RPV and RHE Community Meetings to Discuss Dog Park Proposals - 04/29/10 10:27 PM
The City of Rancho Palos Verdes has scheduled a Community Workshop at Fred Hesse Park on May 15th  from 9:00 am to noon in the Community Room to solicit comments from the community on the preliminary plans for improvements to Grand View Park and Lower Hesse Park. The preliminary plans for both of these parks include dog parks.  Additional workshops are also ploanned in July and September ( see http://www.palosverdes.com/rpv/recreationparks/Lower-Hesse-Park-Grandview/Community-workshops.pdf ) ,

Interest Rate Update - 04/17/10 01:31 PM

In California, the foreclosure process is generally a non-judicial process through a trustee under a deed of trust, where the lender is precluded from pursuing a deficiency judgment against the borrower. The following are the steps in the foreclosure process ( See :SB 306 (eff. 1-1-10) for recent changes to notice requirements )

I just read an article that has a good suggestion on how to improve your FICO score if you use your credit cards as a convenience only and pay off your balances each month.  If you make your payment just before the cutoff date for the preparation of your monthly statemnet, then the outstanding balance shown by lenders to the credit agencies will be very low.  This helps in two wasy, not only showing low balances, but the ratio of your outstanding balances to your total lines of credit will also be improved.

My Son, Brendan Megowan, who is 24, has recently found an interest in craft beer brewing. It is legal to brew beer at home in California. California state statute § 23356.2 allows the manufacture of beer for personal or family use, and not for sale by a person over the age of 21. You may remove the beer from the home to enter competitions, tastings, etc. The aggregate amount of beer with respect to any household is limited to 200 gallons per year or 100 gallons if only one adult resides in the household.

Short Term Opportunity to get Both Federal and California State Homebuyers Tax Credit - 04/09/10 07:08 PM

California Legislature passes Debt Forgiveness Tax Relief - 04/09/10 03:01 PM
The California Legislature has passed Senate Bill 401 , which grants many Californians relief from State Income Tax for debt forgiveness income from shorts sales and loan modifications,  and the Governor has announced that he will sign the bill. Changes to Home Affordable Foreclosure Alternatives Program ("HAFA") Guidelines - 04/09/10 01:49 PM
On March 26th, 2010, the Government released Supplemental Directive 9-09 ( Revised ) , which modified the original Home Affordable Foreclosure Alternatives Program ("HAFA") guidelines released in November 2009.  The major changes to the program as originally announced ( see my original blog entry at New Short Sale Program Requirements to begin April 5th )include the following:
1)  The amount of relocation assistance to be provided to homeowners participating in the HAFA short sale program was increased from $1,500 to $3,000

Interest Rate Update - 04/02/10 06:44 PM
Interest rates have moved up over the last week or so by about one-quarter to three eighths of a point.   The increase occured at the same time as the Federal Reserve's termination of the purchase program of mortgage backed securities issued by Fannie Mae and Freddie Mac. I have predicted this movement in rates over the last several months in previous postings as I was very concerned as to what will happen to interest rates as the government programs providing capital for new loans phases out.
