I have excellent credit, but I'm not sharing my credit report with potential clients. Sorry, I'm just not.

Here's a hair brained idea that was proposed on another real estate network by a brilliant agent; Get the Realtors® Credit Report, before you hire them!

I like the concept, in principle - but Is having great credit the secret to a successful real estate sales-person or broker?

I do understand the concept of this premise- but it really way off the mark.

Recently on Trulia Voices, a Realtor responded to a question about hiring an agent, with some of the following advice.

"Ask for a copy of the Realtors® credit report. This may sound bold but you would be surprised how many are below 600, and then ask yourself do you really want to accept consul on one of the biggest decisions of your life from someone who can’t manage their own financial future? (note: this is not common practice and may offend many, but you are about to spend hundreds of thousands of dollars, do your homework gather information)"

Ask for a copy of the Realtors® credit report before you hire them!?

I gotta tell you, I think he has us confused with a Financial Consultant. This is indeed a bold move, to request my credit report.

On the surface, his argument sounds logical... but I have to tell you... My credit score is excellent, but I would not give a potential buyer a copy of my credit report, if asked. I might share my credit "score" with them (although I'd have to give that some serious consideration), but I'm not giving out a copy of my credit report. Did you ask for your accountant's credit report? Or your stock market investor's credit report, or a copy of his portfolio?

While the logic behind his request sounds reasonable.. keep in mind that they're not hiring an agent to help with their financial future. We are not financial consultants, we do not help manage wealth. They are simply hiring an agent to help you navigate the landmines surrounding the purchase of a home. You don't have to have an 800 credit score to be able to do that brilliantly.

In fact I know several agents, who've had a really tough few years, whose credit scores might not have survived unscathed, who are truly excellent Realtors and know their stuff. Their current credit scores have more to do with children in college, and the temperamental real estate market, than with their knowledge and expertise.

So, "ask for a copy of my credit report?" I don't think so.

WHAT NETWORK ARE YOU PLACING IN YOUR BASKET?

Mr. Mike Bowler, Sr offers a few top choices and why they are not all free! Lets face it- We all have bills to pay and expenses to meet. These networks, Active|Rain ~ Trulia ~ Zillow and a Zillion others have Rent to Pay, Salaries to Meet, Overhead to Make and Profit in order to Grow.

Here is what comes to mind....

Low bidders may "get the job" ~ but will they ever grow their business and reputation? The answer is NO. We get what we pay for- in one form or another.

Trulia, Zillow, and ActiveRain are getting into the money game when it comes to real estate agents.Hey, that’s America, everyone deserves a profit. I do not despise the idea of having add-on’s or premium services, however, I do resent the idea of a competitor appearing on my listing pages. Let’s look at Tulia to start with.

Trulia has a listing by company XYZwith an agent listed as your Trusted Professional on the same page. The agent who listed the property does have a button to contact, however if I were a consumer looking at this, I would assume the REALTOR on the right is the listing agent. This kind of makes you wonder what IDX is good for. This seems to be a Premium IDX. They promote it as owning the territory, buy buying a Zip Code.

Zillow’s Premier Agent program offers the same setup with no takers yet on this zipcode in Lansing, however, I wonder how the agent of this $500,000 plus listing will feel when his/her competitor shows up on the right column

I went to post on ActiveRain the other night, which I have been doing for four years and discovered that if I wanted to have the public see the Blog post, I would have to upgrade to their premium version. This went from FREE to $39.00/month recently. Thank goodness for WordPress.org and owning my own site and posts.

So, here’s three big players getting smarter about the bottom line, or are they? I wonder how long agents will opt in to syndicating their listings to these sites or continue posting Blogs?

I think it’s boiling down to not putting all your eggs in one basket. Smart agents will get their own domain name, own their own WordPress Blog with IDX search capabilities, and use social media to drive traffic, in addition to other good tools. Then again, I may be wrong, but I know, I am not going to pay the three companies above any money for them to advertise my competitors. But, what the heck, maybe whoever bought the Zip Code will sell my listing. What do you think?

There is a war raging and some of you may not even have noticed...yet... Others may be right in the heart of it. As the amount of homes Listed on the market declines sharply and the amount of sales continues to increase we have seen market stabilization in a lot of areas including here in the Manchester NH area. Prices have actually began to rise in segments of our market.

There are 4 distinct sides in this "War of values". Which side will you be taking?

