Gone are the days when you can just "cherry pick" lets say...and so any real buyer should be treated like GOLD...case in point...

The Internal Revenue Service recently released the new form that eligible homebuyers need to claim the first-time homebuyer credit this tax season and announced processing of those tax returns will begin in mid-February. Not often are we giving the banks some props for being good at dealing with Short sales, I would like to say after numerous closings with them over the last few years, Wells Fargo has gotten it down to a numbers science...and if you are an agent not afraid to deal with Short sales...you are in luck...I would do these all day long if I had a choice...Bank of America on the other hand..."a challenge nightmare of wills" is my best description!

For the 54th straight year, hundreds of buildings in the town are decorated with lights and other holiday displays. The switch to turn it all on was flipped at 4 p.m.
McAdenville's lights - which annually attract an estimated 300,000 vehicles - date back to 1956, when Pharr Yarns installed lights at its plant and worked with residents to put lights on homes.

As we all know, most 1st offers on Short Sales dont fly...and can easily be adjusted and turned back around in 10 days-20 days max for a newer offer...BofA told me today up to 90 business days...is this the protocol you are finding as well or is there a point where you can drop one offer out and stick another offer back in like other banks...please offer direction...Yes, I know they are horrible but I refuse to give up on these...It's like Samson & Goliath! Thanks Guys!!!
