I know what you are thinking but if you have a primary home mortgaged under $2Million and you are behind on payments, have a hardship or in danger of defaulting...think about a short sale...PRETTY EASY STUFF....
Every property that we have sold over the $350K mark...with 2 liens or less..has worked out...and we have closed dozens over this price point...WHY DO THEY SELL SO EASILY YOU ASK? Well....here is my theory...
1-usually no M/I

The short sale agent handles complex negotiations with the bank. If the agent has no experience dealing with loss mitigation and negotiators, the seller is the person who may suffer. Short sales require a ton of work and mortgage knowledge. This is far from the regular Real Estate transaction...whom you choose to represent you will make the difference in getting the deal done or possibly foreclosing. Novices should not handle short sales.

For the 2nd time this week...I have had to inform clients of mine that they do not get the $8000.00 1st Time Homebuyer Credit at closing....Agents...we must make people aware of this because apparently...some of the documentation out there is confusing....I even had a mortgage lender tell me he had to explain this to a client as well(that persons' agent did not tell them)

The thought is the recession is over....I just don't agree...with 14% of homeowners missing a mortgage payment or in pre-foreclosure, jobless rates at an all time high and credit restrictions and guidelines getting harder and harder to obtain a loan...I say we are headed for a huge bottleneck(if we aren't already there). I don't want to be a Debbie Downer but I really think the banks will need to ease up on some of the lending guidelines to get more inventory both distressed and otherwise off the books...Plenty of good candidates out there to buy homes but when that person has … (0 comments)

As it just bit me in the butt...I had a Short Sale contract ready to close...it was a cash deal...you don't get many of those and I was happy to see this property finally get sold...UNTIL...
It did not close...why you ask? Because of the new scam, buyers who can print phony POF letters off a website only to try and flip a new buyer before they close...same bad scam only now they sites have perfected the art and found the loopholes...

I admit, listing Short Sales is probably alot better than having the buyers on a Short Sale...I always know the information first but I also hear the complaints...
I would like to think I am good at this but then you have the occasional basket case agent who ruffles the feathers of the process...IT IS A PROCESS...ONE THAT TAKES ALOT OF HANDS,PATIENCE & PRACTICE FOR APPROVALS...AND A LITTLE TIME.
I send out disclosures on my properties to agents, PLEASE LET YOUR BUYER KNOW ABOUT THE SHORT SALE PROCESS...Sometimes they get what I am saying, sometimes, they make it worse.