1. SELLERS: One of the most important things that can help you sell your home is pricing it right. Using a Full time, Full service, Local and well experienced Listing Agent can give you the advantages you need when selling your home. List prices need to be priced at or near market value. The simple truth is over priced listings are one of the only segments of the market that are not selling.

2. BUYERS: With the amount of homes on the market sharply decreasing and sales continuing to rise there is more competition for homes among buyers. The days of 'Low Ball" offers is near over for owner occupants. Most buyers are learning the hard way losing their dream home by making a low offer. It is important to have an experienced buyer agent who can inform you of local trends and values.

3. LISTING AGENTS: With the decrease in Listings, there is pressure on Listing Agents to provide more service. For agents who have been providing a strong service to the banks throughout the last 4-5 years they are being rewarded as some banks consolodate their agent lists.

4. SHORT SALES: When listing short sales the practice of listing the home "way under market value" to attract more offers is leading to an increase in short sale rejections. This practice should be avoided as it is not helping out sellers who are losing their homes to foreclosure becuase of it.

5. BUYER AGENTS: One of the most important things is for Buyer Agents to inform and educate their buyers about current market conditions. Buyers need to be making better first offers. The offers need to follow any guideleines the seller puts forth in bank owned Sales. Offers should be accompanied with pre-quailification letters and forget the low ball offer if there is a lot of interest in a home.

IN CONCLUSION: The moral of the story is whether you are an agent, buyer or seller it is time to wake up, do not get caught snoozing and do not miss the boat. There are still some incredible deals out there. Interest rates are still ultra low "for now". Sellers need to be realistic, buyers need to be more realistic and agents need to be on top of their market to be able to provide the service your clients want and need.

It does not take magic to turn your "For Sale" sign into a "Sold" sign. it takes a full time Local Agent who specializes in Listing homes like yours.

8 Facts About Duplicate Content and Google

It means you're probably okay and no in any danger with Google unless you're posting every blog post 3, 5 or 10 times on the same sites. Even if you're doing it just two or three times only one is going to rank higher than the rest and if you get 3 or more in the top ten for the same content and same search terms Google may not catch you but your competitor just may complain! EDIT 12-Dec: We're talking about duplicate *content* in significant numbers. After reading the comments I want to clarify - reposting your AR article to your hometown blog is not duplicate content. Creating 10 blogs and posting the same articles to them every day, day in and day out is duplicate content.

Over the years I have addressed "duplicate content" at least 10 times here on this blog, another 5 or more times on Social Media Edge radio and no telling how many times at conventions and seminars where I have been speaking.

It still comes up.

Here are the facts, Googlesque, about duplicate content:

Chances are none of you are guilty of overloading the Google indexing engine with duplicate content.

You can have a limited amount of duplicated content without penalty - for example you may have a "web presentable page", a "print formatted page", a "plain text page", and a "mobile optimized page" all with identical content on the same domain.

For example if you have two pages of identical information at say http://icobb.com/landings/index.php and http://ahkse.com/homeloans/index.php and you want the icobb URI to be the indexed version you would put the following in the head of http://ahkse.com/homeloans/index.php:
<link rel="canonical" href=" http://icobb.com/landings/index.php"/>

Google *may* index only one of your pages with the duplicated content.

Google will certainly only pick one of your duplicated pages to rank higher than the others.

I have seen duplicate pages ranking in the top ten at least 6 times for the same content - this is claimed by Google to "not happen". The reason it does is because the other content on the pages is significantly different.

Keeping the above in mind Google suggests you don't even use content filled headers, footers and sidebars. In reality I haven't seen that impact as duplicate data.

If you publish 10 carbon copy blogs and you are ranking high on multiples your biggest risk is your competitor complaining to Google and having them de-index all of your sites without warning.

And directly from Google engineering:

Duplicate content on a site is not grounds for action on that site unless it appears that the intent of the duplicate content is to be deceptive and manipulate search engine results. If your site suffers from duplicate content issues, and you don't follow the advice listed above, we do a good job of choosing a version of the content to show in our search results.

What does this mean?

It means you're probably okay and no in any danger with Google unless you're posting every blog post 3, 5 or 10 times on the same sites. Even if you're doing it just two or three times only one is going to rank higher than the rest and if you get 3 or more in the top ten for the same content and same search terms Google may not catch you but your competitor just may complain!

As a business professional or even individual in our personal life to get things done we are constantly called on to be a "problem solver." Often we have to jack ourself up to ADVANCED problem solver and be creative. Thinking outside the box, or no box, or coming up with a not thought of before idea.

