100MPH Marketing Software and System will be available to Florida Brokers in two weeks! - 07/25/08 11:31 PM
Hi Everyone! I am finally about ready to release our 100MPH Marketing Software. If you have been reading about the 100MPH system, you know that our Realty Team, now Real Estate Brokerage has been using the manual system for converting Internet leads to customers for life for 6 years now. It's been a great ride and we continue to grow even in this down market. Our software has made a huge difference in helping us manage our system. Even though the 100MPH Marketing System has been extremely successful for my Agents and myself, it was very time consuming and a lot of work. (0 comments)
Cultivating an Internet Lead...how do you do it? Are you just starting to use the Internet? - 07/23/08 07:15 PM
It's nice to Realtors moving from Old School Real Estate to the new way! Ok, we still need to have both to survice. Internet customers are not different than regular customers accept you have a lot more competition. Here are a few tips to help you succeed with Internet Buyers: 1. It's all about timing. Most online buyers are in the research stage. They could be from as little as buying this weekend to not buying for two years. Part of your conversation needs to be asking them when are they looking to move? 2. Most people who are on the Internet prefer (8 comments)
How would you like to make money from My Website? It's pretty easy! - 07/23/08 06:31 PM
Hi Everyone! My Real Estate Company in Melbourne Florida, is now offering you the ability to have the Brevard County IDX system on your site. 80% of our customers come from out of state. Most of our buyers come from NY, MA, CT and California and eveywhere in between! Here's how it works: I will create a Landing Page which contains our IDX search. You will simply add the link to your site. By promoting your affiliation with us, you will drive people to the search page. We will in turn capture those leads and turn them into sales. For any lead originating from (1 comments)
Some asked me if they should buy a home in Brevard County today.... - 07/23/08 06:16 PM
Melbourne Real Estate and for that part any Brevard County Real Estate is starting to get hot again! However, I have had people ask me if they should even buy a home in areas like Palm Bay or Cocoa Beach, and the answer is pretty simple. Let's look at the facts...I like facts! There are 77 Million Baby Boomers retiring over the next 10 Year period Prices are the lowest they have been since 2003! Brevard County Florida is the least expensive Waterfront Community in Florida! As far as I can see, this is as close to the bottom we are (0 comments)
To capture or not to capture...why is there even a question? - 07/17/08 09:11 PM
I have been following a blog on Inman News; http://www.inman.com/buyers-sellers/columnists/teresa-boardman/consumers-dont-want-be-captured , which has sort of taken on a life of its own. The woman, a well known blogger from what I'm told, is saying that she doesn't believe that anyone should capture leads and that consumers don't want to be captured. Firstly, I'm not really sure what the difference is between getting someone to call you from a yard sign, a magazine or a tv ad versus the Internet. However, if you read many of these bloggers, they would make you think you are dirty for having people register prior to looking at (7 comments)
Ooops! I forget to tell you my definition of an IREA! - 07/16/08 02:29 AM
That's what happens when you are up at 3am writing on Active Rain. One of the negatives of being a creative type person is my mind never sleeps and often wakes me out of a sound sleep to either work on another marketing program or sometimes just write a song. So what is an IREA, an Internet Real Estate Agent? Of course since this is my term, I also get to write the definition...which can also change! :) An IREA is a person who understands that in the ever changing Real Estate marketing world, the Internet is the most cost effective (1 comments)
Are you an IREA yet? What is an IREA? Is there really such a thing? - 07/16/08 01:35 AM
Ok, so a funny thing is starting to happen. I've been writing on blogs for a few months and have either talked personally with many of you or by email. It's been quite a lot of fun. More importantly, I have helped a bunch of you understand a little more about Internet Lead Capture and Conversion. Just a quick recap of where we are at with our Internet program. Our Real Estate Comany, Tropical Realty of Suntree is located in Melbourne Florida, many would agree one of the worst Real Estate Markets in the country right now. Our entire marketing budget (0 comments)
Systems - Do you have them? - 07/09/08 08:14 PM
After writing my last blog about my 100MPH Marketing and Software system, I had a comment from Cindy about systems. I then thought I should write just a quickie about systems. Firstly, if you have not read the book E-Myth by Michael Gerber, you should. I have based my company on his teachings. His entire concept is to create the McDonalds of whatever your industry. What does he mean by that? He actually means a couple of things which I'll explain briefly. 1. Do not be the Technician - If your goal is to run a business, then you need to (0 comments)
So what's this 100MPH Marketing System you keep hearing about? - 07/09/08 07:35 PM
I have had a bunch of people ask me to write a little bit about my 100MPH Marketing System and Software. I haven't released it to the public yet and my website isn't finished yet but I'll share a little insider information. Firstly, you can go to the site at www.100MPHMarketing.com to check out the site. Let me tell you why and how this system came about. When I started using the Internet to reach buyers back in 2002, I had to figure out how to convert visitors to customers. Over the next couple of years I tested several different lead (7 comments)
35 Contracts written in the month of June! - 07/09/08 06:51 PM
