Here's a few more great tips on using your business cards for marketing:

There a lot of sports fans, so another way to added value to your business card is to print the schedule of your regional sports team on the back of the card. You can change it as seasons end and begin.

I haven't done this personally, but I have seen it done. Go to the library and bookstores and place your business cards in all the real estate and mortgage books. Be sure to write on the back of the cards something like, "Here's my business card to use as a bookmark. If you have any questions about anything you are reading, feel free to give me a call." Again, you are getting your business card in front of motivated prospects. You can't ask for more than that.

Give plenty of extra cards to spouses, family and friends. Let them know how important it is to your business for them to give out your cards and how much you appreciate their help. To give them added motivation, place a tracking number on the back of each business card. Tell your friends and family that each time someone new contacts you and purchases a home because of the business card, you will treat them to a pair of movie tickets.

Put magnets on the back of some of your business cards and give them away. Will everyone put it on their fridge? Nope. But a number of people will, and when they have guests over and the conversation goes in the real estate direction, there will be your business card hanging conveniently on the refrigerator.

Here is what I would do to add so much value to your business card that he wouldn't think of throwing it away. At the closing table, take out a business card. On the back of it, handwrite your personal home phone number. Tell him or her, "Here is my business card. On the back of it I have written down my home number to call in case there are any problems. Most of my customers keep the number in their wallets so that they know exactly where it is if they ever need it."Will they ever need to call your home number? Chances are they won't, but they won't throw that business card away because at some point they might need to use. And they realize that it is much simpler to keep that info in their wallet than to go looking for old documents. And because they won't throw it away, 8 months down the road when their brother wants to purchase, your customer will have your business card handy.

In every age group, newspaper readership is way down. In the 30-45 age group, less than 35% of people read a newspaper. Even in the 45-55 age group, only slightly more than 45% of people read the newspaper.
That same study disclosed that only 21% of traditional buyers found their agent through brochures, flyers, or mailers to their home and that NO Internet buyers found their agent that way. The study said that 92 % of Internet buyers found their listing on a Web site and that 63% of Internet buyers found their agent through a search engine! What part of that don't you understand? Here's some breaking news: this trend will continue. Have you tried to get a teenager to read a book, lately? They are probably too busy IM-ing, texting friends on their cellphones or watching videos on Youtube. The next generation will be even less paper friendly and more Internet friendly.

Sell Your Home for More Money

All sellers want to make more when they sell their home, but instead many literally throw away thousands of dollars. It's a problem that has a very basic solution.

"The key to understanding how to get your house sold quickly and for top dollar is to first understand that buyers buy emotionally not intellectually," says Michael Corbett author of Ready, Set, Sold!

He should know. Corbett bought his first investment home at the age of 19 after his acting career in daytime soaps provided him with a little extra cash.

"I had a $10,000 check from my first soap opera when I was on Ryan's Hope and I thought what better a place to invest it than in buying a house. So I bought it and I fixed it up and then I put it back on the market and I made a lot of money," says Corbett.

That experience encouraged him to found Highland Properties -- a company that has bought, restored, and sold dozens of homes and apartment buildings. Corbett juggled his soap opera acting jobs on soaps such as Ryan's Hope, Search for Tomorrow, and The Young and the Restless all while growing his real estate career. Today, he is the Real Estate and Lifestyle expert for NBC's number-one TV news magazine show, Extra. He also hosts and produces Extra's hour-long weekend TV show, Mansions & Millionaires.

Corbett says what makes buyers commit to the purchase of a home is the connection and positive experience they have with it. If sellers comprehend that it takes more than a financial analysis to lead to a sale, they can begin to focus on creating a lifestyle that entices buyers.

"When buyers come into the home, they are looking for their place to live, not necessarily as an investment, but it's the house they want to live in," says Corbett.

How you create that compelling positive experience that connects buyers to homes is explained step by step in Corbett's latest book. He shared some of the key concepts: depersonalize and declutter your home, make repairs prior to listing your home, and know what not to base your price on.

Depersonalize and declutter: while a lot has been written about getting rid of clutter and personal stuff that's visible in your home, such as family photos, trinkets on shelves or excessive appliances on counter tops, before you show it, Corbett uncovers a few areas that are often overlooked in the decluttering process.

