reform: Health Insurance, Critical Illness, Major Medical vs. Limited Medical Plans - 03/16/10 02:10 PM
There is a HUGE difference between Major Medical and Limited Medical Insurance!

Many people that I talk with are pretty happy with their major medical plan.  They pay their monthly premiums (the hard part that they're not too happy about) and know that if something major happens, they are covered!  That's security.  They are insured.  That's what insurance is for.  Protection against losing your assets, equity in your home, retirement funds, etc. should you come down with a major illness.
However, there are quite a few that I talk to that are paying unusually LOW premiums for what they believe … (2 comments)

reform: Attention Homeowners - 01/07/10 02:27 PM
Attention Homeowners:
If your home is not currently listed and you hope to get your home sold this Spring, NOW is the time to put your home on the market.  Traditionally in our area homesellers have waited until AFTER the Superbowl to list for the Spring market.  But this year is different.
Why?
1. Homebuyers have a great incentive to LOOK EARLY this year.
Perhaps you've heard of the $8,000 tax credit for 1st time homebuyers.  This credit expires at midnight on April 30, 2010.  For any 1st time homebuyer who has NOT Contracted to buy a home by this date, … (2 comments)

reform: Update - Mortgage Loan Modifications - Do They Really Work? - 12/23/09 04:50 AM
I just received an update today on a client going through a 1st mortgage loan modification.  As most are well aware, a loan modification is an option made to a borrower who is struggling to make their payments due to a hardship, who is not able to refinance their mortgage.
This client qualified for the program, completed the three month trial period, and still hasn't received the final modification paperwork.  Instead, he received a "summons" and an "appearance" from the mortgage companies attorney after making the first payment on the modification.
This frustrated and scared the client.  The client went to … (0 comments)

reform: 2010 - Time for the Smart Realtor to Shine - 12/16/09 12:03 PM
2010 will continue to develop as a time for the smart Realtor to shine amongst the competitors.  The statistics continue to show that values will drop as foreclosures rise.
The wildcard continues to be the intervention by our Federal Government.  When the $8,000 tax credit expires April 2010 will it be extended with modifications . . . again?  Will the Federal Reserve rapidly raise interest rates?  We just don't know.  We will have to be resilient.
The smart agent will make adjustments.  What adjustments are you making as you set your goals for 2010?  How will you differentiate yourself from the … (1 comments)

reform: Whether Upside Down or Right Side Up . . . You Now Have Options - 12/15/09 01:05 AM
Whether right side up or upside down, you now have options.  Thanks to the new HARP program, we have been successful in helping numerous people refinance their mortgage, even in situations where they owe more than the value of the home.  This HARP program has allowed our clients, in some cases, to even refinance without an appraisal!
The program seems designed for those who feel like they are "stuck".  Their credit is good, they have a solid job, can qualify in all aspects except that they are upside down - owe more than the house is worth.  They now have hope … (0 comments)

reform: FHA Proposing Changes to Down Payment Requirements - 12/08/09 03:28 PM
This is NOT GOOD!
FHA is proposing changes to it's down payment requirements.  FHA has been one of the best financing options available to homebuyers in the mortgage mess of the last two years.  The ability for a buyer to buy a house with a down payment of roughly 3.5% in our area has made a positive impact on our single family housing sales.
Here are actual single family home closing statistics in Algonquin, IL for the past three months of closings:
FHA Financing - 21 VA Financing - 1 CONV Financing - 33 Cash - 7 For attached single family housing (townhouse, … (2 comments)
