Missoula’s 59808 zip code continues to struggle.  While it has, by far, the most sales of all areas of Missoula, its numbers for 2009 were significantly below those of 2008.  2009 finished almost 5% below last year in the number of homes sold, well over 12% below last year in total value of homes sold and more than 8% below last year in average sales price.

Missoula’s 59803 zip code was by far, the best performing zip code in Missoula, with both the total number of homes sold and the total combined value of those homes in 2009 exceeding the numbers for 2008.  2009 saw 168 homes sold as opposed to 148 homes sold in 2008.

Has the Missoula Montana Real Estate Market Stabilized?
So What's Up with the Missoula Real Estate Market? National reports show that the real estate market is improving. The National Association of Realtors just reported that home sales rose in 3.6% June, marking five consecutive months of improvement for the first time since 2003. 
While things are heading the right way on a national level, all real estate markets are local. The Missoula Real Estate Market is no different.

The Missoula MT real estate market was not hit as hard as many parts of the country. Earlier in the year, we were still seeing an increase in our median home price, although there were fewer sales. We are now starting to see a dip in prices, fewer sales and longer days on market.

Missoula Montana Real Estate Market Trends Report - March 2009
In Missoula MT, we saw a spike in home sales in February comparable to last year. We are still seeing a good number of sales in March but the numbers are down from 2008.
A bright spot is that the median home prices are showing an increase from last year at the same time. The days on market are up in the Missoula Urban Area but not alarmingly high and are the same for the County overall.

The Missoula Real Estate market enjoyed a burst of activity in late February and early March with a flurry of buyers and many new homes going under contract.
Missoula has also been fortunate that our housing prices have held their value better than many areas of the country. In February, the Median Home Price actually increased significantly from 2008 and the number of sales in the Missoula Urban Area was almost the same.

The Missoula Organization of Realtors recently put out some statistics about the Missoula market. Sales were down slightly for 2007 from 2006 but with the low interest rates and high levels of buyer interest in the area, the market is optimistic.

2004: 1,170 2005: 1,405 2006: 1,443 2007: 1,242 For January 2008, the data shows an increase in the median home price from 2007:

I get asked all of the time, how is the market doing in Missoula with all of the issues with lenders?
