I recently completed some property inspections near The Coves and The Glens of South Barrington. Witt Road is one of the most scenic slow drives that connects West Penny Road to West Mundhank Road. The Shops of Lageschulte - Barrington IL

Have you visited The Shops on Lageschulte recently? This is a thriving area I visited recently while showing real estate in the Village of Barrington. I shot a few pictures to share and even had a quick bite to eat at a great hot dog stand at the 'entrance' to this shopping area.

Hungry for lunch? Want a quick bite to eat? Check out this unique place to satisfy your hunger. You'll still have time to shop without wasting your entire lunch hour.

'Dog Tracks' serves up a tasty selection of favorite fast food items that you can enjoy while sitting inside the restaurant. While inside be sure to check out the unique wall hangings like this one of Wrigley Field. Or, stroll outside on a nice day and sit at one of the picnic tables with unbrellas and enjoy good conversation with a friend.

After lunch enjoy getting to know one of the businesses at The Shops on Lageschulte. Below are a few pictures of what you can expect to see as you stroll down the street. It's an easy walk along this area or drive from one to the other. There is ample parking at each property.

Before you're done you must stop at this great little Garden Nursery. I was extremely impressed with the large selection of bird feeders that Hager's had inside. They had everything from Hummingbird Feeders and Finch Feeders to bird feeders that are designed to keep Squirrels from snacking on bird food in your backyard. This place was great! I grabbed a bag of thistle seed before leaving that will make the Goldfinch in my yard very happy when I return home.

And, yes, you can pick up Vegetable Plants, Perennials and just about anything else, including bulk mulch! I talked with the owner here and he was very nice to accomodate my requests.

Before heading back to work or home after a long day of work, be sure to stop by the 'Sweet Spot' and pick up something great for your kids. You'll be sure to put a great big smile on someone's face after treating them to something sweet from the 'Sweet Spot'. And of course, a little ice cream for yourself on the way home isn't a bad idea either!

I'm often asked 'What is a Short Sale'? Most people that ask think that it relates to the time it takes to sell; the time frame is 'Short' not 'Long'! It actually has nothing to do with the time it takes for the sale to take place. It can often times be a long journey to take but, surprisingly, can also go rather quickly if you have the proper paperwork in place when it comes time to submit the request.

A 'Short Sale' is a sale that takes place when a mortgage lender, usually a Bank, agrees to accept less to settle the debt than the full amount contractually owed by the homeowner. To be 'forgiven' of a large portion of a mortgage debt is a blessing for which a debtor may be very thankful.

It's frustrating, isn't it? Here we are, trying to do the best we can to get through these tough times, and we are now faced with the pressures of losing our home. The reality sets in, and we try to put our emotions aside, and agree that it's time to move on with our life.

We need to take a step backwards in order to start moving ahead in a direction that will be financially beneficial to our families. We realize that not only will we not get any money from the sale of our home but most likely will have to bring money to the closing. How will we ever pay all those fees when, as a result of our hardship, we can't even pay or catch up on our current mortgage payment?

I have very good news for those who wonder how much it will cost them to sell their home if they are facing a hardship to where they are faced with a Short Sale of their home. What is a 'Short Sale'?

A 'Short Sale' is a sale that takes place when a mortgage lender, usually a Bank, agrees to accept less to settle the debt than the full amount contractually owed by the debtor. To be 'forgiven' of a large portion of a mortgage debt is a blessing for which a debtor may be very thankful.

Below are some of the typical fees associated with selling your home. The great part is that in most cases these fees will be paid by the mortgage lender who is forgiving a portion of the debt on your home.

I'm often asked 'Do I have to be late in order to be considered for a Short Sale'? That is a great question that has a quick 'YES' answer usually associated with it. However, every situation is unique.

A 'Short Sale' is a sale that takes place when a mortgage lender, usually a Bank, agrees to accept less to settle the debt than the full amount contractually owed by the debtor. To be 'forgiven' of a large portion of a mortgage debt is a blessing for which a debtor may be very thankful.

