Zillow announced the results of the December 2011 Zillow Home Price Expectations Survey. Each quarter, an expert panel of more than 100 leading economists shares its views regarding expectations for future home prices in the United States.  Although projecting some price softening in national markets during 2012, the end of the housing recession appears within sight.
This quarter, the consensus among the panel is that U.S. home values will continue to fall until late 2012 or early 2013. FHA Loan Limits Still at $729,750 - 12/26/11 09:00 PM
Many people know that the limit for loans purchased by Fannie Mae and Freddie Mac was recently reduced from the limit of $729,750 in high cost areas down to the former limit of $ 625,500   , however many missed the fact that Congress recently passed legislation maintaining the higher loan limits for FHA mortgages.
In late November, Congress reinstated the loan limit formula and maximum cap for Federal Housing Administration-insured loans for two years.

A new law impacts the ability of investors in condos who intend to rent their units.
A unit owner in a common interest development is exempt from any prohibition in a governing document against renting or leasing the unit, unless that prohibition was in effect before the owner acquired title to the unit. An owner’s right to rent under this law does not terminate for certain transfers of title, including probate, spousal, parent-to-child, adding a joint tenant, and other transfers exempt from property tax reassessments. California Small Claims Court Limit Increases to $10,000 on 1/1/2012 - 12/26/11 08:20 PM
On July 8, 2011, Governor Jerry Brown signed Senate Bill 221 into law., effective Jan 1, 2012.  SB 221 increases the Small Claims Court jurisdictional limit from $7,500 to $10,000 with two caveats.  First, the jurisdictional limit of the Small Claims Court will remain $7,500 for claims of bodily injury resulting from a car accident if the defendant in the action is insured and the insured’s policy includes a duty to defend.  Second, the Small Claims jurisdictional limit will remain $5,000 for suits brought by entities such as corporations, limited liability companies, partnerships and the like.

The number of homes listed for sale in the City of Palos Verdes Estates during 2011 has been relatively steady, averaging 78 homes, but is down about 25% compared to a year ago.  The average number of homes sold per month during this same period has also been very steady, averaging 15 sales per month. This equates to approx. 5 months of inventory.

The real estate market in the City of Rancho Palos Verdes has been very active, with sales strong and inventory down. The level of inventory of homes for sale is down significantly with the average number of homes for sale over the last 3 months having decreased approx. 27% over the comparable period last year. The monthly average number of properties sold during the last three months compared to the similar period last year has gone up almost 29%.  The average monthly number of homes in escrow during the last 3 months has also increased 53% over the comparable period last year.

The City of Rancho Palos Verdes has announced that it has been awarded a grant to improve the Abalone Cove Shoreline Park .
In November 2010, the City of Rancho Palos Verdes applied for grant funding under the Land and Water Conservation Fund (LWCF) Program for the Abalone Cove Shoreline Park Improvement Project. The project proposed adding landscaping, trails, interpretive signage, shade structures, picnic areas, viewing stations and an exploration play area within a 3.69-acre portion of the City’s 80.04-acre Abalone Cove Shoreline Park, located at 5970 Palos Verdes Drive South.

The Los Serenos de Point Vicente docents will be leading a tour of the tide pools at the Abalone Shoreline Park in Rancho Palos Verdes off of Palos Verdes Dr. South, just south of the Terranea Resort, this Sunday December 11th at 2:20 pm.

As they have since 1949, single-family homes lining the street will be decked out in lights, and their front yards covered in decorations. In the past, visitors have been treated to train displays and movie- and airport-themed decor.

Athens Services will provide Free Christmas tree removal from  Palos Verdes Estates residences on their regular trash pick-up day from Monday December 26th, 2011 through January 6th, 2012. Trees must have metal or plastic stands removed, and should be placed in their normal trash areas. If you enjoy viewing neighborhood Christmas lights and decorations displays, the best in the South Bay is in the "Sleepy Hollow" area of Torrance. The best area is near Sharynne Lane and Doris Way, and some people believe that Reese Road is the best of the best. You can also enter the area off of Pacific Coast Highway near Calle Mayor or Robert Road.
 
It is just wonderful how these local neighbors band together every year to put on this incredible display of Christmas cheer to brighten thousands of family's Christmas .
