The excitement is mounting for the Annual Roses & Rust Marché du Printemp (French for Spring Market) coming to Redding this weekend!

What is it? Upstate California's premier vintage market offering French & Shabby Chic home and garden decor, antiques and collectibles, jewelry, vintage clothing, and many re-purposed unique items.

Saturday April 13 tickets are $6 and the Marché will be from 8 am to 4 pm, all at the Redding Civic Auditorium.

Can't wait for Saturday? The Roses & Rust Team will host a pre-event Soirée Friday April 12th, 2013 from 5-8 p.m. This will will be an opportunity to view, shop, enjoy refreshments and raise money for a local charity. Soirée tickets cost $15 and are good for admission on Saturday for Roses & Rust "Marché du Printemps" as well.

Redding’s funnest 5k is a run for all speeds and ages. Runners rock out to live bands while being showered in neon colors, finishing up at the Gnarly Neon after party.

Location: Turtle Bay Exploration Park, Redding

The DJ gets the party started at 9am when runners, walkers, skippers, and hoppers will leave every 15 minutes. Gnarly Neon sunglasses will be handed out to all participants prior to the run, and crazy costumes are not only welcome, they are encouraged! Runners will rock out to awesome beats while getting showered in colorful chaos throughout the course.

Make sure to invite your friends to join this event on facebook so they don’t miss out on all the fun!

Registering for a race is easy. Simply click the Register button. To maximize the amount of fun we suggest you invite all of your friends and family to join you. 2013 The Year of the Seller's Market

Redding Ca Housing Market finished strong in the 4th Quarter of 2012. The real estate market has officially shifted from a buyer's market to a seller's market...overnight! Sales are up quarter after quarter and inventory continues to decline but not buyer demand!

Shrinking Inventory

Our local MLS inventory for single family homes in Shasta County is at 550 effective the day of this report (1/24/13); 230 of those homes are located in Redding. This shrinking effect has caused home value to increase naturally; there are more buyers than we have homes for sale and that's always a good thing for the homeowner who wants to sell but not so good for the home buyer. Increased competition, bidding wars, increased prices and low selection of homes is causing some buyers to give up! Local agents resort to "out of the box" prospecting in order to match their buyer with the right home, but the process is much lengthier.

The average sales price is up from Q3 2012 and Q4 2011 to $216,633 (see "Average Sales Price" below).
The average price/SF is up in all categories from Q3 2012 and Q4 2011 .
The Federal Housing Finance Agency (FHFA) reported upbeat statistics for both Redding and the State of California.

Foreclosures in the Redding area are declining and that's a positive sign for the overall recovery of our local economy. Redding home prices rose by 7.5% last year and are expected to continue the upward trend. The median home price is now $180,000 (up from $167,000 a year ago). My recommendatinos if you're a buyer, don't wait too long to make a decision, the longer you wait, the more you will pay.

Homeowners should cease this opportunity! Given the shortage of homes on the market and increased buyer demand, this could be the very best time to sell if you have been thinking about it.

Buying Property Is A Numbers Business

A fire destroys only the house and improvements. The ground is left. A defective title may take away not the only the house but also the land on which it stands. Title insurance protects you (as specified in the policy) against such loss.
A deed or mortgage in the chain of title may be a forgery.
A deed or a mortgage may have been signed by a person under age.
A deed or a mortgage may have been made by an insane person or one otherwise incompetent.
A deed or a mortgage may have been made under a power of attorney after its termination and would, therefore, be void.

Moonstone Bistro Restaurant Review (Redding, CA)

It's so awesome every time I get the opportunity to go on a date with my husband. As Realtors, it's not uncommon to be at a client presentation one minute and dining in one of Redding's best the next. It's mixing business with pleasure but that's what makes this job so enjoyable! We lead busy lives which means our dates revolve around client presentations, showing homes and prospecting for business over a cup of coffee. Life is good as long as we're having fun!

Today we visited Moonstone Bistro, they're one of the few Redding restaurants open for lunch on Saturdays (and that's a plus!). To our surprise, they're spicing things up out there with their new Southwest dishes and several new menu choices.

I ordered the Goat Tostada; locally raised elwood ranch goat, braised with pineapple & tomato on fresh corn tortilla, tabasco aioli, cotija cheese, organic greens & fresh corn, house made refried beans & spanish rice...all my favorite flavors in one cool dish!

Chris ordered the Durham Ranch Flat-iron Steak! An 8 oz. free-range flat iron steak rubbed with spices, breaded with dried banana chips and flamed grilled, butter cornbread crumble, ancho sauce and topped with avocado corn guacamole...can you say delish!

This is what we're thinking of ordering next time we're at Moonstone:

Tomatillo Verde with Rice & Beans and Eel River Organic New York Steak!

SRMC’s Turkey Trot is celebrating its 27th anniversary! Redding’s biggest and longest standing tradition on Thanksgiving Day morning is an event not to be missed and fun for the whole family!

