; buildings with more were classified as apartment buildings and were not included). Only arms-length transactions are studied. In 2010, there were 196 market-wide townhouse transactions, a 61 percent increase over 2009. Both the single-family and multi-family sectors increased in sales volume, by

Corcoran announces iPhone App Content Partnership with Curbed Network - 03/03/11 10:06 PM
One of the key things that sets looking for real estate with Corcoran's interactive platforms apart from its competitors is the vast wealth of information we provide for what's AROUND the property. From corcoran.com to our interactive touchscreen window displays, its in our digital DNA. One of the most successful (and most fun) ways we do this is inside our iPhone app, sharing this information based on either the property being looked at or where the person is in the city via our 'Get Out Nearby' feature baked into each property detail page. We provide a large amount of information on