Four Steps To Find Ideas To Creative Problem Solve

Capture ideas immediately on paper or electronically as you meditate on a solution once the problem is defined

Expose yourself to new experiences, travel, classes, and a wide range of different people. It gives you a better base to think of something novel

You being DUMB is ok. There are no dumb questions remember your teacher told you? Do not judge any of the massive list of ideas you brainstorm about a solution.

Steal others' ideas. In other words ask other people about solutions. Soak them all in. Two heads or MORE are better than one. Ask your peers, your associates in different fields. You will be AMAZED what other people come up with ideas to YOUR or your client's or individual or family problem

This little list should get you started being MORE CREATIVE and zero in on that optimal solution to get you past a logjam. Do you know the best problem solvers go the furthest in life? Practice this mental faculty as often as possible. Just know those who BLOG more than those who tweet or Facebook comment are the most creative of all, since they WRITE the most. It takes the most imagination to string that many coherent words together. Best of luck to you.

One of the best things about having a Facebook Page is the ability to direct a new visitor to any one of your Tabs first. That means that anyone who has not yet LIKE’d your Page or not currently signed in to Facebook can be directed to your Wall, or Info, or Photos or any of the Tabs your Page currently has.

If you are really cool, your Page has a specific Tab (App) custom built to convert visitors to LIKE’s like these people do: http://areweconnected.com/facebook/

You can’t do that with your Profile. You can’t do that with a Group. You can’t do that with an Event. Just a Page. If you have a Page, here’s how to set that function.

STEP ONE

Find your Page. Not sure where it is? Log into Facebook, then click this link. That will show you every page you have ever started. Did you find the Page? Good, now click on it.

STEP TWO

Edit your Page. To do so, you’ll need to navigate to your Page’s ‘dashboard’. First find the WALL tab on the left and click on it. In the upper right you’ll see a button titled EDIT PAGE. Click on it.

STEP THREE

Set the Default Landing Tab. You are now in your Page’s Dashboard section. You’ll see various tabs on the left side. Make sure you are on the “Manage Permissions” Tab. You’ll see checkboxes that will turn on or off features. Did you find the drop down for Default Landing Tab? Good! Click on the drop down and choose which of your Tabs you want to be the Default Landing Tab.

Got it? Great! Wait! before you go, don’t forget to click the blue button at the bottom…

Now here’s a few things to keep in mind.

Don’t have the ability to set a Default Landing Tab? You created your Page as a “Community Page”. That’s bad. That’s a secret Facebook trap for twerps and spammers who create Pages like The Norwegian Olympic Curling Team’s Pants. Seriously *.   Delete the Page and start again. (http://www.facebook.com/pages/create.php) Stay in the top 3 boxes there and you’ll be fine.

Set a username for your Page. If your Page is right, do this soon. Not right away, but soon. Think about what title you want for this page. You’ll be using it for all your marketing materials down the road. Now, sleep on it. Why? Because once you set it you can never change it. Make very sure it’s right.

Admins (that’s you) will always go to the Wall, even though you set the Default Landing Tab. To check and see if your page is working properly you can log out and go to the vanity URL you set for your Page. Here’s mine: http://facebook.com/MikeMuellerConsulting If you are going to try this with your page make sure you don’t accidentally use https:// That S will direct you to the secure server instead and facebook will just ask you to sign in.

Add an Admin. Someone you trust. Funny things happen in Facebook all the time. If you are the only Admin on your Page and somehow FB accidentally deletes your Profile, you lost the keys to your Page. My Canadian friends would say, You’re Hosed, eh? But if you’ve added an Admin friend, they can add you back to your Page and save your Bacon.  (yes, another silly canuck reference)

Getting Started – ONLY shows for you (the Admin) and only for a short while. While you can’t delete it, just Ignore it.

* True Story… Vancouver Canada, the 2010 Winter Olympics, and the Nord Curlers debut with these wild and crazy pants! Some random guy created a Page as a tribute (remember they were once called Fan Pages and you “Became a Fan”?) That Page gathered 300,000+ FANS and shortly after, Facebook took it away from him and turned it into a community page. There was a ruckus and uproar and in a very unique decision, Facebook gave it back to him and changed the Page to what it is today. I know what you’re thinking… You won’t be so lucky.

