&lt;p&gt;Network Neutrality - is the guiding principle that preserves the free and open Internet.&lt;/p&gt;
&lt;p&gt;Net Neutrality means no discrimination. Net Neutrality prevents Internet providers from speeding up or slowing down Web content based on its source, ownership or destination.&lt;/p&gt;
&lt;p&gt;Net Neutrality is the reason why the Internet has driven economic innovation, democratic participation, and free speech online. It protects the consumer's right to use any equipment, content, application or service on a non-discriminatory basis without interference from the network provider. With Net Neutrality, the network's only job is to move data -- not choose which data to privilege with higher quality service.&lt;/p&gt;

&lt;p&gt;The nation's largest telephone and cable companies -- including AT&amp;amp;T, Verizon, Comcast and Time Warner -- want to be Internet gatekeepers, deciding which Web sites go fast or slow and which won't load at all.&lt;/p&gt;
&lt;p&gt;They want to tax content providers to guarantee speedy delivery of their data. They want to discriminate in favor of their own search engines, Internet phone services, and streaming video -- while slowing down or blocking their competitors.&lt;/p&gt;
&lt;p&gt;Instead of an even playing field, telco's and cable companies&amp;nbsp;want to reserve express lanes for their own content and services -- or those from big corporations that can afford the steep tolls -- and leave the rest of us bloggers on a winding dirt road.&lt;/p&gt;
&lt;p&gt;The big phone and cable companies are spending hundreds of millions of dollars lobbying Congress and the Federal Communications Commission to gut Net Neutrality, putting the future of the Internet at risk.&lt;/p&gt;

&lt;p&gt;The impact of the credit crisis and the national recession manifested in this quarter's report with marked declines in sales activity and sale prices over the prior year.&amp;nbsp; 2009's Second Quarter posted 50% fewer closings over 2008's.&amp;nbsp; An oversupply of available properties coupled with retreating demand in the first part of the year forced sellers to lower prices in order to differentiate themselves, resulting in 12-15% price drops across the board.&amp;nbsp; As a consequence, buyers have found themselves advantageously positioned with greater negotiability and have snapped up some of the best deals to be had in Manhattan in many years.&lt;/p&gt;
&lt;p&gt;History demonstrates that the spring is the busiest season for real estate transactions and, despite the slower pace over 2008, the report reflects greater sales activity in the Second Quarter than the First.&amp;nbsp; In addition, we have noticed a profound uptick in deal activity in May and June as pent-up demand from the early part of the year finally was unleashed on the market; June 2009 was even busier for our agents than the same month a year prior.&amp;nbsp; Keep an eye out for our Third Quarter Report to track the impact of these deals as they begin to close.&lt;/p&gt;
&lt;p&gt;New development sales - most signed between twelve and eighteen months ago - have also begun to feel the effects of a slower pace and noticeably fewer luxury property closings.&amp;nbsp; New developments posted decreased sale prices and slower activity; 67% fewer new development properties closed this quarter than were sold in 2Q 2008, with an average 14% drop in price per square foot.&lt;/p&gt;

      <title>Closing Doors Opens New Opportunities</title>
      <description>&lt;p&gt;As many of you may know, earlier this week I moved my real estate broker's license from Coldwell Banker Hunt Kennedy&amp;nbsp;aka Coldwell Banker Previews International to The Corcoran Group.&lt;/p&gt;
&lt;p&gt;I often thought my next move would be to open my own shop one day.&amp;nbsp;I was not looking to be associated with another brokerage, I was quite happy at Coldwell Banker Hunt Kennedy.&lt;/p&gt;
&lt;p&gt;The move came quite suddenly.&amp;nbsp;About two weeks ago the owner of the firm JoAnne Kennedy announced at our sales meeting that Coldwell Banker Hunt Kennedy will be closing after 21 years in business.&lt;/p&gt;
&lt;p&gt;While I decided to go to The Corcoran Group for several reasons, I would like to thank the many fine brokers&amp;nbsp;and firms in Manhattan that reached out to me when the news broke. I sincerely appreciate all the offers.&lt;/p&gt;
&lt;p&gt;While I am saddened by the closing of Coldwell Banker Hunt Kennedy, I am excited and&amp;nbsp;looking forward to many new opportunities at The Corcoran Group.&lt;/p&gt;
&lt;p&gt;Coldwell Banker Hunt Kennedy was the 6th largest broker in Manhattan with 214 agents. The firm was founded by two former Stribling brokers JoAnne Kennedy and Will Hunt.&amp;nbsp;The firm began from humble beginnings with its first office above a pizza parlor on Upper Broadway, specializing in&amp;nbsp;high-end upper west and upper east side properties. &amp;nbsp;&lt;/p&gt;
&lt;p&gt;In 1996&amp;nbsp;the company became associated as a franchise of Coldwell Banker, the first national brand to enter the Manhattan market. CBHK had an impact on the way business is conducted in Manhattan. CBHK along with four smaller firms brought NAR, NYSAR and MANAR (Manhattan Association of REALTORS&amp;reg;) to Manhattan and started the Manhattan MLS.&lt;/p&gt;
&lt;p&gt;Today MANAR has&amp;nbsp;48 member firms. Unfortunately they are all small sized firms. CBHK was the largest broker member. However, the presence of MANAR, a real MLS in Manhattan helped compel REBNY (Real Estate Board of NY)&amp;nbsp;the dominant Manhattan real estate board to change many of its policies and add ethics requirements and rules including implementing the &quot;24 hour&quot; co broke listing rule.&lt;/p&gt;
&lt;p&gt;To all my colleagues and friends from CBHK, I wish you all well at your new brokerages and look forward to doing deals together very soon.&lt;/p&gt;</description>
