sales: How To Insert An Image - 01/24/11 04:29 PM
I had a question the other day asking me how to insert graphics into your blog posts on Active Rain. It is not a '25 words' or less answer - though it is pretty simple - so I decided to make a tutorial on how to do it:
When you click on "Write A New Blog Post" on your home page, the Screen Shot below comes up. Notice the little icon of the tree.

Clicking on this icon will bring up this next screen shot. You want to click on the "kitchen sink" icon to the right of the … (4 comments)

sales: A Very Special 2011 Social Media Action Plan for Real Estate Agents - 01/06/11 02:12 AM

Most real estate agents think of social media as a time vampire. You end up connecting with friends and family and most times it does not get you referred leads and sales. And you end up wasting your time. However based on my experience, I find that most real estate agents are using social media the wrong way. It is not your fault. How are you supposed to know the specific techniques that work for your marketplace? In the video today I am going to reveal to you the two specific social media activities that give you referred leads and … (0 comments)

sales: Make 2011 Better! (Our Holiday Gift To You) - 12/11/10 04:31 PM
Was 2010 all that you had hoped it would be?
2010 started out with a bang! Due to the first time homebuyer credit, we actually HAD a Spring market this year! And many of us got lulled into a false sense of Hopium.
“Hurrah! The recession is over and the real estate market is back!”
But how was your second half?
If you are like most real estate agents, it probably wasn’t so hot.
Hi – my name is Mary Nack. I celebrated my 30th year as a real estate agent in 2010. My mentor, Internet Marketing guru and now business … (0 comments)

IT WAS NOT EASY...
...but Step Three is FINALLY done! And I am excited! It turned out GREAT!
Neil badgered and cajoled to make sure that everything was CRYSTAL clear and easy to understand. I'm not gonna kid you - we had more than just a few words between us. I was NOT happy about what he had to say. But I have to admit: thanks to Neil, this is some of my best stuff EVER! (If I do say so myself.) There are a ton of screen shots showing you EXACTLY what to do. We have left absolutely NOTHING to chance!
"The Fail-Proof Real Estate Marketing System … (3 comments)

sales: A Feather Or A Mack Truck? - 11/08/10 04:43 PM
I have a friend who tells me that we get messages from The Universe all the time about the direction we should be headed in. At first, it comes lightly - like the touch of a feather. If we ignore the message, it comes again - a little harder. Maybe like a punch in the arm. If we ignore it yet again, it comes yet again - even harder. Perhaps like a knock-down blow. If we keep ignoring the message, it will finally run us over like a Mack Truck. The comforting thing (?) is that The Universe keeps sending us … (6 comments)

sales: Stop Buying Back Your Leads From 3rd Party Vendors! - 05/20/10 01:56 PM
Did you know that there are companies that aren't even IN the real estate business capturing real estate leads off the internet - and then selling them back to you? Companies like Angie's List, Sawbuck, Red Fin, Zip Realty - just to name a few - and many, many others,
And since these companies aren't even IN real estate...
THE ONLY WAY THEY CAN MAKE MONEY IS TO SELL THE LEADS (THAT SHOULD BE YOURS) BACK TO YOU!
Our industry has known for a long time that most consumers begin their search on-line - not just for real estate, but for … (5 comments)

sales: As Kramer Says: "SELL! SELL! SELL!" - 04/12/10 10:49 AM
...and in order to sell, you need "LEADS, LEADS, LEADS!"
The funny thing I've learned over the years is that the majority of real estate sales people LOVE to sell real estate. Just put them in front of a prospect and let them have at it. They will represent the client to the best of their ability. Bend over backwards to make the client happy and the sale happen. Leap tall buildings in a single bound, run faster than a speeding bullet - so forth and so on...
However, they are less enthusiastic when it comes to actually finding a prospect to SELL to! Most agents are dependent on … (2 comments)

sales: You Can Lead A Horse... - 03/31/10 08:09 AM
Last week, I received a phone call from a prospective seller. They own a property that has been sitting vacant for quite some time. They have been trying to sell the property themselves but to no avail. In the meantime, the city is threatening to condemn the building unless they repair it - which they are unable/unwilling to do. So, the building is a tear-down and all they really have to sell is a vacant lot.
Listening to this story, I told her that her property was only worth the price of vacant land. In fact, whoever buys it will also be faced with approximately … (3 comments)

