 I know what you are thinking but if you have a primary home mortgaged under $2Million and you are behind on payments, have a hardship or in danger of defaulting...think about a short sale...PRETTY EASY STUFF....
Every property that we have sold over the $350K mark...with 2 liens or less..has worked out...and we have closed dozens over this price point...WHY DO THEY SELL SO EASILY YOU ASK? Well....here is my theory...

Finding a specific corner of the market and developing it to be "Your Own" is something that I believe has helped keep me from being one of those "stagnant Realtor" just hoping the market will get better...

You don't have a be a good agent at EVERYTHING...and let me explain, Sometimes agents that have "BEEN IN THE BUSINESS" for a long time tend to think they can handle it all...new buyers, retiring buyer, All Re-Sales, New Construction, High-end Luxury...and MAYBE SO...BUT;
If you don't have the know-how, the patience, the neverending NEGOTIATING skills(bank to bank and back to seller), if you don't want to become a Mortgage Underwriter...

As we all know, most 1st offers on Short Sales dont fly...and can easily be adjusted and turned back around in 10 days-20 days max for a newer offer...BofA told me today up to 90 business days...is this the protocol you are finding as well or is there a point where you can drop one offer out and stick another offer back in like other banks...please offer direction...Yes, I know they are horrible but I refuse to give up on these...It's like Samson & Goliath! Need direction...have a Bank of America Short Sale in process and they called me...Good Right? Well...they gave me the website REOTrans.com to sign in as an agent...all well and good but it does not link me with my current offer...mind you I am the listing agent on the Short Sale...it did however give me access and let me list it on the site, I have offers in on the property and want to get this baby off my books....anyone have any calls on BofA properties, specifically Short Sales?

It seems that when I have looked at my listings and other Short Sale listings $300k and under, I am seeing a trend of slowing down in the showings...my thought is, 1st Time Homebuyer Incentive ending on November 30th...most agents will tell their buyers that Short Sales take too much time... 4-12+ weeks to complete that I feel like these are the last ones shown lately. I am told all my clients that with the Proposed Extension will come the showings back to full swing but I am wondering...Anyone Else Feeling This?

If you remember last week, I had a seller who was fortunate enough to get an approval from his bank to wipe off $95k in current loan amount to sell his home...the guy then turns around and takes every appliance, fan, garage door...etc, out of his home...Me...I was ready to strangle him, the bank did let me lower the price on the home an immediate $25k and now we have 2 offers...still...he could have really screwed up his chances...if it were me, I would have foreclosed in frustration...NOT ALL BANKS ON SHORT SALES ARE BAD...
