Diamond Cove is a prestigious and quiet little community adjacent to the Bow River and Bow Bottom Trails, which often overlooked because of it's limited access. Naheed Nenshi is Calgary's beloved minority Mayor and Visionary - 01/16/11 07:46 PM
Mayor Naheed Nenshi spoke at an open forum in front of a friendly but focused crowd at the Unitarian Church of Calgary this afternoon.  He arrived without fanfare, and precisely on time, wasted very little time getting organized.  He was casually dressed, in blue jeans, a white shirt and brown sports coat.  Mr. Nenshi promptly and unceramoniously sat himself down right on stage steps in front of the crowd of a couple of hundred to adjust his microphone before getting up to speak.    He was composed and relaxed, and spoke without pretense. Many times he had the crowd laughing with his quick wit and … (2 comments)

Is GST Charged on the Brokerage Fee? - 01/08/11 10:30 AM
Is GST Charged on the Brokerage Fee?

In Canada, GST is charge on all goods and services.  The rate is  5% of the invoice amount. Since the brokerage fee is for real estate services supplied, it is subject to GST.     To demonstrate, if your brokerage fee is $5000, the GST which will be deducted from your sale proceeds in addition to the brokerage fee would be $250.00 for a total of $5250.00.

My First YouTube Video - 01/08/11 12:28 AM
I finally got the motivation I needed to produce my very first YouTube video.    I have wanted to do this for at least a year now, but haven't really been inclined to wrap my head around the entire process.  It's basically a VERY short bio.  There were a lot of things going around in my head as I was trying to digest the whole process and talk at the same time!
Now that I have produced my first video, I just need to work out a few of the bugs/improvements, and keep trying until I get it right.  The hard part is … (17 comments)

Real Estate Commissions - Are they Charged Twice? - 01/05/11 08:55 AM
Realtor Commissions on the Purchase and Sale of Home
I have a question, in Calgary, if a Realtor helps you buy a house and also helps you to sell a house, do they charge twice?
In answer to your question, the simple answer is no.  Oh if life could only be so simple.
Firstly, when a real estate agent represents a buyer in the transaction, the entire brokerage fee is paid out by the seller though the proceeds of the sale.  The brokerage fees are paid in trust to the listing agents brokerage.  This brokerage fee includes an amount agreed upon by the seller which will … (4 comments)

Are Real Estate Fees Negotiable? - 01/04/11 10:18 AM
Are Real Estate Fees Negotiable?
I think you already know the answer to this question even though you asked, but let me clarify for you. As with pretty much everything else in life, real estate fees are in fact negotiable. Having said that, unlike the Wal-Mart’s of the world, real estate is in fact a service industry. Simply put it is heavy on labour with relatively few transactions.
While there are many different business models that consumer has to choose from, it is a fact that the best agents do not discount their fees.  The reality is based upon the … (2 comments)

What does My Condo Insurance Cover? - 01/03/11 09:36 AM
Question:
"I have been trying to get condo insurance for 3 days!  Part of the problem is that the insurance company employs people in their sales department who are not familiar with the product.  The other part is that I don't exactly know what I should be insuring for other than contents because I don't know what the condo insurance covers.
I had some ‘insurance professionals' saving that I only needed content insurance which I said no.  Then I had another saying that I was a tenant and only needed tenant insurance.  Then I had another company  that would not open up … (2 comments)

What are Zero Lot Lines - Calgary, Alberta - 01/01/11 11:32 AM
What are Zero Lot Lines - Calgary, Alberta
Zero lot lines gained popularity in Calgary sometime in the late 70’s as the previously popular 50’ lots became more and more scarce and narrow lots became the order of the day. As the city grew in size and inched it’s way outward, smaller lots and zero lot lines became the order of the day, and developers saw this as a pretty good solution.
By building homes directly on the property line, developers were able to offer the consumer what seemed to be quite a large lot, which they could enjoy to a … (2 comments)

My New Years Day Celebration - 01/01/11 10:32 AM
My New Years Day Celebration
Christmas and New Years have always been reflective times of year for me. Rather than fill these special times with excesses and celebration, I have typically used then as a time to review my actions of the previous year and plan for the year to come.
New Years in particular always seems to be somewhat emotionally charged for me. This year I made the transition without much fanfare. I spent the evening at home relaxing. I am well refreshed and optimistic about 2011. I still have a substantial shadow inventory leftover from 2010 which I expect … (4 comments)
