redding ca real estate: What You Should Know Before Buying a Home - 08/11/11 03:55 PM

Below are ten tips you should be aware of before buying a home:
Before you start looking for your Redding CA home, get pre-qualified for a loan. Banks, credit unions and mortgage bankers make home loans; mortgage brokers process them. The lenders will take an application, process the loan documents, and see the loan through to the funding stage. We also recommend you work with a local lender and if you don't know of one, we can make a recommendations. If you have marginal or bad credit,  a lender will also assist you in that process. You may be able … (2 comments)

redding ca real estate: Redding CA Short Sale Process: What is a Hardship Letter - 04/10/11 01:50 AM
For years we have been representing clients in Redding CA who are at risk of losing their home. A common question from distressed property owners is "What is a Hardship Letter"?
If you are a homeowner looking for your home loan to be modified, one of your initial steps is the writing of a hardship letter. This letter goes to your lending institution. It explains your financial hardship, what led up to the hardship, and how a modification will help you out of it. It is used to explain to the lender the reasons for your need to do a short sale. Reasons such as divorce, job … (1 comments)

redding ca real estate: Homeownership Does Matter - 01/11/11 02:09 PM
2010 was a year when the media questioned whether home ownership is good for America and challenged federal initiatives that favor home ownership-including the mortgage interest deduction. We recently got an email from a prospective buyer in which he questioned whether he should buy a house now or wait a few more years. In probing for more, we discovered that much of his doubts were coming from the media and a friend who insisted this wasn't the right time to buy. The media attacks seek to persuade the public that such actions (buying a house) is not in their best interest.

1. Should I have a home inspection?
It all depends. If you have a newer home, say a house that was built within the last ten years, we don't think it's necessary for you to get your home inspected. However, if you have an older home and you know there … (4 comments)

redding ca real estate: What $300,000 Buys In Homes Across Shasta County - 10/18/10 02:46 PM
Interesting article by Forbes.com on "What $300,000 Buys in Homes Across America". By this article, it looks like it doesn't buy you much in San Diego where their median home price is still above the national average at $392,600. Yet, in Houston you're able to buy a huge 3,100+ square foot home with all the bells and whistles.
This got me thinking about our local area. What can $300,000 buy you across Shasta County. I hand-picked these properties based on my opinion of "best bang for your buck" keeping in mind location, condition and return on your investment. Some of the features for several of these … (1 comments)

redding ca real estate: Have we hit bottom yet? - 11/19/09 05:35 PM
We're often asked this question by friends, family and clients and while it's important to clarify that not all homes hit bottom at the same time, if we look purely at local MLS numbers and current market activity, we can safely say that Redding's Real Estate market in general has seen the bottom. The decline of home values has slowed down in our area and our "pending" sales continue to increase every month...causing sales activity to remain solid. A recent index by Zillow, indicated that Redding's home values for the month of September were up 0.1% compared to August and down … (4 comments)

redding ca real estate: Redding CA Real Estate Market Update - 11/08/09 01:39 AM
Home inventory is going down and sales activity is going up! That is great news for the Shasta County real estate market. Anything under $200,000 sells...that seems to be where the buyers are. This is primarily due in part to the First Time Home Buyer Tax Credit which was recently extended through 2010. For those that waited "until prices come down", their patience was well worth it!
The average days on the market for homes in the Redding, CA area are around 130 days. Almost 50% of our unsold inventory is a foreclosed property or pre-foreclosure (short-sale). Homeowners who have not been able … (0 comments)

redding ca real estate: Is it necessary to preview homes? - 01/20/09 04:35 PM
Call me old-school but I still think it's essential to preview our inventory. I've been told that my time could be put to better use but I have a thing about "seeing" the inventory personally. I mean, virtual tours have certainly made things convenient and totally useful but they can't tell me everything I need to know.
For instance, many agents (in efforts to highlight certain features of a home) include such things like "RV parking" but often times I get out to preview a listing only to find that you can barely fit a boat, let alone an RV! Another … (5 comments)
