If you are facing foreclosure in Florida, I have some information that may be of Interest. I have been collected and keeping notes for the past 24 months

This information is directly towards homeowners that have not made a payment for more then 2 months

Keep records of each and every contact you had with the bank
Including modification attempts, refinancing etc as this will help around the 12 - 15 month
The single most important event is when you get served with the lawsuit ( Foreclosure ) this must be answered with 10 - 15 days from service and will extend home ownerships for an extra 30 - 120 days
Your answer can be as simple as you need 60 days to hire an attorney or to answer this matter if you can afford an attorney then hire one or search Google for Information . I know many homeowners that use this and received an extra 30 - 45 days just to answer
Modification is a great option to stay in your home but as we know from the data less then 5% of home owners and been granted one
In My opinion the longer you can stay in your home the more options you will have to keep it!

I am not offering any legal advise, just some information from other home owners to help!

It's hard to believe that another year is gone and the Foreclosure , Shortsales seem to have not ended. I look forward to next year but expect much of the same with Foreclosures starting to roll in after the Holidays as bank will need to generate cash. This will create some great buying opportunities for the long term.

Since i work for several banks performing Valuations I have current knowledge of the market as well as what can be expected next year, this interesting point for me will be the number of buyers versus the number of Foreclosures. For now it seems we have plenty of buyers for Foreclosures but that can be short lived as the number of foreclosures have drop in the past few months.

Foreclosures will increase in 2010
Rentals prices will increase as Foreclosure home buyers will be displaced
Mortgage rates will have to stay low
New Government programs will be created to help underwater home owners

For now have I wish you the best and hope that next year we will see some light !

This is my first market update in about 3 Months and my First day off in Months... Today I am home for the first day in many months, I am lucky to be as busy as I am but that is because I work this market and look for the bright spots...

Over all listing are down from last year with about 2600 active listings of those only 70 are Bank owned Foreclosures which are mostly homes and or condos priced over 300K, our market remain strong for housing Between $70,000 - $270,000 depending on needs, Square footage and style of home.

St Augustine Market report and trends 2009

St Augustine market is still holding it own, with only 50 Foreclosures +/- active at this time & with over 3,000 listing as a Percentage it not bad. My sales in December where both Foreclosures one at Palencia and one in Hannahs Walk

Palencia sold for $240,000 with over 1800 SQ FT & some very nice Upgrades. Originally sold for $400,000 in 2005, wow what a few year can do to a market

Hannahs walk sold for $120,000 3/2.5/1 Built in 2006 and Originally sold for $240,000 back in 2006.

January2009 I have 3 contract so far and planning on writing another one next week 2 are Foreclosures and 1 is a Short sale, I have some great deals for St Augustine Foreclosures with interest rates heading lower as well as prices I expected 2009 to be a busy year with prices dropping and not hitting a bottom until Loan Modification or refinancing for underwater home owners is address.

First I would like to mention that many banks are starting to offer Loan Modification, relocation assistance and much more.

Loan Modification , this maybe available to homeowner that still has income but had an event that has cause a Hardship. Option include reducing Interest down to 1% for up to several years, creating a no interest loan for 6 months and then set at 5% and many more based on your Mortgage holder
Short Sale, if you are not earning or you just want out, then this is the next based option to avoiding foreclosure. This process requires you to list your home at market value and takes 60 - 90 days after you accept an offer for acceptance. I have had short sales slow down foreclosures for some of my customers for over 6 months, based on the offer many lenders are willing to offer relocation assistance from $2,500 - $5,000..