Either once again I failed to explain the difference between simple animated gifs and cinemagraphs, or I really stink at choosing illusions for you :D Shame you didn’t love our previous post as much as

Check this out: wait for the warping animation below to get running. Then, when you cover up the center of the image with your hand (just like in the example showed on your right) the dots will appear to speed up. On the other hand, if you cover up the edges the dots will appear to have slowed down. Now if this isn’t illusion, I really don’t know what else to sho

I did, but heck – there is no purpose for me to push something you really don’t like. I hope today’s animation will be perceived better, as it has nothing do to with cinemagraphs and the effect it holds is a truly epic!

It’s now been a month since I was coerced into joining Empire Avenue. Right from the start I had a single, well defined goal.

I want to meet and start new conversations / connections with people.

Doubters and Skeptics? I may still be one. I even stated that I was Searching for value, I’ve seen complaints about it being a time suck, no redeeming value, just another pointless game.

With my goal in mind, does Empire Avenue suck for you?

Maybe it’s not Empire that sucks, maybe it’s YOU. Here’s 34 reasons why YOU suck at Empire Avenue.

You never uploaded a real  picture of yourself.

You never added a bio.

You never completed your Profile.

Your Ticker symbol has nothing to do with the real you (i.e. LONELYGIRL15).

You failed to add all your connections. Not just one or two but ALL. That would be your Facebook Page, Facebook Profile, Twitter, Flickr, Linkedin, YouTube, and your blog(s) RSS.

You don’t have a Twitter, Flickr, YouTube or Linkedin Account to connect with.

You failed to join communities, any communities.

For an Index you chose the “Adventure Racing” Index.  really?

You only bought those people you actually know.

You concentrated on gaining wealth (remember it’s virtual people) or building your share price.

You passed on buying new people because they had a low dividend.

You passed on buying people you thought were too expensive.

When you bought people you bought the full 200 shares right off the bat.

You never endorsed anyone’s blogs.

You never put anyone on a list.

You never viewed the profile of anyone else.

You never looked at their bio.

You never searched by interest.

You never looked at other’s portfolios for new connections.

You never left a shout out after buying.

When you did leave a shout out after buying it was plain, boring and unenthusiastic.

You never replied to anyone’s shout out to you.

You had the golden opportunity to connect to others on every other platform, they were all there for you to click on – you didn’t.

When you sent the Facebook friend request, or Linkedin Connect you failed to mention you found them on Empire.

Better than that, you sent either no message at all or the standard “I’d like to add you to my professional network on LinkedIn”.

Once you have connected with them on other channels – you failed to engage with them on those channels.

You never looked at “Recent Arrivals”. What value is a newbie, right?

Did you know there’s a category there called “LOCAL ARRIVALS”? You never saw it nor used it.

You’ve never clicked on any of the suggested people on your HOME screen.

You use the website version and not the Facebook App.

You sold people. Period. Why?

You spent all your virtual money on virtual luxury items.

You sent shareholder emails pleading for others to please BUY you. (and thatdidn’t feel weird?)

You tweeted and Facebook’d EVERY single action and achievement to ALL your friends and now they’ve all blocked you.

So if you can run down this entire list and say, “Nope, that isn’t me” AND you haven’t started any new conversations because of it, I guess it’s safe to assume Empire Avenue is not for you.  (let me know so I can sell you before your shares tank)

Guess what?

I still suck at Empire and I really don’t care. Everyday I’m adding 10+ new people to the sites I like to really play in (Twitter, Facebook, Flickr, Linkedin, and YouTube). I’m engaging with those new people on those sites and I’ve found a good number of great blogs to add to my feedreader.

Oh and the time suck part? Empire isn’t a time suck once I figured out what I’m doing – I spend maybe 5 minutes a day on it at most.

Are you on Empire? Having fun? Don’t buy me because I’m a good investment, buy me to start a conversation and then do.

Actually, I was a bit disturbed when I learned of the impending closure of PICNIK. I've used it many times in the past- and like many Internet Sites, Picnik went to the back-burner.

There is so much concern and “Buzz” about Google shutting down Picnik.com, I decided to provide you with some alternative tools for editing and customizing your graphics, photos, and images. While Picnik.com will be shutting down in April 2012, here are some other options you have available immediately.

FotoFlexer – Create some dazzling photo and image effects in your browser for FREE. Use Animations, resizing, coloring, contrast and more. Take a look at These 5 Demo’s for a quick tour of what FotoFlexer has to offer, you’ll love some of these cool features. Smart Scissor is a favorite feature.

Pixlr – and for Picnik users, try Pixlr Express. You’ll love the Editor, the Pixlr-o-matic, the Pixlr Grabber for Firefox and Chrome browsers, and the Pixlr Imm.io hosting, all of which are very robust and user friendly cool features.

