      <title>Useful Tools from NAR</title>

For those who do a &lt;strong&gt;Short Sale&lt;/strong&gt;, only late payments on mortgage will show and after sale mortgage will be reported as paid or negotiated.&amp;nbsp; This will lower the score as little &lt;strong&gt;50 points (not bad!) &lt;/strong&gt;if all other payments are being made. A short sale's affect can be as brief as &lt;strong&gt;12 to 18 months. &lt;/strong&gt;&lt;/p&gt;

&lt;p&gt;Foreclosures is the &lt;strong&gt;most challenging issue against a security clearance &lt;/strong&gt;outside of a conviction of a serious misdemeanor or felony.&amp;nbsp; If a homeowner has a foreclosure and is a police officer, in the military, in the CIA, Security, or any other position that requires a security clearance in almost all cases clearance will be &lt;strong&gt;revoked and position will be terminated.&amp;nbsp; &lt;/strong&gt;HOWEVER...a &lt;strong&gt;Short sale &lt;/strong&gt;on its own &lt;strong&gt;does not challenge most sercurity clearances. &lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;span style=&quot;text-decoration: underline;&quot;&gt;ISSUE: (Current Employment)&lt;/span&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Employers have the right and are actively checking the credit regularly of all employees who are in sensitive positions. A &lt;strong&gt;foreclosure &lt;/strong&gt;in many cases is ground for immediate &lt;strong&gt;reassignment or termination.&amp;nbsp; &lt;/strong&gt;Because a &lt;strong&gt;short sale is not &lt;/strong&gt;reported on a credit report it is therefore &lt;strong&gt;not a challenge to employment. &lt;/strong&gt;&lt;/p&gt;

&lt;p&gt;In &lt;strong&gt;100% of foreclosures &lt;/strong&gt;(except in those states where there is no deficiency) the bank has the right to pursue a deficiency judgment.&amp;nbsp;&amp;nbsp;In some successful &lt;strong&gt;short sales &lt;/strong&gt;it is possible to convince the lender to &lt;strong&gt;give up the right to pursuit a deficiency judgment against a homeowner. &lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;span style=&quot;text-decoration: underline;&quot;&gt;ISSUE:&amp;nbsp; (Deficiency Judgment -amount)&lt;/span&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;In a foreclosure the home will have to go through an REO process if it does not sell at auction. In most cases this will result in a lower sales price and longer time to sale in a declining market. This will result in a higher possible &lt;strong&gt;deficiency judgment.&amp;nbsp; &lt;/strong&gt;But in a properly managed &lt;strong&gt;short sale &lt;/strong&gt;the home is sold at a price that should be close to market value and is almost all cases will be better than an REO sale resulting in a &lt;strong&gt;lower deficiency.&lt;/strong&gt;&lt;/p&gt;

      <description>&lt;p&gt;Jobs? Yes...we need more jobs!&amp;nbsp;&lt;/p&gt;
&lt;p&gt;I read with great interest today&amp;nbsp;about the federal funds that our&amp;nbsp;County will be the receipient of as part of the country's economic stimulus package.&amp;nbsp;The goal with these funds is to&amp;nbsp;provide us with assistance in reducing&amp;nbsp;wildfire danger, and if you live in the Northstate you know about the wildfires we've had in&amp;nbsp;recent&amp;nbsp;years!&lt;br /&gt;&lt;br /&gt;The Shasta-Trinity National forest will&amp;nbsp;be receiving $1 million for fuels reduction projects, as reported by the local newspaper (The Record Searchligh).&amp;nbsp; According to Sharon Heywood, Shasta-Trinity Forest Supervisor, she's happy with this decision and agrees that this money will&amp;nbsp;provide jobs&amp;nbsp;for the California Conservation Corps and area contractors.&lt;/p&gt;
&lt;p&gt;The article indicated that&amp;nbsp;this work&amp;nbsp;is part of the first 10 percent of projects funded by $98 million for the Forest Service nationwide in the American Recovery and Reinvestment Act. Across the country, the projects are expected to create 1,500 jobs. That's some progress if I may add.&lt;br /&gt;&lt;br /&gt;This is a start however...Redding needs more jobs!&lt;/p&gt;</description>

