Internet Marketing, Social Media, Lead Capture, Lead Conversion and so on.  We keep hearing every day that these are the tools of the future.  Do you get calls almost every day from someone telling you they are the next best thing to generate sales?  You simply pay them money and the sales roll in.  I get over 5 calls a week from someone trying to sell me something about how I'm missing the boat on the Internet.  Obviously they didn't do their homework as we are doing great with our Internet program and generated 329 sales in 2010 through the Internet … (4 comments)

I'm a pretty lucky guy.  I have a great wife, great kids, beautiful grandkids, a great brokerage with great agents and great friends.  What else could anyone really ask for in this life?  Between my new 100MPH Marketing Book and my eHomes Realty Network on top of my new company 100MPH Referrals, my non brokerage businesses are going great too!  I thank God all the time that luck has come my way.  But is it really luck?

Have you ever wondered why some people on here are very successful with Internet leads and others seem to have no idea what to do?  Capturing leads, even though not done very well by most, is extremely easy.  You can do pay per click marketing and by tomorrow have a good amount of leads...if you have the right capture tools of course.  However, it really doesn't matter how many leads you receive, it's how many buy or sell a home from you.  I like to call it "creating a customer for life".

I'm getting ready to head to the airport in a few minutes to go to NYC and Inman connect.  I have been asked to be on a panel about generating leads which is really going to end up being about converting leads.  I can never get into the lead generation conversation without talking about lead conversion because that is what is really important.  I think anyone can generate leads through a multitude of programs, but converting these Internet leads to sales is and has been for years, the great mystery.  Heck, we are really good at it and still only convert … (0 comments)

I keep reading posts on Activerain with regard to lead conversion.  It seems that many Agents believe that if a few leads are bad (about 95% are bad) then it's not worth working.  However, if you employ the proper systems, lead conversion is not that difficult.  It's time consuming to be excellent at it, but if you are even mediocre you can convert 1 out of 50 leads or so.  Perfect your systems and get down to 1 sale out of 25-30 raw leads.
So what can you do to convert more sales.

Hi Everyone!
Sorry I haven't written much lately.  I have been swamped with my companies.  Just a quick update.  Tropical Realty of Suntree, my Real Estate Brokerage is doing great.  This past month we wrote 44 contracts.  Not bad for only 20 Agents in this market.  We have 41 scheduled to close this month.  Very exciting!  100MPH Marketing is finally in beta launch with a couple of small brokerages being set up.  We are just about to launch our basic crm which is great!  The eHomes Realty Network continues to be the source for over 100 members who I help whenever I'm … (1 comments)

So you all know that I spend my life addicted to lead conversion and the more I get into this stuff, the more I come up with different stats to track my business.  We are in probably the worst Real Estate market in Brevard County Florida.  However, with our lead conversion system through my eHomes Realty Network, we have been able to grow each year in our down market.  Currently we are turning 1 sale from every 22 leads.  That's a pretty good number, but it's not my interesting stat.

lead conversion: Should you leave a message when calling an Internet lead? - 10/21/08 09:30 PM
This is an obvious answer but I can't tell you how many Agents I talk to that don't leave messages.  I believe you should leave a message every time.
Here are my reasons:
1.  If you don't leave a message, you have a 100% reality that they will not call you back.  It's sort of like a putt you leave short...it definately isn't going in the cup!
2.  If you leave a message you have a chance they will call you back.  I'm not much of a gambling man but I think your odds of getting a call back go up significantly … (14 comments)

I know I just wrote a very long blog on why you should write your business plan.  I also wrote that you should have an Internet strategy.  As most of you know, I am the founder of The eHomes Realty Network and I spend a good amount of time with all my new members evaluating their websites.  After all, you may have the best Internet marketing program out there, but if you have a site that doesn't capture leads or give you enough info to convert those leads, then you are not going to accomplish your Internet goals.