LunaPic – This site will rock your world! Lunapic offers more choices and options for photo editing and custom effects than some of the paid software applications I’ve purchased and used in the past. Use vignettes, color bars, animated imaging, picture frames, retro color, collages, custom text, reflection animations, slide shows, and a ton more. One of the most feature rich FREE online editors available. You’re gonna love this site.

FreeOnlinePhotoEditor – A really simple and easy to use photo and image editor for those “quick fix and gotta go” graphics. Very basic but simple and fast. Some of the other online photo and image tools include: OnlinePhotoTool.com: Online photo editor, Automatically resize your images when sending it by email, Create an Image from your RSS feed, Create Image from your Tweet and Twitter account, and Create, save and email screenshots.

BeFunky - Be Funky lets you do some pretty amazing things with your photos and graphics. Most of the features and tools are focused on creating cool, fun, and funky effects and artwork. The site’s name says it. Some of the effects available would take hours to create in Photoshop or other high end and costly photo/image editors.

Definitely worthy of a visit and tour.

Photoshop.com – That’s right, you can use Photoshop online and for FREE. You’ll need to register, but I promise it will be worth it. The Photoshop tools are powerful and very easy to use. Be prepared to spend a little time here, you’ll be amazed at what they have to offer and allow you to do online for free. I’m not going to lie, this is one of my favorites and my personal replacement for Picnik.com closing down.

GIMP – GIMP is very similar to Adobe Photoshop except that GIMP is FREE. It does require you to download the software but one huge benefit to that is it will never be bought and shut down on you. It is a very powerful and feature intense program so unless you’re really experienced with editing and graphic design, or you have more time than it takes to close a short sale, you may want to stick with one of the others.

I personally like to use GIMP for graphic design more than image or photo editing.

Combine all these together and you’ll have more FREE editing tools and features than you’ll ever need or use and absolutely FREE. Take a few moments to review each site, bookmark them, then give each one a try to see which one(s) best meet your photo and image editing needs. Enjoy!

In all transactions and dealings there are "puzzles" to put together. Hopefully we can find all the pieces and assemble them and make it whole. Its not rocket science- it just takes a conscientious effort and organization.

Finding a parking space near their front door will no longer be a worry for anyone lucky enough to live in the new multimillion pound, 57-storey condo planned for Miami.
Instead they can just pull into a designated space, turn off the engine and sit back and enjoy the oceanfront view as they are escalated in a glass elevator to the front door of their apartment.
The ‘Jetson-esque’ luxury tower will rise in Sunny Isles Beach as part of a $560million project between Germany’s Porsche Design Group and a local developer, Gil Dezer.

It is the world’s first condominium complex with elevators that will take residents directly to their units while they are sitting in their cars.
‘You don’t have to leave your car until you are in front of your apartment,’ Juergen Gessler, CEO of Porsche Design Group, told the Miami Herald.
After the resident pulls over and switches off the engine, a robotic arm that works like an automatic plank will scoop up the car and put it into the elevator.
Once at the desired floor, the same robotic arm will park the car, leaving the resident in front of their front door.
The glass elevators will give residents and their guests unparalleled views of the city or of the ocean during their high-speed ride, expected to last 45 to 90 seconds, reports the Miami Herald.

‘What this is really doing is taking two technologies that have existed for centuries and putting them together,’ said Gil Dezer, president of Dezer Properties.
‘It’s taking the robotic arm and it’s putting it in an elevator.’
The building, named the ‘Porsche Design Tower’, was approved unanimously on Thursdayt by the Sunny Isles Beach City Commission.
Before the meeting, Mayor Norman Edelcup said there had been no objections to the plan.
The luxury building will be constructed on 2.2 acres of land on Collins Avenue.
It will have 132 units, with smaller units being allocated two parking spaces and the larger ones, four, and 284 robotic parking spaces in total accessible via three elevators.

Units will range from 3,800 to 9,500 square feet and are expected to cost up to $9 million each.
Dezer said his hopes are that many other buildings in the U.S and the rest of the world will follow the Porsche Design Tower model.
But this will be the first and last one in South Florida, he said.
‘We want to keep this really exclusive and not have this become a McDonald’s kind of style.
The tower is going to change the skyline of Miami Beach,’ Dezer said.
‘This is something Floridians should be proud to have in their state.’

