Interest rates have remained pretty steady over the last couple of weeks, increasing slightly from a small decline which had taken place recently. The following is an excerpt from this week's newsletter on interest rates from HSH Associates :
"The upward tick for rates may persist into next week. A slew of fresh economic data is due, including the first look at 4th quarter 2010 GDP. The Federal Reserve holds a two-day meeting to chew over the level of growth, inflation and the efficacy of the on-going QE2 program, and we'll see reports covering durable goods, new home sales and a final January look at Consumer Sentiment. New Manhattan Beach Requirement for Retrofit to Low flow Toilets at Sale - 01/11/11 08:20 PM
Toilet Retrofit Certificates are required as of JANUARY 21, 2011.
On December 21, 2010, the Manhattan Beach City Council approved the Toilet Retrofit Ordinance No. 2138, requiring that prior to transfer of ownership, dwellings meet specific water conserving standards for toilets. A plumbing permit is not required for this program; however, the owner may elect to obtain a permit and inspection for the retrofit.

The provisions of the Ordinance apply to all residential buildings at the time of property sale, unless an exception is requested, and supporting documentation is provided. Toilet Retrofit Certificate includes a list of exceptions.

Prime Whale Watching off of Palos Verdes Coast - 01/10/11 06:25 PM
Now that the weather is cooperating, this is prime time to go whale-watching off Southern California, especially when you consider that  Pacific gray whales are being spotted in concentrations not seen locally in years.
As reported at Whales showing in large numbers off Southern California volunteers with the Gray Whale Census and Behavior Project on the Palos Verdes Peninsula logged daily counts of 38, 25 and 24  gray whales in a three-day span ending Sunday.The overall count of 178 southbound grays, since Dec. 1, places the project's count three times above last season's count through the same period.

Interest rates have remained stabile over the last couple of weeks. The following are some excerpts from this week's newsletter on interest rates from HSH Associates :
"The economy continues its trend of firming growth, but there are few indications that it is poised to rocket forward. After a late-fall and early-winter rise, mortgage rates have largely levelled off.
The impetus for the rise has been a warming economic tenor after a late-summer swoon. However, in order for interest rates to continue to rise -- or even hold these levels -- we need to see continued upward progress or growing inflation concerns, or both. … (1 comments)

Yes Virginia, There are Buyers - 01/05/11 03:15 PM
This year, I received a wonderful Christmas present from Santa Claus,  3 escrows for property totaling $3.6 million, with 2 of them just closing, with the other buyer waiving contingencies and closing in a couple of weeks,  I also should be in escrow on another deal in a couple of days, with several buyer clients actively looking for a home.
 
I have been telling clients for a long time that now is probably the best time to buy a home that we will see in our lifetimes.  Interest rates are still at 50 year lows, and home prices appear to … (0 comments)