I've been told that my time could be put to better use but I have a thing about &quot;seeing&quot; the inventory personally. I mean, virtual tours have certainly made things convenient and totally useful but they can't tell me everything I need to know.&lt;/p&gt;
&lt;p&gt;For instance, many agents (in efforts to highlight certain features of a home) include such things like &quot;RV parking&quot; but often times I get out to preview a listing only to find that you can barely fit a boat, let alone an RV! Another reason I still preview our local inventory is so that I'm ready to go hen I get that million dollar call! I'm serious.&lt;/p&gt;

When new homeowners sign their name on the dotted line, responsibility is theirs. Most people know that tax write-offs of mortgage interest &lt;/em&gt;are among the biggest financial benefits of home ownership. But some people question whether this benefit is really great enough to offset the &quot;big picture&quot; cost of ownership - including the hefty down payment and closing costs needed to get a former renter across the threshold to homeownership. Homes typically appreciate in value over time - at the same time the homeowner builds his or her equity in the property through monthly mortgage payments. Though tax offsets begin right away (really starting to &quot;pay off&quot; in that first tax filing season after a home's purchase), the bigger picture benefits tend to come with time.&lt;/p&gt;
&lt;p&gt;
&lt;p&gt;&lt;strong&gt;That's why potential homebuyers should carefully evaluate how long they expect to stay in the home that they are considering purchasing.&lt;/strong&gt; If they anticipate staying in their first home only one to two years - especially in today's market - they're not as likely to get a good return on their initial investment. &lt;strong&gt;More so than apartment dwellers, the lives of people who&lt;/strong&gt; rent a house can often mirror those of actual owners. You'll see many home renters making routine repairs, gardening, shoveling the driveway when it snows or cleaning the gutters after the leaves fall. But there is one fundamental difference. Unlike equity built with each monthly mortgage payment, &lt;strong&gt;the rent that person is paying is producing zero future financial benefit. In fact, a renter essentially paid the landlord's mortgage and likely additional utility costs.&lt;/strong&gt;&lt;/p&gt;
&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Since most homes increase in value over the long term, a home not only provides a place to live but will ultimately provide return on a consumer's original investment&lt;/strong&gt;. Additionally, when it comes time to apply for other forms of credit, responsible homeowners are more desirable borrowers. Yet some buyers are still sitting on the sidelines trying to time the market bottom - which is always ill-advised. &lt;strong&gt;By the time most folks recognize the true bottom, prices are already on their way up. Buying a home should always be approached as a good long-term investment,&lt;/strong&gt; providing equity accumulation, cost appreciation and tax benefits over time. Homeownership is a lifestyle decision, a highly personal decision. Yet today's current market, while different from market-to-market, is generally typified by falling or stable home prices, still-low interest rates, and a large number of homes on the market. &lt;p&gt;&lt;strong&gt;By buying a home, I'll become a victim of the foreclosure mess (&lt;em&gt;this is a common misconception these days and for good reason do to the soft economy). &lt;/em&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;The Reality&lt;/p&gt;
&lt;p&gt;While foreclosures have presented very serious concerns for those people affected across the country, it's important to remember that they account for just a small percentage of all homes sold. In the midst of all the negative news headlines, it's easy to forget that &lt;strong&gt;mortgage money is still available for qualified borrowers.&lt;/strong&gt; To help prevent foreclosures in the future, lenders have returned to upholding higher standards. These may require you to demonstrate strong basic borrowing &quot;fundamentals&quot; such as proof of income, solid credit, ability to make a down payment, etc.&lt;/p&gt;
&lt;p&gt;
&lt;p&gt;
&lt;p&gt;&lt;em&gt;&lt;/em&gt;&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;Definition of a Short-Sale:&lt;/strong&gt;&amp;nbsp;&amp;nbsp; A sale of a house in which the proceeds fall short of what the owner still owes on the mortgage.&amp;nbsp; Many lenders will agree to accept the proceeds of a short sale and forgive the rest of what is owed on the mortgage when the owner cannot make the mortgage payments (and is able to prove it). By accepting a short sale,&lt;strong&gt; the lender&lt;/strong&gt; can avoid a lengthy and costly foreclosure, and the owner is able to pay off the loan for less than what he owes. This type of negotiation is done through frequent communication with the bank's Loss Mitigation department.&lt;/p&gt;
