This is my first market update in about 3 Months and my First day off in Months... Today I am home for the first day in many months, I am lucky to be as busy as I am but that is because I work this market and look for the bright spots...

St Augustine Market report and trends 2009

St Augustine market is still holding it own, with only 50 Foreclosures +/- active at this time & with over 3,000 listing as a Percentage it not bad. My sales in December where both Foreclosures one at Palencia and one in Hannahs Walk

Palencia sold for $240,000 with over 1800 SQ FT & some very nice Upgrades. Originally sold for $400,000 in 2005, wow what a few year can do to a market

Hannahs walk sold for $120,000 3/2.5/1 Built in 2006 and Originally sold for $240,000 back in 2006.

January2009 I have 3 contract so far and planning on writing another one next week 2 are Foreclosures and 1 is a Short sale, I have some great deals for St Augustine Foreclosures with interest rates heading lower as well as prices I expected 2009 to be a busy year with prices dropping and not hitting a bottom until Loan Modification or refinancing for underwater home owners is address.

First I would like to mention that many banks are starting to offer Loan Modification, relocation assistance and much more.

Stay in your Home!

Loan Modification , this maybe available to homeowner that still has income but had an event that has cause a Hardship. Option include reducing Interest down to 1% for up to several years, creating a no interest loan for 6 months and then set at 5% and many more based on your Mortgage holder
Short Sale, if you are not earning or you just want out, then this is the next based option to avoiding foreclosure. This process requires you to list your home at market value and takes 60 - 90 days after you accept an offer for acceptance. I have had short sales slow down foreclosures for some of my customers for over 6 months, based on the offer many lenders are willing to offer relocation assistance from $2,500 - $5,000.. The housing crisis is real and happening now, I have a simple solution that will reduce standing inventory and restore values to stop foreclosures.

First let agree that REO are not slowing down and in fact are becoming a larger percent of MLS listings and it's only going to get worst as more then 50% of several major markets are under water.

Now let discuss value

What determines Value? (In my mind it location and job availability )
Do Interest rate affect Value ( For me Yes )
Supply and Demand affect value ?
Guidelines for loans?
Price

In my opinion we have a number of negative and really only one positive, so what is my great Idea?

It's simple we need to make homes more affordable and raise the values at the same time - HOW

Interest Rates , it's really that simple

For Example, let use a home worth $200,000 in today market with a Interest rate of 6.50%
using simple math the Monthly interest payment would be $1,083 per month

Now what happens if we lower the rate to 3.25% we will cut that payment in 1/2 $542 per month and we all know what would happen if this was the case, REO / foreclosures will start to sell and inventories will start to drop and home prices will start to rise.

This same house can how be valued at $400,000 with a payment of $1,083 per month (IO)
now if values can rise, what would happen to our Markets?

Foreclosures would stop
Short Sales would stop
Inventory would drop
Builders can build
All of these bad loans will start to look Great!
Consumer will spend
Million of jobs would be saved

Before you say no way, think about the federal rate at 1% - this will still allow the banks to earn...

This seems like a win / win for our Country!

After we viewing some very nice homes in Murabella and with in the Gated King and the Bear we drove out to Heritage Landings to view homes that can be build with no CDD Fees with a nice selection of homes with Deep Discounts we had no choice but to remove it from our list.

Home foreclosures set record in first quarter, Florida & California Top List again!
