home: 8 Myths of Staging to Sell Your Missoula Montana Home - Busted. - 11/10/09 03:23 PM
Some great myths of home staging, although I do think that smell is very important on a home, and a welcoming aroma is appealing to buyers.

Via Donna Ross - Home Staging, Sydney, Australia (Great Impressions Real Estate Staging & Consulting - Sydney):
Home staging (or property styling as it's commonly known as on the Australian property scene) is really an art, not a science. One of the many things a professional home stager understands is that it's the house that's up for sale, not the home owner's bread baking ability or taste in music. So, from the sublime to the … (4 comments)

home: Missoula Home Buyers - OMG Watch Out for Lurking APR Predators - 09/22/09 09:51 AM
This is a great explanation of Annual Percentage Rate from Bill Ladewig for Missoula or Western Montana Home Buyers.

Via Bill Ladewig, Your FHA Guru:
APR Predators and APR Demystified
First, lets demystify Annual Percentage Rate (APR).

APR was designed to allow consumers to use one standardized number to compare the real cost of each lender's interest rate and it works like this.
If I lend you, $10,000  and, I charge a $500 Bump-ta-Bump Fee, you will actually receive $9,500, however you must still repay me $10,000.  APR is my real yield and your real cost on this loan.
We agreed that you will repay the loan at 8% … (1 comments)

home: Where Are Today's Real Estate Buyers? - 03/31/09 07:07 PM

The National Association of Realtors(R) published the results to their consumer survey in November.
The results to this survey are helpful when you are marketing a home for sale - who is your target customer for that property and how do you reach them?
When we first started in real estate, we did a lot of print advertising in newspapers and real estate guides and were unable to find a return on the significant investment we made. We now use a very strategic marketing approach to target where buyers are looking, with a primary emphasis on the Internet.
It's … (4 comments)

home: 8000 Tax Credit for First-Time Homebuyers of Missoula Montana Real Estate! - 03/08/09 07:05 PM
The American Recovery and Reinvestment Act of 2009 is trying to encourage home ownership. As part of this act, there is an $8000 tax credit for first-time homebuyers who purchase homes between January 1, 2009 and December 31, 2009.
A first-time home buyer is defined as someone who has not owned a principal residence during the three-year period prior to the new purchase in the act, making people who haven't purchased a home in awhile also eligible.

One of my favorite things to do on a warm day is to take a walk on Missoula's Riverfront Trail.
The trail runs along the Clark Fork River through the heart of downtown and goes East to the University and West to Orange Street.
From this trail, you can see Missoula's amazing scenery, historic buildings, and enjoy the lifestyle that bring people to Montana.
The trail is wide enough for both walking your dog or bicycling. It is marked along the way with ten plaques on stone pillars to help you identify some of Missoula's important historical & geological features, including:

home: Can Aromatherapy Help You Sell More Homes? You Bet! - 01/05/09 09:20 PM
The history of Aromatherapy dates back at least to 4000 BC,  although the term "aromatherapy" was first used in the 1920s by the French chemist René Maurice Gattefossé who accidentally discovered that lavender oil relieves pain and assists in the healing of burns.
Today, Aromatherapy is used in almost every bath and beauty product on the shelf. It is also used by some for healing. As a Realtor® and Accredited Home Staging Specialist, one of my favorite uses is to "Set the Mood" for a sale in Real Estate. Aromatherapy is especially useful for Open Houses or to assist sellers with … (18 comments)

home: Beautifully "Green" in Western Montana - The Story of One Extraordinary Home - 03/08/08 07:55 PM
"Going Green" is definitely the trend right now. This extends to all aspects of our daily lives, from eliminating plastic shopping bags, to measuring and minimizing our carbon footprint, and also to home construction.
According to the National Association of Home Builders, the green segment of the construction industry is expected to climb from 2 percent of all housing starts in 2005 to between 5 and 10 percent in 2010. If these numbers are any indication, the practices advocated by green enthusiasts are well on their way to becoming mainstream.
So what makes a home green? According to ListedGreen.com, some good examples … (9 comments)