All the proceeds from the 2011 Turkey Trot were donated to Shasta Family YMCA, Shasta Family Justice Center, Plus One Mentors, Redding Recreation and Girls on the Run. And this year’s proceeds benefit the Good News Rescue Mission.

This family fun all day event begins with the daytime hoedown from 10 a.m. to 7 p.m. featuring pony rides, watermelon eating contest, sack racing, three legged race, water balloon toss, shooting and bow n arrow contest, zip line, cannons, hay bale pyramid, hay bale maze, barnyard jump, volleyball, cornball, pig races and prizes. There are two trains, the Cow Train and the new Grain Train, available to rides on around the property.

Then finish the day with the nighttime hoedown dance featuring “The Billies”, a country, blues, classic rock band that begins at 8 p.m. with dance gates opening at 6 p.m. till midnight.

A No Host Cold Beer and Wine is available at the “Watering Hole”.

Cost for all day admission is $12.50 including the dance, Seniors 65+ $10.00, and children under 3 are FREE. Admission for ONLY the dance is $5.

Harvest Festival at Whiskeytown, Sept. 22, 2012

Whiskeytown National Recreation Area staff and the Friends of Whiskeytown invite visitors to join us for the 2^nd Annual Harvest Festival on September 22, 2012, from 10:00 am to 3:00 pm at the park’s Tower House Historic District. This fun and family-friendly event will feature apple tasting, an apple-themed bake-off contest, games for all ages, and tours of the historic Camden House and orchards. Additionally, the festival will also offer a tour by world-renowned arborist Rico Montenegro, who will speak about ongoing efforts to restore and manage the historic orchards in the Tower House Historic District.

Over 15 varieties of apples will be available for tasting, all of which are heirloom cultivars, planted in the mid and late 19^th century by Charles Camden and Levi Tower. These cultivars were grown organically, possess unique characteristics and are not found in modern apple varieties.

The bake-off will be judged by a local panel that include representatives from the culinary industry- prizes will be awarded to those with the best tasting creations. Please include the recipe for your dish, as it will be compiled into a harvest-themed cookbook, featuring historic Whiskeytown recipes from the journals of early settlers.

Visitors can park in the Tower House Historic District parking lot and follow the footpath to the Camden House where the festivities will be held. Kid's Kingdom and The Missing Fantasy Fountain!

So what Happened to the big Volcano at Kid's Kingdom?

IT'S GETTING A MAKEOVER!!

For a while many here in Redding, CA have been wondering what's happening over at Kid's Kingdom and its iconic Fantasy Fountain, especially during these long, hot summer days!

I realize times have been tough for our local economy but really? No Fantasy Fountain, just before summer! BUT NOT TO WORRY...It will be back, this time just safer.

Anybody with young children (including myself) have terribly missed Kid's Kingdom Fantasy Fountain, one of Redding's unique recreation places, especially if you're a child!

For those new to Redding, Kid's Kingdom is located next to Enterprise Park in South-East Redding and if you go today, you'll still see the wooden fortress but not the famous volcano! The spray features, water cannons and rumble of pending volcanic eruption have generated thousands of exciting squeals, laughter and good memories over the course of 10 years.

Makeover In Progress

I'm pleased to report that Fantasy Fountain is recreating itself, it's getting a makeover, complete with a NEW VOLCANO and WATER SPRAY PARK! The goal: A safer and efficient place for our children.

California deficiency judgment..how does it affect you or does it?

First, let's define Deficiency Judgment.

A deficiency is the difference between the principal balance due and the amount received, providing the amount received is less than the amount owed.

Whether the bank can pursue a deficiency judgment after a foreclosure or short sale depends in part on whether the promissory note makes the seller personally liable for the debt. Some states allow for personal liability. In California, you're off the hook...let us explain:

California borrowers on a one- to four-unit residential dwelling are exempt from deficiency judgments (applicable to all purchase-money loans).

HOWEVER...

If you took on a loan after the home was purchased either through a refinance or second mortgage, then you may be subject to a deficiency judgment under the following conditions (via California Association of Realtors):

The lender forecloses under judicial proceedings (California Code Civil. Proc. § 726).

Most lenders foreclose through a trustee's sale; however, which does not give the lender the right to pursue a deficiency judgment.

A three-month time limit applies to actions for deficiency judgments under a judicial foreclosure.

If the second mortgage is hard money and the lender has lost security for that loan through a foreclosure or short sale -- making the security for the promissory note worth nothing -- the beneficiary of that second mortgage can pursue a deficiency judgment (Roseleaf Corp. v. Chierighino, 59 Cal. 2d 35 (1963)

Effective Jan. 1, 2011, offers deficiency protection to California short sale sellers if the loan is in first position. It does not apply to foreclosures.

Cool, Sunday Drive ~ Dunsmuir CA

Welcome to Dunsmuir, CA...

Is there anything better to do on a cool, Spring day than a short drive to one of our favorite little towns, Dunsmuir, California!

It's quaint, it's historic and it embodies the best of smalltown America!

