Location and So Much More - Inglehame Farms - Brentwood TN
Inglehame Farms is over 150 beautifully built brick homes serenely placed on one half acre lots it the eastern part of Brentwood, TN of Williamson County. Best Kept Secret in Franklin, TN Carriage Park Townhomes
Carriage Park is a community of 108 side by side townhomes, two to a unit. What makes this different from
any other condo or townhome community is the way they are spread out on the land. Each unit has a yard that makes it feel as if it were single family homes (without having to do the yard work). Condos with a yard but no yard work, too cool!
Carriage Park is about a mile from Historic Downtown Franklin. It borders the very desirable Polk Place neighborhood and is across the Eastern Flank Battle Field Park from Heath Place. In addition to the park being in the back yards of many of these so is the Historic Carnton Plantation, site of the Battle of Franklin and the McGavock Confederate Cemetery.
The HOA fees have remained constant and without special assessments since being reduced in 2004 and these fees cover pool, tennis courts, exterior maintenance (including roofs, lawn, shrub trimming, mulching, power washing siding) and more.

One of the best neighborhoods in Franklin TN, arguably one of best neighborhoods in Williamson County, just got even better. The Tennessean reported that the Westhaven neighborhood will be opening The Westhaven Academy for preschool aged children (6 weeks to 5 years old) this January.
They are currently looking to hire for 30 administrative and staff positions. This will add to the total package that Westhaven offers for its residents with the best club house, pool, golf course, shops, grocery store (Harris Teeter) and the Pearre Creek Elementary School.

Falcon Creek Homes for Sale in Franklin TN
Falcon Creek has easy access to the interstate just a minute from I-65 and 5 minutes from the Rte 840 exchange. Since Carothers Pkwy has opened all the way to Cool Springs the Galleria Mall, and all the shops, movie theaters, and restaurants are less than a 10 minute drive.
Downtown Franklin, the Shops and Cafes in Downtown, the Shops at The Factory the Franklin Cinema, and Thoroughbred Cinemas are also 5 to 10 minute drives.

Re-posting this entry by Tracy Lee Parker about Short Sale pricing because it is brief, to the point, well stated and needs to be heard by sellers, buyers and agents alike.
Thanks Tracy for helping to clarify the nature of this process.
Why should I pay OVER asking price ?
I have a client that put an offer in on a short sale. The seller signed the offer of course and now the bank is countering with my client, the buyer! She does not understand why the bank is wanting more than asking price!!
I explained to her that agents list the short sales less than market value to attract a buyer quickly. Then, the
bank sends out a broker to give the "opinion of value" and if that value is more than the sales price, then the bank will counter with the buyer higher than the sales price. The banks have a certain net to meet and the agents don't know this net until the "opinion of value" is done.
It is very confusing to the buyers this "short sale" business. It is hard to explain that these list prices are just a number to get buyers to make offers. It would be easier if there was a rule that explained how to price a short sale. Agents should stay a little closer to market value when pricing your short sales and save us all extra work!