sales: If The Day You Stop Selling Is The Day Your Income Stops, You MUST Read This... NOW! - 03/24/10 08:41 AM
I have been on a rant lately. I'm sure those of you who have been following me are wondering, "What the #!%$ is she on about?"
Well - here's the thing: I have been selling real estate for 30 years. THIRTY YEARS!! And the reason I have been on such a rant is because...
...the day I stop selling real estate is the day I stop making money!
As much as I love selling real estate, I am fast approaching an age and a point where I can see that I won't be able to keep doing this forever- certainly not for another … (5 comments)

sales: Prospecting: It's Not Just For Breakfast Anymore - 03/17/10 04:50 PM
I was at a Top Producer Panel breakfast this morning. You've been to these kinds of things, right? The organizers pick a couple of high profile 'top producers' and put them on the hot seat to answer questions about what they have done to be successful, how they got there, etc.
One panelist talked about the primacy of prospecting - and though I don't think most people in the room wanted to hear that - it was probably the single most important thing that was said the entire morning.
When times were good, we could spend our days hand-holding the transactions and the … (77 comments)

sales: Can You Build A Relationship Of Trust On The Internet? - 03/11/10 06:31 PM
I just read a blog post where the fellow asserts that generating leads from the internet does not - WILL NOT EVER! - replace picking up the phone and prospecting. Here's the part I find most amusing: he has actually posted a You-Tube video of himself interviewing his manager on the topic! (Because, you know, you can't communicate effectively over the internet.)
I mean, honestly: Do YOU like getting a phone call from a telemarketer?!? Does ANYONE? So just how effective can cold calling really be?
Oh, I know, I know. Every so often (but rarely), I will get a call from a really talented telemarketer. I … (6 comments)

sales: Can You REALLY Get Leads From Facebook? - 03/11/10 12:40 PM
It's true: Social media can be overwhelming. And it is only too easy to get "sucked in" to the social media vortex - devoting hours on unproductive activities. Is it any wonder people throw their hands up and say, "Social Media doesn't work for business! I know! I've tried it - and I haven't gotten one thing from it!"
In the 'old days', we used to set aside an hour or two every single day calling our clients and prospecting for new business. But the beauty of social media is that  you can now achieve in 15-20 minutes/day all of your prospecting for that day!
The … (10 comments)

sales: "Are You A Sales Prevention Agent?" Part II - 02/27/10 01:05 PM
As I said in my previous post, it is customary in Chicago for the listing agent to meet the showing agent on an appointment. Huge waste of time, I know. But that's how it's done.
This morning's showing on my little estate sale condo was ALMOST as irritating as the showing I had earlier in the week. But to have two showings in one week with "sales prevention" agents really gives you pause. What on earth is going on out there in real estate land?
This morning, the agent was right on time - not running late. In fact, she may have … (5 comments)

sales: Are You A Sales Prevention Agent? Part I - 02/27/10 12:28 PM
OK - twice in one week - I've encountered showing agents that make my blood want to boil. In Chicago, it is customary for the listing agent to meet the showing agent on appts. I know, I know. It's crazy - but that's how it's done in the Big City.
The first showing, the agent apparently lived across the street and had some sort of an ax to grind about the fact that I was the listing agent rather than her. (As if her buyers care.) She was making asinine comments about how she had been in the unit before - which is a … (4 comments)

sales: Do You Have A Cash Machine - Part 2 - 02/22/10 11:24 AM
We real estate agents share many characteristics with entrepreneurs - and so we consider ourselves to BE entrepreneurs. And while we share many of the skills, talents and propensities of entrepreneurs, there is one huge distinction between being in what Robert Kiyosaki dubs the "B" quadrant ("B" for Business) vs. being in the "S" quadrant ("S" for self employed). And that distinction is this concept of The Cash Machine.
A 'Cash Machine' is a term coined by Loral Langemeier - and I think it is an apt description of what a business is supposed to be. A cash machine is like an ATM machine - it … (2 comments)

sales: "Do You Have A Cash Machine?" - Part I - 02/21/10 01:38 PM
Something became crystal clear to me this week: and it has only taken me 30 years of selling real estate to figure this out. In real estate, we think of ourselves as entrepreneurs. This is where the confusion lies: we are entrepreneurs in the sense that we are 100% commission based and in that we don't draw a steady paycheck. Like entrepreneurs, we are paid based on our results - not on time in service.  But that's pretty much where the similarity ends.
Most real estate agents are actually salespeople - in the classic sense of the word. They love selling real estate - … (3 comments)
