If you've been to downtown Franklin TN you have seen the monument of the soldier in the Town Square.
The statue was placed there in 1899 by the Daughters of The Confederacy to honor the Franklin TN men who fought and died in the Battle of Franklin.
If you seen the Franklin statue, you may have noticed the chip in the brim of the soldier's hat. The chip was there even on the day the monument was unveiled. The hat was chipped when they raised the monument in November of 1899.

Beware, if something appears to good to be true, then most likely it is.
A customer who logged into my website sent me two links and a question. One of the links was to a listing she found on my website, the other was to the same property posted on Craig's List for rent.
Her question went like this:
Message: Hi there - can you confirm that this property for sale is also this one posted on craigs list for rent? here is the post. We are just confirming the accuracy of the posting before we rent.
It was late in the evening when her lead came in so I sent her a note with the listing and told her I would call the listing agent in the morning to inquire about the rental.
In the morning I looked up the Craig's List post and saw a ridiculously low rent amount and a very low security deposit request. I called the agent with the listing in front of me and asked, "Is this for rent and is this the correct amount". The listing agent explained, it is a SCAM.
She explained how it works: the scammers find a listing, swipe the photos and post it as a Craig's List rental at a very low rate and modest security deposit. Naturally it attracts a lot of interest and after a couple of emails they send you a very convincing letter and this link:

Just fill out the form and indicate that you want the free credit report. The actual scores on the report aren't important to us; it's more of a formality to have it on file, to make sure you are who you say you are.

I removed the link but it goes to a very official looking website with Equifax, Experian, and TransUnion all prominently displayed. After filling out a registration form and a click to submit it another form asking for, yep, you guessed it, your credit card info and the trap is set.
I have also heard of a variation on this where you mail your security deposit (cashiers check), most often out of the country, to hold this great deal of a rental property. Needless to say that is money you will never see again.
So please people, if you take nothing else away from this remember, if it appears too good to be true, it most likely is.

As we looked at the condos at St. Martin Square Condos in Brentwood TN I couldn't help but agree with my client. These were more than a place to live, these were a "life-style".
St. Martin Square has luxury condos and living at very reasonable prices. All of the units had great design features and wonderful views. The courtyard pool and fountains made everyday life seem like an island vacation.
Even the most basic build features are upscale quality and design. We looked at one, two and three bedroom units, with attached and detached garage parking. If you want to look at these, give me a call, I would love to show them again, and again.

Acording to the "The New Oxford American Dictionary" the 2009 Word of the Year is Unfriend. Now that everybody is on Social Media, FaceBook, Twitter, Linked-In etc. it is a word with which we should be familiar.

Anti Virus Software. I don't know how the rest of you feel, but I feel like I am dealing with the Sopranos when I am ordering my PC Anti-Virus protection.
McAfee came with the trial version on my laptop. I ignored the people that advised against extending the McAfee contract for a year and within a week regretted not listening.
Although I paid, updated and installed the McAfee product, my daily PC tasks were constantly and continually interrupted by McAfee's pop-ups saying that my PC was unprotected and I should extend my contract. To say the least, a virus would have been more welcome that these annoying pop-ups. Especially given the fact that I bought and paid for protection.
After seemingly hours of waiting on the phone with McAfee customer service, because I was "next in the que" and my call "was important to them", I finally gave up and went to their on-line chat support. I asked for a refund, but their refund folks redirected me to their tech-support to resolve the problem. I am not sure how much time I spent with them, but they walked me through several steps and insisted the issue would be resolved.
Weeks later the issue was still there, so I wrote McAfee back and asked for a refund of my money, after all, it is McAfee insisting that my PC is "unprotected" after I paid them and installed their product. Their response was, my "refund period" had expired. Well, it hadn't expired the first time I asked but was redirected to tech support. My reply to them, was please extend me a refund and money to repair whatever viruses I have been infected with while your paid-for product was not protecting me. They bumped it up to their superiors. I am expecting a visit from Tony Soprano, with him at least you get what you pay for.
Currently looking for alternatives, suggestions are welcome.

The data below is the Williamson County Tennessee Home Sales for October 2009 report. The information was compiled by the Williamson County Association of Realtors® via the MLS data and reposted here with the permission of Theresa Wilson. The data and charts represent Williamson county including, home sales in Brentwood TN, Franklin TN, Spring Hill TN and all of the surrounding areas .
There has been an increase in the overall number of sales in the county with prices still remaining down from the past few years. Much of this can be attributed to increased sales at the entry level from First time Buyer's Tax Credit. If you were waiting for the bottom of the market, perhaps you missed it. While there are still many great buys out there as the increased sales trend continues and the market inventory decreases the best buys won't last long.

It is official, The Tennessean reported today that in October sales have climbed to 23% over last year's sales for the same period.. That's the largest increase in 3 years. This is great news for people that need to sell to move.
Great interest rates along with incentives such as First Time Home Buyers Tax Credit. The prices are not where they were a year or two ago, yet, but people are out there buying. Perhaps they are seeing neighborhoods they dreamed of at prices they can now afford, or they are first time buyers that took advantage of the tax credit. Whatever the reason, the news is good and if the Nashville real estate market is moving, can the rest of the economy be far behind?
The GNAR (Greater Nashville Association of Realtors®) also reported that home sales prices on the median house sale in Nashville has remained steady for the past 3 months. Though still down 6% from a year ago.
