western: Are Your Missoula or Western Montana Property Taxes Too High? - 09/20/09 03:39 PM
Are Your Missoula or Western Montana Property Taxes Too High? If you're like most of us, you recently received your notice from the Department of Revenue for the property taxes on your home or land in Western Montana. The Montana constitution and state law require periodic reappraisal of property and 2009 is a reappraisal year. And if you're like me, your mouth dropped at the value that was assigned to your property - our appraised value was significantly higher than what our property is worth. If you're assessed value is high then the taxes assessed to your property may also be high. So

If You're Considering a Private Well, here's what you should look for: 1.) Get a copy of the Well Log - The Well Log

western: The West Is a Complex Real Estate Market - Evidence in the Foreclosure Stats - 02/05/08 11:14 AM
There was recently an article in New West Magazine by Robert Struckman that discussed the national foreclosure rates. He provides a national map from RealtyTrac of foreclosure rates. You'll notice that the RealtyTrac map includes county-by-county shading. The color shows the foreclosure rate - the number of foreclosed homes as a portion of the total number of homes. You can also go to the RealtyTrac website for a list of foreclosure rates by state. That means that in low population counties with relatively small numbers of homes and foreclosures, small increases can seem dramatic. If you go to RealtyTrac's state foreclosure

There was a story on the front page of the Missoulian (http://www.missoulian.com/articles/2007/11/04/news/local/news02.txt) just before Thanksgiving announcing that Mineral County was No. 1 hottest county for land in the United States! This story reported on the growth spurt that Mineral County is experiencing and how Mineral County was 1st in the nation in September for hits on a popular website Landwatch.com. In September, there were 28 properties in Mineral County on the website, a relatively sparse number compared to second-place Nicholas County of West Virginia and third-place Calhoun County of Florida. But on the average, more people checked out Mineral County's 28 listings than

The Clark Fork Chronicle and Mineral County Chamber of Commerce recently set up an online encyclopedia that allows many different authors to work together on articles. According to the Chronicle, "With the first members of the baby boomer generation retiring and moving to areas offering nearby national forests and national parks, we are likely to see a large influx of newcomers. Many may be moving from cities to rural residential areas for the first time. It may take them a while to become familiar with all the quirks of Montana living--noxious weeds, open range, bears in the backyard, and wildfire. It

western: Missoula Lake - A Hidden Getaway in the Lolo National Forest above Superior Montana - 10/02/07 10:26 PM
We spent this past weekend at Missoula Lake above Superior with my parents. Missoula Lake is a beautiful alpine lake full of cutthroat and rainbow trout, although they are difficult to catch. It's only a short walk from the road and there are great camping spots above. When we were there, the first winter snows had already hit and there was about 1/2" of snow on the ground and a dusting on the trees. The drive to the lake was beautiful as well with the trees just changing color and seeing bright bursts of yellow and small red bushes on the

western: Missoula Montana Real Estate Market Remains Strong - The Local Reality - 09/28/07 09:28 PM
There has been a lot of negative press about the real estate market recently. To understand the whole story, you should also consider local markets. In Missoula, Montana for instance, the market remains solid. We have a strong economy and Missoula is a desirable place to live. We also have growth/development restraints due to our location and the geography of our mountain ranges and government land ownership. Demand continues to increase for land. Missoula did not see the same extent of short-term investment activity as other areas. Those "short-term" investors have been hit the hardest nationally. While some states are seeing an increase in foreclosures, Montana's
