If you remember last week, I had a seller who was fortunate enough to get an approval from his bank to wipe off $95k in current loan amount to sell his home...the guy then turns around and takes every appliance, fan, garage door...etc, out of his home...Me...I was ready to strangle him, the bank did let me lower the price on the home an immediate $25k and now we have 2 offers...still...he could have really screwed up his chances...if it were me, I would have foreclosed in frustration...NOT ALL BANKS ON SHORT SALES ARE BAD...

If you are lucky enough to take a true vacation while in this crazy business of Real Estate, you typically will still bring the blackberry...that is what I do and it stinks...I wish I could just turn the thing off completely, but, I feel like if that certain seller can't get to me, I have failed them...what is worse is...when you are married to a Mortgage guy and he brings his too...lets just say if we can do 80% vacation and 20% work...it's a good thing!

For people who actually moved here or were here in the mid-late 90's(there I go showing my age again), you must remember The Perch? It was a Rated R, Comedy Sketch Troupe set in a now Commonwealth Area Restaurant, a description:
Detail: The Perch Theatre has been cheerfully offending Charlotte since 1994. Comedy sketches showtimes are 9pm, 11pm, & 1am on Friday and Saturday nights. The 9pm show is non-smoking. The Talking Baby Talk Show is every Thursday at 9:30pm. Performances are rated R for verbal content.

For the 30 Days ending 7/15/2009-8/15/2009, 33 properties closed in Cornelius, NC in areas covering 1 & 13. The average Days on the Market were a little over half a year or 192 days. The average asking price was $589,230 but the average selling price was 94% of asking price or $526,822. A good majority of the homes were on the area 1 side of Cornelius and the large average pricing was due to the fact that a few homes over $1 million dollars closed on the 13 side of Cornelius.