Dunsmuir is one of those little river and railroad towns you wished you had grown up in. Actually, come to think of it...I did grow up in a railroad town (population 4,200)! Dunsmuir reminds me of my old stomping grounds in Connell, WA in many ways.

Dunsmuir is know for having "the best water on earth"...they're serious about their water.

I like that you can walk from the local Cafe to the river and back to your Bed & Breakfast or log cabin. Some of the best restaurants between the San Francisco Bay Area and Portland are located in this little town of 2300 people. Our regular stop has to be Cafe Maddalena!

We took our children on a Sunday drive recently and really enjoyed our time, here's what we saw.

Redding CA Views - Real Estate Moments

We recently spent some time with new, out of town clients. They are buyers with a very specific list of what they want (and don't want). I like people like them, it makes my job more exciting - and efficient!

Hot on their list is a house with views, not just any views but jaw-dropping views, like this one.

One of the houses we looked at on 16615 Benson Rd in Cottonwood, CA had by far some of the most incredible views I've seen in a long time! The MLS link doesn't do it justice. Truly on top of a hill with 360 degree views, this house on 40 breathtaking acres. This was a custom home, designed by the owners, and unlike some other custom homes, this was well thought out and made practical use of every space in the home. Here are some images I captured with my handy-dandy, smarty pants iPhone.

We then proceeded to check out a house towards the NE part of Redding, on 13497 Old Oregon Trail and this one too had some of the best city views in town!

At the end it was this beautiful house and property that stole their hearts! A house with views to the Western Mountains, a pool and many new features that were high on their list.

What's Up With the Real Estate Market!

The Crazy/Loco Real Estate Market

Things are crazy, crazy! If you would have told me a year ago that we would be seeing the "bottoming" of the real estate market in our little town of Redding, CA I would have said you're crazy, "muy loco"...but folks, I'm here to tell you we are turning the corner!

Remember those days when you'd put up a for sale sign and the phone would ring (a lot) and soon after you'd have multiple offers on the table? Well, that's exactly what's happening today in Redding's Housing Market. Busy buyers out looking in the late dark hours, heavily visited open houses and agents bumping into each other showing the same houses. We haven't seen days like these for the past six years, it's about time!

Supply & Demand (and my guacamole salsa)

Remember in school when the teacher explained the law of supply and demand? Lack of supply drives prices up. I see it every year with my favorite fruits and veggies. Take my guacamole salsa for example, it tastes so much better when I'm not paying an arm and a leg for those avocados. Home buyers for the past few years have tasted the best deals of the real estate market, but I believe that's about to change. We will soon hear, "I wish I would have bought real estate in 2011 or 2012". Now enter the home-owner...what happens when you have a lot of buyers willing and ready but not enough supply to choose from? Bingo. But don't get carried away, overpricing your house will backfire. We're not out of the woods yet and savvy home-buyers will not over pay, not like in the old days. We are seeing plenty of qualified buyers out in the market, in all price ranges, sales are happening, multiple offers are now common across the board, this phenomenon is helping stabilize home values, and that is a good thing for our local economy which is highly impacted by the housing market.

Why Then Hasn't My House Sold

Could it be slightly overpriced? Is it the location? Marketing efforts (or lack thereof)? Or maybe it's the condition of your home? Whatever it may be, you should have a heart to heart talk with your real estate agent and re-evaluate the status of your house. Generally speaking, if you had several showings during the first three weeks of listing your home (the honeymoon phase), and no offers, chances are it's overpriced. Perhaps, it was well marketed, it's in great condition and the location is wonderful; many have come to see it but you still don't have an interested buyer...then it may be time to reduce the price. Remember, buyers are out there, homes are selling, get in the game.

Local Statistics - Redding CA

As of this article, (March 2012), there are approximately 740 properties for sale throughout Shasta County, we're use to seeing this number well over 1,300 and 35% of this active inventory is in Redding, that's approximately 270 homes.

People think Redding is "flooded" with foreclosures, you'll be surprised at these numbers:

In Redding, approximately 50 of the houses currently for sale are bank-owned (a.k.a. REO's/Foreclosures) - here's the most recent list of foreclosures, http://link.flexmls.com/wwkzhocr4x7,10 (this is as of March 2012).
What about Short Sales? The inventory is even lower, with just over 20 single-family-homes short sales don't make up most of our inventory as some may think. Here's the most recent list of short sales, http://link.flexmls.com/wwkzhmxp4fl,10
When you do the math, Redding's distressed market is really about 25% of the total inventory, again foreclosures and short sales combined. While that's no little number to sneeze at, to say that our market is "saturated with foreclosures" when less than 50 single family residents have been repossessed would be and an over-inflated statement.

In a nutshell...

If you're in the market to buy and you are looking to snatch up a really good deal, you better not wait much longer, this is by far the best time to do it because change is in the air.

Pay as you can at "The Savory Spoon" restaurant ~ Redding CA

It's hip, it's delicious and it's different!

When was the last time you ate at a restaurant and was told to "pay as you can"? For me, never.

Until I visited The Savory Spoon that is.
