This is my first market update in about 3 Months and my First day off in Months... Today I am home for the first day in many months, I am lucky to be as busy as I am but that is because I work this market and look for the bright spots...
Over all listing are down from last year with about 2600 active listings of those only 70 are Bank owned Foreclosures which are mostly homes and or condos priced over 300K, our market remain strong for housing Between $70,000 - $270,000 depending on needs, Square footage and style of home.

Loan Modification , this maybe available to homeowner that still has income but had an event that has cause a Hardship. Option include reducing Interest down to 1% for up to several years, creating a no interest loan for 6 months and then set at 5% and many more based on your Mortgage holder
Short Sale, if you are not earning or you just want out, then this is the next based option to avoiding foreclosure. This process requires you to list your home at market value and takes 60 - 90 days after you accept an offer for acceptance. I have had short sales slow down foreclosures for some of my customers for over 6 months, based on the offer many lenders are willing to offer relocation assistance from $2,500 - $5,000..
