April 2022 started out with the first sunny day in a long time, after Door County received inches and inches of rain (thankfully not snow) during the latter part of March, with plenty of cool temperatures and gloomy skies.

As of this writing in mid-September, it's still a strong Seller's market in Door County, Wisconsin.  Remember just a few years ago when we had excess inventory, especially for vacant land?  Those days appear to be over, at least for the foreseeable future.  
According to the Door County Multiple Listing Service, August 2021 brought 97 sales north of Sturgeon Bay, excluding Washington Island.  This would have included homes, condominiums, vacant land and commercial properties.  This would not necessary include anything For Sale by Owner unless it was recorded in the Door County MLS … (2 comments)

We recently received approved numbers for home, condominium and vacant land sales for northern Door County for the third quarter of 2017, and that data was enlightening as we move end the fourth quarter and move into 2018.
 
Traditionally, October is one of our busiests months, and that falls into the 4th quarter, so expect strong 4th quarter statistics for 2017, also.

My chrystal ball broke in 2007, but I can make a few predictions on the Door County market for 2017:
 
 
1.  Lakefront prices will begin to appreciate, as opposed to only the properties on the Bay of Green Bay.
 
2.  Sister Bay properties will continue to have the shortest time on the market in northern Door County.
 
3.  An influx of people concerned about interest rates will cause more spring purchases than in recent years.
 
4.  Fish Creek properties will being to pick up rapidly as discussion on beach improvement goes on and solidifies.

 This never ending winter has been TOUGH on Door County Property sales this year.  Our usual spring buyers are waiting until the weather truly warms up here...and as of May 11th, we're having quite the snow shower (for the past half hour) and it's starting to stick.

Door County Real Estate For Sale:  Market Update for April, 2013.  The month of March, 2013, signified the usual mad rush to list for the spring Door County tourism season with 121 new listings in all categories (Residential, Vacant, Commercial, Condominium) entering the Door County MLS for northern Door County, described as Sturgeon Bay and north.  April is on track to be an even bigger month for listing with 105 new listings recorded for northern Door as of April 20, 2013.

Music to a buyer's ears---the property you've had your eye on has been REDUCED.  Price Reductions outnumbered New Listings over the past seven days in Door County, Wisconsin.  This is a typical October pattern for our mostly seasonal market--tourism traffic will drop over 50% in the next two weeks, and during the month of November it will drop another 50%.  Additionally, many of our second home owners are closing up their houses for the winter, and the snowbirds are preparing to go to warmer climates.

The Door County Real Estate Roller Coaster is still in full swing.  Failed appraisals, bank owned properties, lowball accepted offers on distressed properties, combined with some very high sales, have created a series of ups and downs this year.  The Door County MLS High Waterfront Sale for 2012 year to date is $3,490,000.00 while the lowest priced waterfront property sold for $68,000.00.  Properties listed for high sales last year adjusting monthly this year to meet the changing market.