"Open a closet door; if it's just packed to the rafters and things are falling out onto the floor, your emotional experience is going to be 'oh man! There's no room. These closets are small.' That's the emotional reaction you want to negate. You want to have someone open up a closet and go 'oh, wow! There's lots of space in here,'" says Corbett.

Identifying problems and fixing the repairs prior to listing your home is not only a critical tip for increasing the price of your home but it also will save you time in the negotiating process later on.

"The dripping faucets, the broken tiles, the ripped-up carpet, the stains on the ceiling -- any of those things, you want to get rid of now, because generally if there's a problem -- the broken screen door, windows that don't close, cracked glasses -- anything that's a repair your buyer is going to be asking for that to be done or a credit back or they're going to negotiate that in the price later. So really any repairs you're going to be paying for down the line," warns Corbett.

And here's the even bigger issue that causes many homes to appear worth less in buyers' minds. When buyers spot a problem, even a small one, in a home they immediately begin to think that could be indicative of a larger more-expensive-to-fix problem. So, a light that doesn't work may really only be that the bulb is burned out, but a buyer may extrapolate and think that the entire electrical wiring is not sound.

"You always want to negate all the little problems because you don't want buyers to assume there are bigger problems," explains Corbett.

Perhaps one of the most important decisions is the price you will list your home on the market. Corbett cautions sellers to be careful how they determine their listing price.

"Never price your house based on how much money you're going to need. Never price your house based on the amount of money you want to have left over after you pay off your mortgage. Never price your house based on what the house next door sold for more than three or four months ago," says Corbett.

Corbett says you have to base your price on solid recent comps as market conditions change very quickly.

"A lot of home sellers make this huge mistake, they price their house based on the price of a house that is currently on the market without looking at how long it's been on the market." He adds, "You can learn as much about the price of your house by the things that haven't sold as you can from the things that have sold."

One of the best things sellers can do is view other homes that are for sale to compare them to their own. They should also be sure to go through their homes as if they were the buyers. Attempt to see all the things that buyers will notice when they are walking through the house -- the good and the bad -- then try to make the experience at their home positive by creating a connection to buyers through an enticing lifestyle that only their home can offer.

National Bison Range Wildlife Refuge - A Must See When You're in Western Montana!

Whether you live in Montana or are just visiting, you need to visit the National Bison Range. Established in 1908, the National Bison Range is one of the oldest wildlife refuges in the nation. It was established with the first Congressional appropriations ever made for the purchase of lands for a wildlife refuge. The original herd of bison, released in 1909, was purchased with private money raised by the American Bison Society and then donated to the Refuge.

The Bison Range helped bring the bison back from the edge of extinction. Today, 350-500 bison call this Refuge home. To keep the herd in balance with their habitat, surplus bison are donated and/or sold live. <P> Much of the Range was once surrounded by prehistoric Lake Missoula, which was formed by a glacial dam 10,000 years ago. Old beach lines are still evident on north-facing slopes. Today, the National Bison Range is a diverse ecosystem of grasslands, Douglas fir and ponderosa pine forests, riparian areas, and ponds. The National Bison Range is one of the last intact publicly-owned palouse prairie native grasslands in the United States. In addition to herds of bison, it supports populations of elk, mule deer, white-tailed deer, pronghorn, and bighorn sheep as well as coyotes, mountain lions, bears, and bobcats. The Refuge has recorded 211 bird species.

If your looking for a great recreational area near Missoula, visit Pattee Canyon.

Set in a wooded canyon near Missoula at 4,100 feet , Pattee Canyon Recreation Area has individual family picnic sites available for free. There are 2 group sites available by reservation. The picnic area sits in a grove of big Ponderosa pines. The loop roads are paved and there is a host at the site in the summer. It's open from 9:00am to sunset while the host is there and closed the rest of the year. a popular spot for day hikes and mountain biking. There are handicapped access toilets, no water and no electricity. When the area is closed people are welcome to park outside and walk in to use the area.

Directions:

Take the Pattee Canyon Road 3 miles and the picnic area is on the left and the ski trail parking lot is on the right. Located 3.5 miles southeast of Missoula.

This year's Sanders County Fair will be held August 27 through September 2, 2007 at the fairgrounds in Plains, Montana. This is a great annual event with a demolition derby, PRCA rodeo, live music, rides, games, and great food.

My family and I always attend the Sanders County Fair. The Demolition Derby and rodeo are great events - not to mention that you will find the best homemade pie in western Montana at this event.

Admission is free and there's a lot to do and see.
