Pre-Foreclosure Sale Introduction & Seller Incentive At Closing The Pre-Foreclosure Sale (PFS) option allows mortgagors in default (resulting from an adverse and unavoidable financial situation) to sell their home at FMV and use the sale proceeds to satisfy the mortgage debt even if the proceeds are less than the amount owed. This option is appropriate for mortgagors whose financial situation requires that they sell their home, but they are unable to do so without FHA relief because the gross recovery on the sale of their property (i.e., sales price minus sales expenses) is less than the amount owed on the mortgage. Wow...I am grateful for all of my buyers out there at this point, I am. Great deals out there, alot of activity, a ton on the market to choose from.....wait, a ton on the market to choose from, that's it...and my guess is you are gonna want to see every last home in your price range before you make a decision, OK...oh how I long for a free Saturday afternoon. by Kenneth R. Harney Second liens and "piggyback" loans have been big impediments to successful mortgage modifications for thousands of financially-stressed home owners. Now the Obama administration has a new program to deal with the problem.
Under a plan outlined last week, the Treasury department will soon begin offering cash incentives and subsidies to lenders who lower troubled home owners' monthly payments on second mortgages and credit lines, or simply write them off their books.
