The BIG question....Do you use Flier boxes??
I don't...and let me explain why! I'd much rather answer my phone and talk to a potential buyer, than have them pick up a piece of paper, and crumple it up, before even talking to me about the house.
The majority of times, it's the neighbors picking them up...or casual drive bys. IF anyone is really interested in the home, or IF they are a Real buyer....they will call!!! I can  explain to them all the extras in the home, and overcome any objections they may have, while I am talking to them on … (8 comments)

Will you lower you commission?.....that's a qustion we hear all the time.
Actually, what the sellers really want to know is....what is my bottom line? This is what I say,
" I just worry that if another agent is so willing to lower their complete commission, and give their own money away so quickly....how will they react when they are negotiating an offer with YOUR money? I am a great negotiator and will work hard for getting you the most money.

It's a great feeling when you get a new listing that has Expired, and you get to show the Sellers what a True Professional Realtor has to offer. This is a perfect time to help our Realtor profession save face!! Sometimes, clients get burned by a less than professional agent, and they think we're ALL alike!?

No Snowbird TRAFFIC in Jacksonville, FL - 10/10/10 08:47 AM
With fall and winter approaching, the weather in the North East part of Florida is WONDERFUL. We actually have a little cooler winter, where we really do get to wear our Golf Sweaters and Jackets!!
However, what we don't have.....is all the Snowbirds coming to Jacksonville. I used to live in Clearwater/Palm Harbor and WOW....the traffic got so much heavier during the winter months. You really had to add on an extra 15-20 minutes to your drive times to allow for Snowbird Traffic.
I'm not sure WHY they don't come to Jacksonville, we have BEAUTIFUL Beaches, great HOSPITALS, Wonderful Shopping Malls (Indoor ones to … (6 comments)

Do I have to be Behind on my payments for a Short Sale?
That's the Million Dollar question these days. MANY people think they HAVE to miss 2-3 months payments in order to be considered for a Short Sale. Well....yes, that was the case a year or so ago. Infact, awhile back, when you called your bank, that's what the person on the other end of the phone TOLD you to do. BUt in the SHort Sale world...things are changing Everyday!?

Wow, I am So thankful to the professional buyers agents who reply to my feedback requests!!!
It's such a little thing...but it makes such a difference!!! All our sellers are always anxious to hear the feedback after every showing, and sometimes it's like pulling teeth to get other agents to call or email me back to give their buyers feedback. And sometimes the sellers think I'm not doing my job..... but after emailing the agent 3 times and calling them 1-2 times....after about 2-3 days...they've forgotten about the home~?

Wow,
I just had a closing with a Co-op Agent that was Missing in Action. Well, I guess I can say, I had a closing with "her buyers"...because She never showed up. As it turns out, the poor buyers didn't even know the closing was happening until the day before. I knew 10 days beforehand and continually asked her to find out what was the best time to close for the buyers on the 30th. She told me, it wasn't her job to schedule the closing...it was the title company's job to track down HER buyer!? So, she never told them?!!? … (4 comments)