In order to have your personal and unique situation answered correctly, the question should be addressed directly to the one who is holding the mortgage and thus has the ability to forgive a portion of the debt. Many times the answer will be 'YES, you do have to be behind in order to be considered for a Short Sale'. However, I know of several instances where the mortgage lender has agreed to forgive a portion of the debt without the homeowner missing payments. You've heard the saying, 'He who has the gold makes the rules'. That statement certainly applies here.

I'm often asked 'How long does it take to sell my home if it is considered a 'Short Sale'? That is a great question that doesn't have a common answer.

A 'Short Sale' is a sale that takes place when a mortgage lender, usually a Bank, agrees to accept less to settle the debt than the full amount contractually owed by the debtor. To be 'forgiven' of a large portion of a mortgage debt is a blessing for which a debtor may be very thankful.

A lender typically takes up to 90 days to review all the paperwork and approve a Short Sale. My experience has identified several factors that may speed up or delay that process. Here are some of those factors.

The seller delays gathering all the necessary paperwork that the lender requires in order for the lender to review their unique situation.

The buyer's financing is not 'in order' when the lender approves the short sale and gives the 'OK' to the buyer to close.

The first buyer 'bails' because the lender counters their offer price after they have reviewed all the information and data on the perceived value of the property.

These are some of the most common delays I've seen. Due to some of these delays, however, some lenders like Bank of America will now 'pre-approve' the Short Sale. I am currently working with a seller in Elgin and we are going through this process. It's actually a great deal for the seller. Bank of America is offering the seller at least $2,500 at the closing since he is willing to take this more professional and efficient approach to selling his home 'short'.

Recently I showed a client homes in our area that featured Inground Pools. A home with a pool was a 'must-have' for their family.

We were all pleasantly surprised at the bargain prices when we pulled up to two of the homes on our list. Both of these homes are not distressed sales but regular sales. They are not priced to 'see what the bank will accept' or to 'test the market'. They are both priced BELOW $100,000 and are bargains for the area.

McHenry County Real Estate is very active. I have had the busiest May/June in many years. It seems that everyone around here is looking for a great deal and, since the inventory is relatively plentiful . . . and growing, my buyers don't have to wait too long to find their next home.

On Monday I had the priviledge of welcoming some new neighbors to our area. My elated clients (see picture below) relocated from Orlando to Huntley IL. Except for missing the weather in Orlando they couldn't be happier with the great buy they secured on the purchase of their next home.

Today we closed on another of my clients homes in a lake community. We had a great closing and enjoyed talking about the 'state of real estate' in the area with his attorney. If anyone had told us a few years ago of the great buys we would experience in our area in 2012 we wouldn't never have believed it!

I have a few more listings to take and will be posting them here soon. One is a well cared for but a little dated ranch home in another Lake Community in McHenry County. This should sell in a range of $175,000 - $200,000. The other is an original owner Bungalow home in Berwyn IL. This home will need a complete rehab but should still sell just shy of $200,000 in this buyer's market. If you have an interest in either of these homes before they hit the market just let me know.

Judson University to Host Public Town Hall Meeting featuring Former U.S. Speaker of the House and Republican Presidential Candidate Newt Gingrich

(Elgin, IL - March 7, 2012) Judson University will host a Public Town Hall Meeting featuring Former U.S. Speaker of the House and Republican Presidential Candidate Newt Gingrich at 10 a.m. on Thursday, March 15 in Herrick Chapel (1151 N. State St., Elgin.)

The event is free and open to the public. Mr. Gingrich has expressed interest in engaging the Latino population of the greater Fox Valley area as he campaigns across Illinois before the state's primary on Tuesday, March 20.

"As an institution of higher education committed to engaging the pressing issues of our time from a variety of perspectives, Judson is pleased to serve the Fox Valley community by hosting this event," says Judson University Provost and Vice President for Academic Affairs Dale Simmons.

This event comes just one month ahead of another major event hosted by the university. Nobel Laureate and former Soviet President Mikhail Gorbachev will be the keynote speaker at Judson's annual World Leaders Forum on Saturday, April 21. President Gorbachev will speak at a VIP event for the Forum on “Leadership Insights: My Time with Ronald Reagan.” A Q&A will follow the presentation.