I know a bunch of my Agents actually read this stuff on here and I wanted to take a second to give them kudos for a job well done. Even though we probably have the worst Real Estate market in the country or at least one of them (Brevard County Florida), my 20 active Agents wrote 35 contracts this past month. It's an office record for our company. On Monday we get to celebrate as I take our entire staff and Agetns out for Pizza, Bowling and Beer! If you haven't figured it out yet, being successful in a slow market (11 comments)
Internet Marketing - Are you stuck in a Paradigm Paralysis? - 07/09/08 02:33 PM
Are you ready to become and Internet Real Estate Agent (IREA)? As many of you know, I have been talking and helping a ton of Agents over the past several months. It's been very rewarding for me to know I am directly responsible for a bunch of Agents who have come over the Internet side of Real Estate. Eventually, in my opinion, most transactions will be the result of an Internet connection. As more and more Agents come to understand the Internet and it's wealth of benefits, online competition for buyers and sellers will become fierce! For this reason, it's very (2 comments)
Homegain and Zillow Estimation Tools - Are they good or evil? - 07/09/08 10:16 AM
I have had a bunch of people email me lately on how to deal with their customers who use both Homegains and Zillows Home Valuations. As we all know, both these tools are not accurate. They are really a starting point for the consumer to start determination of their homes value. I have read a ton of blogs on this issue and most Realtors are against these tools being out there. Personally, I don't have a problem with either of them because it allows me to show my customers why I am the professional Realtor and why they really need us. (5 comments)
Is your broker also your competitor? - 07/05/08 10:01 PM
I had an interesting conversation today with an Agent in Rhode Island. She works for one of the big franchises and is totally unhappy with the office and the company. Of course, with my goal to help, I asked her why she wasn't happy. There were many reasons, but the biggest was that her Broker is also her competitor as well as every other Agent in her office. She told me that even the Broker is hesitant to help the Agents because she is a compteting Broker and is always trying to beat her Agents. As she was talking, I couldn't (15 comments)
A Happy 4th of July Message - I love this country! - 07/02/08 11:06 PM
I can't believe it's the 4th of July already! I remember my parents telling me that when you get older the time flies by! I really didn't buy it as I knew how long a school year seemed to last. Now my oldest son is telling me he can't believe he has been out of high school for 11 years and just turned 29 years old. Crazy! When I think of the 4th of July and the memories this holiday conjures up, I mostly think of the American Flag, Fireworks, Family, Friends and of course our young men and women in (7 comments)
Are you looking for a Realtor to List your Home? Ask for the stats! - 07/02/08 12:58 AM
So you have decided to sell your home and your first step is to hire a Realtor. Before you do so though, you should do your own home work to get an idea of what your home is valued. You really don't want to hear any surprises when you bring the Realtors in the door. In most cases I would recommend interviewing at least 2 Agents and sometimes 3 Agents. This is going to be the biggest decision you make over the next several months. Hiring the wrong Agent can cost you a ton of time and money, not to mention (4 comments)
Anyone going to NAR in Orlando this year? - 07/02/08 12:36 AM
I'm just wondering if anyone is going to NAR in November. I live near Melbourne so I will drive the 1 hour it takes to get to the place. It should be fun. Do they do any types of AR parties or anything at the convention? I'm just curious if we have the opportunity to put some faces to these blogs! (8 comments)
Have you joined our Internet Lead Capture and Conversion Group yet? What are you waiting for? - 07/02/08 12:34 AM
Hi Everyone! We have been getting a good response from new members in our Internet Capture and Convesion Group. However, we would like to build it up a little more so when we bring on new topics to discuss we have many points of view. Our topics will include and are not limited by the following: Lead Capture - Is your website the right website - Don' spend another dollar without learning more informatin about your site's abilities. Do you take advantage of the tools that may already be available on your site. Lead Conversion - It's one thing to capture (8 comments)
Do you own or run a Real Estate Brokerage? Do you have an Internet Program? - 07/02/08 12:11 AM
I'm doing some research right now and am interested in finding out how many Brokerages have full Internet Marketing programs for their Agents. If you do, do you have a specific lead conversion training for your Agents? The more I learn on here, the more I can help those who ask. So far the responses to my blogs have been excellent and I seem to be helping someone new every day with their Internet program. So here are my questions: 1. Do you have an Internet Program? 2. Do you have a specific Internet Lead Training Program? 2. Does most of (2 comments)
What is your click to lead capture rate? Let's see how we all rate with each other. - 07/01/08 08:46 PM
I have been talking to a ton of people lately. Many have asked me to evaluate their websites and their ability to convert a click to a lead. This is such an important part of taking full advantage of your Internet marketing, yet most of the people I asked, had no idea what their ratio was. If you would like me to take a look at your site and give you my opinion, go to: http://www.ehomesrealty.com/index.cfm/Free_Website_Evaluation So what I would like to do, for all our sakes, is let's find out where we all rate with each other with regard to (5 comments)