Expanding Your Sphere: The Timeline

In Facebook, you have to start somewhere so let’s start with your Profile and in particular, the Timeline. Facebook’s newest feature replaces your Profile with a BIG banner image called a “cover image”. The wall is replaced by two columns. Yadda yadda yadda. There’s a lot of grumbling about the new Timeline as well as plenty of people singing it’s praise.

Remember, we're working on expanding your sphere. We want to meet and learn about new people outside of it. Yet, the Timeline is all about you (right?) but in order to see others Timeline, you'll first have to enable it on your profile. Does that make sense?

I want to delve into the idea of expanding or enriching your sphere of influence. In the past you might have heard someone say, “It’s all about the numbers”, or maybe “It’s not about the numbers it’s the quality of the relationships”. Ok, so who’s right? (hint: I’m not going to answer that) I will be the first to say there’s a lot of grey area in between. The correct answer for you may very well be somewhere in the middle.

Enable Timeline

While the new Timeline is coming to everyone eventually, it was first released to the developers back in September. Shortly after, someone figured out how to get it without being a developer and we had the “Developer Hack”. Recently, Facebook rolled it out as an option to everyone. To enable Timeline on your Profile just go to http://www.facebook.com/about/timeline At the bottom, you’ll see a small button. Just press that.

Now you can upload a “Cover” photo. You’ll want to upload an image that is at least 850 x 315px. Like a profile picture, you can resize and crop once it’s up. You’ll still have a profile picture that overlays on top of the lower left. No longer will you have a long profile picture (the old 180 x 540 max that’s still in use for Pages) instead it’ll be a 130px. square.

You’ll see a warning that you should not put advertising or commercial crap in the picture. Please don’t. Social Media already has enough spam, why add to it? It’s supposed to be a picture that represents who you are – not what you sell.

Totally unrelated but I hereby nominate this as the BEST cover image of the year…

Important: for all those grumbling that they don’t like Timeline and they want their old profiles back, there’s some great virus spam scans out there that purport to allow you to revert. They are scams and will take over your profile. Be smarter than that, don’t fall for it. Too late? Here’s how to fix it

Everyone Should Want Your Autograph

We are as important as we feel we are! Each and everyone of of us have our own special traits and qualities. "We are more alike than different."

I think it was Rick Santorum, GOP candidate, in one of those debates saying we shouldn't have middle class just medium level wages. Putting people into boxes and labeling them all the time highly disturbs me.

From the people worship of superstars on Twitter and TV and movies and the big wigs in an office, or the "power brokers" of all sorts in society, power and fame and wealth can not only corrupt individuals but WARP our sense of EACH ONE of us being special and more apt IMPORTANT just as we are.

Who cares if you are not Babe Ruth? YOU ARE IMPORTANT JUST AS YOU ARE. Remember this about yourself and treating others. You can't control the FAT HEADS who think they are MORE important than you, but don't you treat yourself or others EVER that way as anything other than SUPER IMPORTANT in the eyes of God.

Do You Mean It When You Say, "Realtor for Life"?

I hear so many REALTORS® use the slogan, "Your REALTOR® for Life". Do they mean it when they say it? I don't use the slogan, but that is my hope and my intention when I sell a home. I want to become an important part of my clients' lives. Someone they think of right off the bat when homes or real estate is the subject.

I hear so many REALTORS® use the slogan, “Your REALTOR® for Life”. Do they mean it when they say it? I don’t use the slogan, but that is my hope and my intention when I sell a home. I want to become an important part of my clients’ lives. Someone they think of right off the bat when homes or real estate is the subject.

I have only been selling homes about eleven years, but some of my clients are on their third house. I helped the Smiths buy that three bedroom starter home. Four years later when they were expecting their first child, I helped them sell that starter home and buy something a little larger. A few years later, with baby number two already here, they needed four bedrooms and a finished basement. Now with family in place, they are looking for a small vacation cabin, maybe a place in Brown County, Indiana where the leaves turn beautiful golds and oranges in the fall. A place to take the family on weekends. Technically, that makes house number four.

I am now selling to some of the grown children of families I have served in the past. How can this be in such a short time span? The children I once helped choose which bedroom would be theirs are now coming to me for help with their starter home!

It doesn’t stop at two generations. Grandparents are heading this way to be closer to children and grandchildren. I am helping them buy what we all know will be their final resting place. Three generations of the same family. Amazing…….

I had not given this much thought until thinking about writing this post. What an honor and a privilege to play such an important role in the lives of those I have served.

I am sure it is happening to many of you reading this. Have you ever thought about your legacy? Some of you have been selling for 40+ years. One can only imagine what kind of history you have established with your clients.
