st regis: Missoula Real Estate What to Know Before You Buy a Foreclosure - 09/18/08 04:52 PM
With the increased number of foreclosures around the country, more and more buyers and investors are seeking out foreclosed properties or properties that are advertised as Short Sales - meaning that the bank may accept less than what the sellers owe on the property. Foreclosures can be an opportunity to get properties at a discount. We have personally purchased two foreclosed properties ourselves and feel like we made a good investment. However, it is important to be aware that can be risks that come with foreclosed properties such as: AS-IS: Most foreclosures are sold "As Is" and without a seller's property disclosure

st regis: Missoula Real Estate - Buying Foreclosures in Missoula & Surrounding Communities? - 09/18/08 04:31 PM
Everyone has heard on the news about the mortgage crisis and the huge numbers of homes that are being foreclosed. Some states, such as California, even have bus tours that you can take to view all of the foreclosed homes. When you're looking at foreclosures, it is critical to also understand the local market as there are HUGE differences. http://activerain.com/blogsview/366748/The-West-Is-a http://activerain.com/blogsview/219927/Missoula-Montana-Real-Estate Montana has not seen the number of foreclosures that states such as California and Florida have experienced. We have, however, seen an increase and there are several foreclosed properties in and around the Missoula area.

st regis: Mineral County's Mining History - 1897 Along Quartz & McFarland Creeks - 08/30/08 02:27 PM
Mineral County was home to one of the largest gold rushes in the state. It's hard to believe when you visit many of the drainages now that they were once home to thousands of people. An interesting news clip that I just came across from the Mineral County Historical Society is from the Mineral Independent (from the Missoulian 20 years earlier) August 31, 1933. It references Quartz Creek and its tributaries where we currently have properties listing - and mining claims! I can just picture visiting an old miner's cabin and walking in and seeing their "pay" - a bowl full

st regis: Anthropologists to Perform a Dig in the China Gulch Area of Cedar Creek in Superior this Week! - 06/25/08 09:49 AM
Anthropologists from the University of Montana, in conjunction with the US Forest Service, will be visiting Superior this week and performing an archeological dig in the China Gulch area of Cedar Creek. They were also here in 1995 and discovered several things, including the U-shaped hearth in this photo. Cedar Creek has a colorful history to say the least. In 1869, a Frenchman named Louis Barrette discovered gold and established Louiseville, named after his wife. By 1870, Louiseville was a booming mining town, but within 3 years it would be completely abandoned. The Chinese who were forced out of Idaho moved into the

Are you thinking about buying a piece of bare land in Western Montana? Maybe a recreational property or a future homesite? If so, you will want to do your research. Here a few things for you to consider before you buy: 1.) Property Boundaries - are the property boundaries clearly marked? If not, you may want to require that they be marked by the seller during your due diligence period so you are clear on where they are. 2.) Survey - is there a formal survey for the property? Believe it or not, there are still many properties in Montana that do not have a formal survey

st regis: Tired of High Taxes? Move to Montana! Land of No Sales Tax & Low State Income Tax! - 02/22/08 07:11 AM
There is NO General Sales Tax in Montana! It's hard for visitors to get used to but when you purchase something for $2.99 in Montana - you only pay $2.99 at the register, not $3.10 or $3.21. Montana does not charge tax on business purchases and there is no state or local excise tax on long distance telephone costs. Montana primarily uses property & income taxes to support public services. The lack of sales tax means that many people come to Montana to make large purchases - on cars, motorhomes, and even appliances & home electronics. One Montana retailer does a huge

Many may be moving from cities to rural residential areas for the first time. It may take them a while to become familiar with all the quirks of Montana living--noxious weeds, open range, bears in the backyard, and wildfire. It
