It's nice to Realtors moving from Old School Real Estate to the new way! Ok, we still need to have both to survice.  Internet customers are not different than regular customers accept you have a lot more competition.  Here are a few tips to help you succeed with Internet Buyers:
1.  It's all about timing.  Most online buyers are in the research stage.  They could be from as little as buying this weekend to not buying for two years.  Part of your conversation needs to be asking them when are they looking to move?

Melbourne Real Estate and for that part any Brevard County Real Estate is starting to get hot again!  However, I have had people ask me if they should even buy a home in areas like Palm Bay or Cocoa Beach, and the answer is pretty simple.  Let's look at the facts...I like facts!

I have been following a blog on Inman News; http://www.inman.com/buyers-sellers/columnists/teresa-boardman/consumers-dont-want-be-captured , which has sort of taken on a life of its own.  The woman, a well known blogger from what I'm told, is saying that she doesn't believe that anyone should capture leads and that consumers don't want to be captured.  Firstly, I'm not really sure what the difference is between getting someone to call you from a yard sign, a magazine or a tv ad versus the Internet.  However, if you read many of these bloggers, they would make you think you are dirty for having people register prior to looking at … (7 comments)

That's what happens when you are up at 3am writing on Active Rain.  One of the negatives of being a creative type person is my mind never sleeps and often wakes me out of a sound sleep to either work on another marketing program or sometimes just write a song.

I know a bunch of my Agents actually read this stuff on here and I wanted to take a second to give them kudos for a job well done.  Even though we probably have the worst Real Estate market in the country or at least one of them (Brevard County Florida), my 20 active Agents wrote 35 contracts this past month.  It's an office record for our company.  On Monday we get to celebrate as I take our entire staff and Agetns out for Pizza, Bowling and Beer!

Homegain and Zillow Estimation Tools - Are they good or evil? - 07/09/08 10:16 AM
I have had a bunch of people email me lately on how to deal with their customers who use both Homegains and Zillows Home Valuations.  As we all know, both these tools are not accurate.  They are really a starting point for the consumer to start determination of their homes value.  I have read a ton of blogs on this issue and most Realtors are against these tools being out there.  Personally, I don't have a problem with either of them because it allows me to show my customers why I am the professional Realtor and why they really need us.

I had an interesting conversation today with an Agent in Rhode Island.  She works for one of the big franchises and is totally unhappy with the office and the company.  Of course, with my goal to help, I asked her why she wasn't happy.  There were many reasons, but the biggest was that her Broker is also her competitor as well as every other Agent in her office.  She told me that even the Broker is hesitant to help the Agents because she is a compteting Broker and is always trying to beat her Agents.  As she was talking, I couldn't … (15 comments)
